Oldbury Conservatory Cleaning for Grey Brandhall and Warley Roofs

If one service belongs to Oldbury it is this one. Brandhall and Warley carry a lot of conservatories, added onto the back of 1930s bay-fronted semis through the 1990s and 2000s and now twenty to thirty years old. The usual complaint is easy to predict: the roof has gone dull and grey and no amount of hosing changes it.

That greying is the local part. Elsewhere a conservatory roof goes green with algae under trees. Here traffic film and fine dust from the motorway and main roads settle on polycarbonate and glass and work into weathered plastic, so the panel loses its clarity evenly across the whole roof, with no patches of growth. Both can be present at once. They need different handling, which is why we look before quoting. B69 has far fewer conservatories, so most of this work sits in B68.

A grey road film as well as green algae

That film is the reason a domestic hosepipe achieves little here. It is fine, it keys into weathered plastic, and rinse water passes straight over the top of it. The glazing bars and frames go the same way as the window frames on the front of the house, which is why cleaning only the panels leaves the room looking half finished from the garden. Then there is the gutter. A conservatory run sits lower than the house guttering, takes the discharge of an entire roof into a small channel and overflows by the back door, and on a Brandhall semi it fills long before anything upstairs does.

  • Polycarbonate and glass dulling evenly from road film worked into the surface, with no patches of green to explain it
  • Glazing bars, frames and finials greying at the same rate as the uPVC on the front elevation
  • Roofs added through the 1990s and 2000s across Brandhall and Warley, a great many never cleaned since
  • The low conservatory gutter, which overflows onto the back door before the house run shows anything at all
  • Condensation staining on the inside face of the panels where the room goes unheated through winter

A detergent step with dwell time, worked from the ground

Soft washing throughout at low pressure, on polycarbonate and glass alike. A detergent step goes on and is given time to release the bonded film, then it is rinsed off with pure water so it dries without spotting. Pressure is the wrong tool here: it scratches polycarbonate, forces water past ageing seals and can crack older glazing bars, and none of that is repairable by cleaning afterwards. Everything is worked from the ground with poles, so nobody stands on the roof. Frames, bars and finials are cleaned as part of the job, and the conservatory gutter is cleared and flushed. The inside face of the panels, where condensation stains an unheated room, can be cleaned too on request.

  • A detergent step with dwell time, because the film is bonded into the surface rather than resting on it
  • Worked from the ground with poles, with nobody standing on a twenty-five-year-old roof
  • Frames, glazing bars and finials cleaned alongside the panels and included in the price
  • The conservatory gutter cleared and flushed as standard, since it is the part that overflows first

More detail on the equipment and the order of work: our conservatory cleaning method.

Where Oldbury’s conservatories are

Oldbury’s conservatories are concentrated in B68, on the semis around Brandhall and Warley and out towards the Wolverhampton Road, where a conservatory is the standard rear addition. Spring is the season, so the room is light and usable through the summer, and the conservatory gutter is cleared on the same visit. B69 has some, mainly on the newer infill housing, but the terraces at Rood End and Langley largely do not have them. Oldbury is in Sandwell and we work it on scheduled days, roughly twenty-five minutes from Selly Oak.

Years of greying and the passes a roof really needs

What sets the figure is the size, the roof material and how long it has gone uncleaned. A conservatory cleaned every year is a short job. One that has been quietly greying since it was built may need two applications of detergent to bring the panels back, so we ask for photographs and quote for the passes it really needs, instead of making one and leaving you underwhelmed. On the older polycarbonate roofs, any yellowing is UV degradation of the panel material itself, not a film sitting on top of it, so it stays once the grey has come off.

Every year in Brandhall and Warley

Annually for anything in Brandhall or Warley, which is most conservatories in the town, because the road film builds steadily and a roof left two or three years needs the heavier treatment, not the routine one. Twice a year is only worth it where the conservatory also sits under a tree and picks up sap on top of the film. The gutter benefits from the shorter interval regardless, since it overflows well before the roof begins to look bad.

Frequently asked questions

Yes, and it changes how we clean it. Green is algae, which is biological and lifts with the right solution. An even grey across the whole roof is road film from the motorway and main roads, which works into the plastic and needs a detergent step and dwell time. Plenty of Brandhall roofs have both, and we treat them in that order.

No, never. We work from the ground with poles. A twenty-five-year-old polycarbonate roof is not a working platform, and standing on the glazing bars is how panels slip and seals begin letting water through. It also means we are not resting a ladder against the frame.

Yes, and usually in fewer passes. On glass the film cannot key into a weathered surface the way it does on old polycarbonate, so the detergent step releases it quickly and the pure water rinse leaves the roof clear. The glazing bars and finials take the same time either way.

Yes, both, as part of the job. The bars and frames grey at the same rate as the uPVC on the front of the house, so panels alone would look odd from the garden. The gutter sits below the house run, blocks first and overflows over the back door, so leaving it out would be half a job.

Once a year for anything in Brandhall or Warley. The road film builds steadily rather than seasonally, so a roof left three years takes the heavier treatment and sometimes two passes. A conservatory well away from the motorway and the main roads can often go every couple of years.
