Tipton Conservatory Cleaning for Canal-Damp Roofs

Conservatories in Tipton are a product of when the town was built and rebuilt. Tipton’s conservatories sit on the post-war housing, the private estates on former colliery land and a great many ex-council houses bought through right to buy, where a rear conservatory went up through the 1990s and 2000s. Most of those roofs are now twenty to thirty years old and a good many have never been cleaned.

What makes them go green quicker than average is the water. On a property near the BCN Old Main Line the air behind the house stays humid, and a low-pitched polycarbonate roof holds moisture in exactly the way algae wants. The canal-facing and north-facing slope always greens first, which is why you often get one half of a roof looking passable and the other half looking abandoned. Tipton is in Sandwell and about thirty minutes from our Selly Oak base, so we run DY4 conservatories on scheduled days.

Damp canal air and the slope that greens first

Damp rear air is the whole story. A conservatory sitting behind a house within a street of the cut never dries out properly between rain, so algae establishes on the roof panels and in the glazing bar channels, and rain does not shift it. Because so many of these are polycarbonate, the growth also gets into the flutes at the panel ends where it is very visible from inside. The conservatory gutter is the next problem, sitting lower than the house run and filling with the same moss and grit off the main roof, and when it overflows it runs straight down the frame and onto the wall behind, which is already the damp elevation.

  • Canal-facing and north-facing roof slopes greening first, so half the roof looks worse than the other
  • Polycarbonate flutes and glazing bar channels holding growth that is obvious from inside the room
  • 1990s and 2000s rear conservatories on ex-council and estate houses, many never cleaned in twenty years
  • Conservatory guttering filling before the house run and overflowing onto an already damp rear wall
  • Seals and glazing bars that have gone brittle with age, which pressure washing would finish off

Low-pressure soft wash, with dwell time doing the work

Soft wash at low pressure throughout, on polycarbonate and glass alike. The solution goes on, gets the time it needs to break down the algae, then is rinsed off with pure water, which matters here because Tipton’s hard South Staffs tap water would leave spots on the panels. Pressure has no place on this job: it scratches polycarbonate, forces water past seals that are already twenty years old, cracks brittle glazing bars, and on a rendered rear elevation it drives water into the wall where the frame meets it. Frames, glazing bars and seals are cleaned by hand, and the conservatory gutter is cleared and flushed as part of the price.

  • Low-pressure soft wash on polycarbonate and glass, letting dwell time do the work
  • Nothing pressurised where the frame meets rendered or pebbledashed wall, since that is how a clean becomes a damp problem
  • Frames, glazing bars and seals cleaned by hand, with anything perished reported not patched
  • Conservatory gutter cleared and flushed as standard, because it fills before the house run does

More detail on the equipment and the order of work: our conservatory cleaning method.

Where the DY4 conservatories are

Spread right across the town: rear conservatories on the ex-council houses at Tibbington, Ocker Hill, Princes End and Toll End, and a larger share again on the newer private estates built over the old colliery ground. The ones nearest the canal and the cuts running off it are consistently the greenest and take the longest. Spring is the season, so the room is usable and light for the summer, and pairing it with a gutter clear on the same visit makes sense.

Lean-to or larger estate conservatory, and how long it was left

Size, roof material and how long it has been left set the price. A lean-to on an estate house that gets done every couple of years is quick and inexpensive. A larger conservatory near the water that has been green for eight years may need two applications of solution, and we would rather see photographs than guess and then revise it on the day. One limitation belongs in the quote: polycarbonate that has yellowed will stay yellow, because that is UV degradation of the panel itself and not dirt. The green comes off completely, the yellow does not, and we will tell you which one you are looking at.

Once a year, twice close to the cut

Once a year for most DY4 conservatories, and twice for anything sitting close to the cut where the rear air never dries. Spring is the obvious slot for the main clean, since that is when you want the light back for the summer. The conservatory gutter is worth doing on the shorter interval regardless of the roof, because it fills and overflows onto the rear wall well before the panels start looking bad, and that overflow is what keeps the wall behind it green.

Frequently asked questions

Aspect and water. The canal-facing and north-facing slope holds moisture for far longer, and near the cut the air behind the house stays humid anyway. The sunnier slope dries between showers and stays reasonably clear. It is the same split you see between the back and front of the house itself.

The green, completely. On the rear lean-tos here the yellow usually sits on the sunny slope and the green on the side facing the water, and the yellow is UV damage to the panel material that no cleaning touches, so we point out which panels are which before you pay. The room will be far lighter once the algae is off, but only new panels change the yellow.

Yes, and it is precisely why we use it there. High pressure at the junction where a conservatory frame meets a rendered or pebbledashed wall forces water in behind the coating, and on Tipton housing that is a real risk. Low pressure lifts the algae chemically and rinses off.

Yes, as standard rather than as an extra. It sits lower than the house run and fills first, and when it overflows it goes straight down the frame onto a rear wall that is already damp near the water. Cleaning the roof and leaving that gutter would only be half the job.

Yes, almost always, and the difference is dramatic. Years of algae comes off with soft washing and the light comes back into a room a lot of households had effectively stopped using. Where it has been left that long we may quote two applications, and we tell you that upfront.
