Stirchley Check-Out Cleans, Pershore Road Lets to New Blocks
Stirchley turns over steadily all year, with no single summer burst. Many of the Victorian terraces are let, and those tenancies end in every month of the calendar, so there is no single week when the whole area changes hands. That has a practical upside: a Stirchley check-out slot inside the week is usually possible, and often sooner, because demand here is not stacked against one date.
The second stream is the new-build flats, and the direction of travel is different. There a move-in clean matters as much as a move-out one, because people taking a flat on a redeveloped plot often want it done properly before anything of theirs goes into it, whether the last occupant was a tenant or a plasterer. Same checklist either way, different reason for booking it.

Rear-addition kitchens and new-build finishes at check-out
The two stock types fail a check-out in different places. A rented terrace loses deposits on the kitchen in the rear addition, because that is where an old freestanding cooker, a recirculating hood and a filter nobody has ever taken out all sit together, and on the bathroom grout above it. It also has a narrow straight staircase with fitted carpet taking every trip in the house. A new-build flat is a cleaner proposition structurally but is judged more harshly, since the inventory was written when the finish was brand new, so cooker hobs, shower screens, skirtings and the inside of white gloss units are all measured against that baseline.
- Rented terraces changing hands in every month of the year, so slots are easier to get
- Rear addition kitchens with older freestanding cookers and recirculating hood filters that go untouched for years
- Bathroom grout and sealant stacked above that kitchen in the dampest part of the house
- Straight narrow staircases carpeted through, absorbing every journey between the two floors
- New-build flats judged against an as-new check-in inventory, where every skirting and screen is compared to the original finish
The check-in inventory as our Stirchley worklist
Where the check-in paperwork exists, send it over and that document becomes our worklist. Where it does not, we use the schedule clerks work to as standard. In a terrace the rear addition swallows most of the day, beginning with the cooker: interior, shelves, door glass, hob, hood and the filter above it, then cupboard carcasses and fronts. A flat shifts the weight onto finish, so gloss doors, shower screens, chrome, skirtings and window reveals get the slow pass. Carpets and floors close the job, with extraction priced separately when your agreement asks for it.
- Your own check-in paperwork used as the worklist whenever you can forward it to us
- Rear addition kitchen prioritised in a terrace, including the hood filter that is almost never done
- Gloss unit fronts, screens and chrome given the detailed pass in a flat, since the baseline is an as-new finish
- Hot water carpet extraction quoted separately, because not every Stirchley tenancy requires it

Where the changeovers happen here
Most of the rented stock is on the terraced streets running off the Pershore Road and down towards the canal, where tenants, landlords and local agents all book changeover cleans. The newer blocks add move-in cleaning alongside move-out. Because these are small properties, most Stirchley check-outs are half-day jobs, and being seven minutes away we can take a late cancellation or a next-morning booking without it disrupting anything else. Keys can be collected from and returned to an agent on the high street.
The neglected cooker that breaks the Stirchley price pattern
Small properties keep Stirchley prices low: a two up two down is generally a half day and a one or two bedroom flat much the same. What breaks that pattern is a cooker nobody has touched since the tenancy began, and in a long-let terrace that is common enough to be the first thing we ask about. Behind it come the hood filter, how far mould has grown through the bathroom sealant, and whether the staircase carpet needs extracting. Clearing out anything left behind is not a service we offer, so the price assumes an empty property. A few pictures of the kitchen are enough for us to commit to a figure.
Getting a Stirchley check-out date near the month end
You need this once, at the end of the term, and getting a date here is straightforward. Local agreements finish in every month of the calendar, so seven days of warning is usually ample and short notice is often workable. The one pinch point is the last few days of any month, when a lot of these tenancies happen to expire together. For a move-in clean in the new blocks, aim for the day before the removal van.
Charles was great. He was very professional and did a great job.

Frequently asked questions
Yes, and in the new Stirchley developments they make a lot of sense. People want the flat done before their own things go into it, which is much easier for everyone than cleaning around furniture afterwards. The best slot is the day before your delivery, so book it as soon as you have a completion or move date.
A few days is generally plenty and sometimes less. Changeovers on these streets happen right through the calendar, so there is usually room. We are also seven minutes away, which makes a next-morning job easy to fit.
The kitchen in the rear addition, without much competition. An older freestanding cooker, a hob, and a recirculating hood filter that has never been removed will cost a deposit faster than anything else in the property. After that it is the bathroom grout directly above it, and the carpet on the staircase.
Yes, invoicing a landlord or an agent directly is straightforward. We can also collect and return keys from a high street office instead of needing to meet you, which matters when your move-out day is already busy enough.
Ideally yes, because anything we cannot reach is the exact thing a clerk photographs. In a two up two down there is nowhere to shift a wardrobe to, so an empty house makes a real difference to the result. If a housemate is leaving later we can work around it, but we will list what is left uncleaned.
