Oldbury End of Tenancy Cleaning for Rood End Terraces and Flats
Oldbury’s changeover work sits mostly in B69: Victorian terraces at Rood End and Langley let by small landlords, the 1960s social housing stock, and the modern infill flats put up on reclaimed chemical and foundry land, which tend to be let, not bought. In B68 the Brandhall and Warley semis are let less often, and when one is, it gets exactly the same inventory-standard clean.
Demand is steady through the year as well. Oldbury is a Sandwell town with no student quarter, so there is no June to August wave, and handovers are straightforward to book ahead on the scheduled Oldbury days. The standard does not shift with the property. We clean to the checklist an inventory clerk actually works from, because that is what a deposit is judged against, not how clean the place feels on the day.

Galley-kitchen cookers, extension bathrooms and 1960s carpet
The failure points differ by stock. A Rood End terrace usually has a galley kitchen with a freestanding cooker, and the oven is what a clerk checks first. It often has a bathroom in a rear extension too, with a small window and an extractor that never worked, so the grout and sealant carry mould that the outgoing tenant has wiped over without removing. The 1960s flats are more uniform but bring fitted carpet through the whole property and a communal entry hallway. The newer infill lets are quicker, though their internal uPVC reveals and sills show every mark under a clerk’s torch.
- Freestanding cookers in the Rood End and Langley terraces, where the oven decides most of the deposit
- Rear extension bathrooms with weak extraction, so the mould has grown into the grout and sealant instead of sitting on it
- Fitted carpet throughout the 1960s flats, often carried over from the previous two tenancies
- Internal uPVC reveals and sills in the newer infill lets, which photograph badly whenever they are skipped
- Small landlords with one or two terraces who need the property turned round within days
Inventory first, then descaling that hard water makes necessary
We clean against your check-in inventory where you have one and against the standard clerk checklist where you do not. The kitchen goes first because that is where deposits are lost: oven interior, racks, door glass, hob, hood and filter, then every cupboard inside and out, then the fridge and freezer seals. Bathrooms follow, with grout and sealant given a product and time to work, not a hard scrub, and taps, screens and shower heads descaled separately, since the water here is hard. Rooms are detailed, floors go last, and carpet extraction is quoted on its own because not every agreement calls for it.
- Cleaned against the check-in inventory itself wherever the landlord or the tenant can send it over
- Oven, hob, hood and filter included as standard, never itemised afterwards as an extra
- Grout and sealant given dwell time for the mould, and scale taken off taps and glass separately, since Sandwell is on hard water
- Hot water carpet extraction priced separately, so you pay for it only where the tenancy requires it

Where Oldbury changeovers happen
The lets are concentrated in B69: terraces around Rood End and Langley Green, the 1960s blocks and maisonettes, and the newer flats on the reclaimed sites near the motorway. A B68 changeover is less common, typically a Brandhall semi let for a period while a family sorts out an estate. Handovers here are spread across the calendar instead of piled into August, and booking ahead secures a slot on a scheduled day. We are roughly twenty-five minutes away and will work to a fixed handover time within our published hours.
A hard-used cooker can outweigh a bigger, tidier flat
Size and condition set it, and the oven is the biggest single swing. A two-bedroom terrace at Rood End with a cooker used hard for three years can cost more than a larger flat that was looked after. After the oven come the number of bathrooms, how far mould has gone into the sealant, whether the carpets need extraction, and whether belongings are still in the property, since anything we cannot reach is precisely what gets flagged. Send photographs of the kitchen and the bathroom and we will give you a fixed figure, never an hourly rate that drifts on the day.
Once per tenancy, booked ahead on the scheduled Oldbury days
Once per tenancy, and nothing in Oldbury turns over all at the same moment. Oldbury is covered on scheduled days, so book as soon as the handover date is fixed, for a weekday or a Saturday. Landlords with several terraces in B69 can book us for the day the keys come back, which is by far the cleanest way to run it.
First time customer. Excellent service and great job. Will definitely be using them again in the future.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.
Nice man great at what he does

Frequently asked questions
Yes, to the same inventory standard. B68 is mostly owner-occupied 1930s semis, so lets there are less common than in B69, but a let Brandhall or Warley semi gets exactly the same check-out clean, with the bay, the extension kitchen and any conservatory interior in the scope.
Yes. We can invoice the landlord or the agent, clean from their own checklist, and give written confirmation of what was carried out, including carpet extraction where that formed part of the job. For a landlord with a couple of Rood End terraces, dealing with us directly saves chasing the outgoing tenant.
Usually yes, and we would rather show you than promise. Where mould sits on the face of the grout and sealant it lifts completely. Where it has grown through old silicone it lightens but will not disappear, and at that point it is a replacement job for the landlord, not a cleaning failure.
Often, yes. Check the agreement, since a great many require it in writing. In the 1960s flats we would usually recommend it regardless, because those carpets have frequently carried two tenancies. Extraction is quoted as its own item, and we can put in writing that it was done.
As soon as the handover date is fixed. Oldbury is covered on scheduled days, so booking ahead is what secures the slot. With no summer bottleneck in the town, a July handover is no harder to place than a February one.
