Oldbury Deep Cleaning for Brandhall Semis and Rood End Terraces

A deep clean in Oldbury deals with what builds up indoors: grease, soap scum, mould in grout and sealant, and scale, because Sandwell is on South Staffs water, not Birmingham’s Elan Valley supply, and the water here is hard. It covers every room, from the oven and the hood filter to the bathroom grout and the skirting boards, in one visit.

The postcode split still changes the job. In B68, a Brandhall or Warley semi gives us a 1930s layout with a bay, a rear extension and very often a conservatory opening off the kitchen, which adds glazing bars and an old external wall that is now an internal one. In B69, the Rood End terraces bring narrow galley kitchens, and the 1960s blocks and the newer infill bring small mechanically extracted bathrooms.

Sealed-up rooms, galley kitchens and hard water in the bathroom

Two things drive deep cleaning enquiries here. The first is ventilation. Plenty of houses here have been sealed up with modern double glazing and have little working extraction, and a house that is rarely aired holds everything that cooking and bathing put into it. Grout and sealant then grow mould faster than they would in a room that dries out between uses. The second is kitchens. A 1930s semi extended in the 1980s, or a terrace with a galley run under a recirculating hood, ends up with a greasy film across the wall units, the hood housing and the filter that no weekly wipe touches.

  • Sealed modern windows and weak extraction, so bathing and cooking moisture never leaves the house
  • Mould in grout and sealant plus scale on taps and glass, because Sandwell is on hard South Staffs water
  • Recirculating cooker hoods in the terraced galley kitchens, where the filter is usually original to the kitchen
  • The kitchen to conservatory junction on a Brandhall semi, an old outside wall that nobody has treated as an inside one since
  • Fine grey dust on internal window boards and trickle vents on the elevations facing busy roads

Degreasing downward, then a separate descaler for the scale

We work top down and dry before anything wet, which on a 1930s semi means bay reveals, deep window boards and a boxed staircase in place of the picture rails of an older house. Kitchens are degreased in order: hood housing, filter, hob, oven interior, then the wall units above the run, because grease falls and cleaning the same surface twice is wasted time. Grout and sealant get a product left to dwell, with no hard scrubbing. Taps, screens and shower heads then get a separate descaler, because on hard South Staffs water the scale sits underneath the soap scum.

  • Dry work first across bay reveals, window boards and the boxed staircase, before a drop of water is introduced
  • The kitchen degreased downward from the hood and filter, so nothing lands back onto a surface already finished
  • Dwell time on grout and sealant for the mould, then a separate descaler for the scale that hard water leaves on taps and screens
  • Internal glazing on a conservatory link cleaned as part of the kitchen, not left for a window clean

More detail on the equipment and the order of work: our deep cleaning method.

Two kinds of deep clean, one pair of postcodes

In B68 a deep clean usually means a Brandhall or Warley semi, reset before family arrive or straight after purchase from an owner who had lived there since the 1970s. Those are full day jobs with an oven that has earned the attention. In B69 the property is more likely to be a Rood End or Langley terrace, or a flat in one of the 1960s blocks, and the work is tighter and quicker, often prompted by a landlord or a move. Oldbury is a Sandwell town, not a Birmingham suburb, about twenty-five minutes from our Selly Oak base, so we work it on set days.

The oven and a conservatory off the kitchen move an Oldbury quote

Condition sets the price more than bedroom count does, and in Oldbury the oven moves the number more than anything else. A 1930s semi with a rear extension has more floor area than its frontage suggests, and if a conservatory opens off the kitchen that is another glazed room to include or leave out, so we ask before assuming anything. Terraces at Rood End are smaller and cheaper, though a galley kitchen with an original hood filter can take as long as a much larger room. After that it is the number of bathrooms, how far mould has travelled into the sealant, and whether carpets are extracted the same day. Photographs on WhatsApp get you a fixed figure.

Once or twice a year, depending on how well the house airs

Once or twice a year suits most households here, alongside whatever regular cleaning you already have. We would lean towards twice for houses that are hard to air, with small windows or a weak extractor fan, because grout mould returns sooner in a property that cannot dry itself out. A terrace or flat changing hands generally needs one deep clean at the changeover and nothing further until the next one.

Frequently asked questions

Only lightly, and in particular places: internal window boards, trickle vents and the top edge of a sill on an elevation facing a busy road. It wipes off. We mention it because people assume the whole interior is affected, when the real indoor problems are grease, grout mould and scale.

Yes. Sandwell is supplied by South Staffs Water, and the water across B68 and B69 is hard, so scale builds on taps, kettles, shower heads and glass. Soap scum and mould sit over the top of it in the grout, and descaler does nothing useful to either of those. A bathroom here takes more than one product and some patience.

The inside of it, yes, quoted as an extra room because that is what it is. The roof panels and the outside of the glazing bars are a separate soft wash job, and on a Brandhall semi that is often the part most in need of attention.

Generally a full day, and longer where the kitchen has been extended and the oven has not been touched in years. A Rood End terrace of two or three bedrooms is more often five to seven hours. We give you the time alongside the fixed price, so it is never left open ended.

As early as you can. Oldbury is covered on scheduled days, so booking ahead is what secures the date, and gives you the widest choice of days. Send photographs of the kitchen and bathrooms so the day is planned properly before we arrive, with no surprises on the doorstep.
