Lozells Window Cleaning for Conservation Area Terraces
The front elevation of a Lozells terrace has no garden, no path and no forecourt in front of it. The sill is a step from the kerb and people are walking past it all day. So the work is done from the ground with a water-fed pole, positioned so the hose is not lying across a pavement that somebody has to use with a pushchair. It is also why we like to be on these streets from our 8am start, before Lozells Road and the school run fill everything up.
Lozells and Soho Hill is a designated conservation area, and that has practical weight. Original frontages, brickwork, stone detail and surviving timber sashes should not have ladders resting against them or pressure driven at them. Pure water on a pole handles the whole elevation from the pavement without anything touching the building, which is the correct method here for preservation reasons as much as for safety ones.

Frontages a step from the pavement in a conservation area
This area gives a window cleaner a very particular set of constraints. Frontages sit hard against a busy narrow pavement, so there is nowhere to set a ladder that is not either the public footway or the neighbour’s doorstep. Conservation designation across Lozells and Soho Hill means the original detail on those elevations wants a method that does not touch it. Many terraces have no side entry at all, so the rear elevation is reachable only through the house, which changes the booking entirely. Tenure matters too: in a licensed rental the glass is usually cleaned when the landlord or agent books it.
- Front elevations rising straight off a narrow public pavement, with no forecourt to work from
- Conservation area designation over Lozells and Soho Hill, so nothing rests against original brick or stone detail
- Terraces with no side entry, where the rear elevation can only be reached by going through the house
- Surviving painted timber sashes sitting next to replacement uPVC along the same run of houses
- Landlords and agents buying a one-off clean at a changeover, because no occupant is running a schedule
Pure water on a pole from the footway, frames brushed as it goes
Everything is done from ground level with filtered pure water on a pole, so nothing leans on the brickwork, the sill detail or the brick arch above the door. No detergent goes on the glass and no squeegee on the outside. Frames and sills are brushed by the pole, and on these frontages that is where much of the visible dirt sits: painted cills hold soot and traffic grime off Lozells Road and Soho Hill and keep hold of it. Surviving timber sashes get a lighter pass than the sealed unit three doors along. On the pavement we keep the hose run tight to the wall and we step aside for people instead of expecting them to walk into the road.
- Pure water on a pole from the footway, with no ladder against a conservation area frontage
- Painted timber cills and the head detail above the door brushed clean, where Lozells Road grime collects
- Lower pressure on original sashes than on the replacement units either side of them
- Rear elevations arranged for a day when somebody can let us through, since many of these houses have no side access

Frontages, sashes and what a pole will not reach
We cover the terraced streets between Lozells Road and Villa Road and up towards Soho Hill, for landlords and agents as well as owner-occupiers, and at about twenty-four minutes from Selly Oak a slot within the week is usually possible. On blocks of flats there is a firm limit. A water-fed pole reaches up to three storeys, which covers the low-rise estate blocks, and that is where our communal glazing work stops. Anything taller needs rope access or a cradle and a specialist firm, and we will tell an agent so at the quoting stage.
Light on the front, heavier at the back: counting a Lozells terrace
Price follows the number and type of windows, not the floor area, and a narrow-fronted Lozells terrace is window-light on the front and heavier at the back than people expect. An original multi-pane sash costs more than the identical opening with a modern sealed unit in it, because it has many times the edges and glazing bars, so we price each house on what it actually has. A one-off costs more than a regular visit, since a year of traffic film off Lozells Road needs a second pass to clear. Landlords with several houses on one street can have them all done on the same visit.
Four to six weeks on the main roads, six to eight on quieter streets
Four to six weeks for anything fronting Lozells Road, Villa Road or Soho Hill, where traffic film builds quickly on a main route. Six to eight weeks is plenty on the quieter terraced streets set back from those. On licensed rentals a landlord might realistically settle on two cleans a year, one at a changeover and one in between, and for a property nobody is viewing the rest of the time that is a defensible decision.

Frequently asked questions
Yes, it affects the method. Lozells and Soho Hill is designated, so we work from the ground with a pole and keep ladders off original brickwork, stone detail and painted timber. Leaning a ladder on a soft original sill or driving pressure at old pointing can do lasting damage.
On the pavement, with the pole and the hose kept tight against the wall so the footway stays passable. These frontages give us nothing else to work from. We prefer the first slots of the day on the busier streets for exactly that reason, before Lozells Road and the school traffic build up.
Usually not, unless you give us a key or code, in which case you need not be in. A lot of these terraces have no side entry, so the only route to the rear is through the house. Front elevations need nobody at all.
Yes, up to three storeys, which is what a pole reaches: entrance screens, lobby glazing and the lower floors. Above that a taller building needs rope access or a cradle, which is a specialist trade and not one we are equipped or insured for. We tell a managing agent that up front, before any quote.
Because the glass is a couple of metres from moving traffic with no garden in between. Traffic film is fine airborne soot and oil, and on a frontage this close to the road it lands far faster than it does on the rear elevation. Houses on the main routes through Lozells do better on four to six weeks than on anything quarterly.
