End of Tenancy Cleaning for Selly Oak Shared Houses

Selly Oak turns over almost all at once. Joint tenancies on the student terraces run to the end of June or into July, and within a few weeks house after house empties on the same handful of streets. We are based here, so we can be at a property on Tiverton Road or Heeley Road inside ten minutes. A Saturday call about a Monday-morning handover is one we can often answer in person.

The standard that matters is not how clean the house looks to you. It is what an inventory clerk writes down. In a shared house the deposit is normally held jointly, so one neglected oven costs six people money, and the flagged items are always the same: oven interior and door glass, extractor filter, fridge seals, shower grout, the tops of doors. That is the list we work to, and we will clean against your own check-in inventory if you send it.

Twelve months of six people in one small kitchen

A Selly Oak student house has usually run for twelve months with six or seven people cooking in one small rear-extension kitchen and sharing one or two bathrooms, and it is handed back on a fixed date to an agent who checks it against an inventory taken when the house was empty and freshly cleaned. That gap is the entire job. Grease behind and beside the cooker, an extractor filter nobody has ever removed, mould in the shower sealant and a film on the inside of the oven door are the standard findings on this stock. Add joint liability, where every tenant loses if one room fails, and the pressure to get it right is higher than on any single-let flat.

  • Joint tenancies where one flagged oven or bathroom costs all six tenants a slice of the same deposit
  • Twelve months of shared-kitchen use, checked against an inventory taken on an empty, freshly cleaned house
  • Fixed handover dates compressed into a few weeks between late June and the end of August
  • Housemates leaving on different days, so the property is rarely fully empty when it needs cleaning
  • Agents and landlords in B29 turning a house round for new tenants within a matter of days

Inventory in hand, kitchen first on a shared house

We clean against your check-in inventory where you have one, and against the standard clerk’s checklist where you do not. Kitchen first, because that is where B29 deposits are lost: oven interior, racks and door glass, hob, extractor hood and filter, the gap beside the cooker, every cupboard inside and out, fridge and freezer including the seals. Bathrooms go back to the grout and sealant. Then every room is detailed: skirtings, door frames, switches, sills, wardrobe and drawer interiors. We photograph each room as we finish, which matters when six people are relying on one disputed check-out report.

  • Cleaned against the property’s actual check-in inventory whenever you can send it to us
  • Room-by-room photographs on completion, useful when six tenants share liability for one deposit
  • Extractor filter and the gap beside the cooker treated as standard items, not chargeable extras
  • Saturday slots from 9am through the changeover weeks, when B29 handovers bunch up

More detail on the equipment and the order of work: how we do end of tenancy cleaning, step by step.

Changeover season on the Selly Oak terraces

The university calendar sets the diary here, not the weather. From late June to the end of August the work centres on the Bournbrook streets between the Bristol Road and Dawlish Road, often two or three houses on one road. Slots for the last week of June and the first fortnight of July fill first, and that window has a hard limit. Outside the summer there is a steadier flow: postgraduate and hospital lets around Bournbrook and Selly Park that end mid-year, and the flats near Battery Retail Park, which turn over on their own schedule.

Condition over bedroom count on a Heeley Road house

Bedroom count matters, but condition matters more. A six-bedroom house on Heeley Road that has been reasonably kept can price below a four-bedroom one that has not been cleaned since freshers week. The oven is the single biggest variable. After that it is the number of bathrooms, how deep the mould has gone into the sealant, whether your agreement requires hot-water carpet extraction, and whether the house still has furniture and belongings in it. That last one is the common Selly Oak complication, because housemates leave on different days. Photos of the kitchen and bathrooms are enough for us to give you a fixed price.

Booking early for the June to August changeover

Once per tenancy, but the booking date decides whether you get a slot at all. For a Selly Oak house ending in late June or July, book several weeks ahead: the whole area changes over at once and there is no elasticity in that fortnight. Mid-year lets around Selly Park and Bournbrook are far easier, and a week of notice is usually enough.

Frequently asked questions

Several weeks if you can. Late June and the first half of July are the tightest fortnight in the B29 calendar, because every joint tenancy on the terraces expires at roughly the same moment. Once you have a confirmed handover date, that is the point to call, not the week before.

We clean what we can reach and we tell you what we could not. Anything behind boxes, furniture or bin bags cannot be cleaned, and unreachable areas are precisely what gets flagged on a check-out. It is worth chasing housemates to clear rooms before we arrive, because it is cheaper than losing part of the deposit for it.

Only if the agreement says so, so check it, because a lot of Selly Oak student contracts do. If yours does, we quote hot-water extraction separately from the clean and provide a receipt naming the property and date, which is what agents ask for. If it does not, you may not need it, and you hear that at the quote.

Yes. We can work from the agent’s own checklist and bill them directly, so the tenants are not out of pocket and then chasing a reimbursement.

Oven interior and door glass first, by a distance. Then extractor filter, fridge and freezer seals, mould in shower grout and sealant, and the tops of doors and skirtings. Notably not limescale: Birmingham is on soft Elan Valley water, so deposits here are lost to grease and mould rather than scale.
