End of Tenancy Cleaning in Aston for Landlords and Providers
Aston turns over constantly, and not on a season. Properties come empty across the whole year, each with a re-let date already in somebody’s system and an inspection standing between the two. The aim is a sign-off at the first visit, because a second visit means another week of an empty property, and the clean is by some distance the cheaper of those two things.
The stock splits in two and the work does as well. Terraces on long private lets come back with years of use in the kitchen and the bathroom, and sometimes belongings left behind. Flats and maisonettes in the council blocks come back a little more predictably, frequently several at once when a provider is turning a run of them. We price both from photographs and invoice whoever holds the property, so nobody has to chase an outgoing tenant.

The items that fail a B6 void inspection
A void clean in B6 is judged by somebody with a checklist and a date, and the same items fail it every time. Oven interiors and door glass first, then the extractor filter, then fridge and freezer seals, then mould in bathroom grout and sealant. In a terrace let for years, the kitchen carries all of that at once. The soft Elan Valley supply means scale barely enters into it, and it means the failures here are grease and mould, which no descaler touches. Rooms and yards need to be empty before we start, because clearance is not a service we offer.
- A fixed re-let date with an inspection in between, so the standard is somebody else’s sign-off rather than your own eye
- Long private lets handing back kitchens with years of grease on the hob surround, canopy and cooker gap
- Mould in bathroom grout and sealant, one of the first things an inspector checks after the oven
- Rooms and rear yards that must be cleared of rubbish and furniture by the owner or a licensed firm before the clean
- Housing providers turning several flats in one block at once, wanting them all done inside the same window
Your void checklist, or the standard inventory list
We clean to your own void checklist where you send one, and to the standard inventory list where you do not. Kitchens are first, since an Aston sign-off turns on that room: inside the oven, the racks, the door glass, hob, hood, filter, appliance seals, the cooker gap, and every cupboard front and interior. The bathroom is worked into the grout and along the sealant, never just passed over with a cloth. Rooms are detailed after that, down to skirtings, frames, switches, sills and drawer interiors. Every finished room is photographed and the set travels with the invoice, which is what an owner who is not attending actually needs.
- Your own void checklist followed wherever you send one, so the standard is the one your inspector uses
- Room by room photographs supplied with the invoice, so an owner or provider can sign off without attending
- Extractor filter, cooker gap and appliance seals included as standard items, never chargeable extras
- Photographs of any room still holding items checked before booking, since we do not offer clearance

Void turnarounds across B6, all year
The work runs across the terraced streets off Witton Road, Aston Lane and Trinity Road, and through the flats and maisonettes on the estates behind them. There is no seasonal peak in Aston: a July week and a February week look much the same. Access is the recurring constraint. Few properties have off-street parking, and if the agent gives us a key or a lockbox code nobody needs to be there, and a Villa Park home fixture takes the surrounding streets out for the day, so we set void dates against the fixture list wherever the re-let allows it.
Why eight years of tenancy can add so much to the work
Size matters less than condition and the difference is stark: a two-bedroom terrace handed back after eight years can take far longer than an identical one after a single year. The oven is the biggest variable and always is, then the number of bathrooms and how deep the mould has gone into the sealant, then whether carpets need hot water extraction. The property needs to be empty of furniture and rubbish before we arrive, since we do not offer clearance. Photographs of the kitchen, the bathroom and any room left full are enough for a fixed price, and we invoice the landlord, the agent or the provider.
Once per tenancy, and how far ahead to book
Once per tenancy, and in Aston that comes round often, because the stock turns quickly. What decides whether you get the date you want is how early you call, since there is no quiet season here. Booking a couple of weeks ahead normally secures the date, since B6 work is grouped on scheduled days. Where a provider is turning several flats in one block, a fortnight’s notice lets us plan them for the same visit.

Frequently asked questions
Yes. We invoice whoever holds the property, work from their checklist, and send the photographs with the invoice so nobody has to attend to approve it. A landlord or agent with several voids across a portfolio can have each one billed the same way.
It needs to go before we arrive, because clearance and waste removal are not services we offer. Send photographs when you ask for a quote so we can see what is left. What we cannot reach we cannot clean, and unreachable areas are precisely what an inspection picks up.
Usually the oven interior and door glass. After that comes the filter in the extractor hood, the rubber seals on the fridge and the freezer, and mould sitting in bathroom grout and sealant. Limescale is not on the list at all. The Elan Valley supply feeding Birmingham is soft, so what fails a property here is grease and mould, and a descaler touches neither.
Yes. One visit to the block and one set of keys lets the flats be worked through one after another. Send the list and the dates and we will quote each flat.
Not if we know. On a home fixture the streets around Villa Park lose parking and access for much of the day, so we would either book the day before or, where the kick-off allows, start at 8am and be finished before the streets fill. What we will not do is accept the date silently and turn up unable to unload.
