Conservatory Cleaning in Marston Green, Roof and Gutter Included

A conservatory roof is the only large surface on your house facing the sky. Vertical glass sheds a fair amount of what lands on it as rain runs down the pane. A shallow pitch holds onto it. That difference is easy to see on a B37 conservatory: the side glazing still looks passable while the roof above it has gone flat and grey.

There are plenty of conservatories here to demonstrate it. Rear additions went up right across this stock through the nineties and the two thousands, on houses with the garden depth to take them, and most have now been standing a quarter of a century. Add the algae any shaded roof grows and the sap off the mature trees these larger gardens carry, and the layer on the panel has three ingredients.

Grime settling flat, algae beneath it and sap baked on top

Three things load a roof here and they arrive on top of one another. Ordinary airborne grime and road dust settle on the shallow pitch and stay there. Algae then grows in the damp beneath it, worst on the north side and in the shade of a garden tree. Sap and leaf tannin bake over both of them through summer. What you end up with is a film that has bonded, and it will not shift under the volume of water that clears a window. Below all that, the conservatory gutter is filling with leaf, and once it tips over the edge the water tracks down the frame and the glazing bars.

  • A shallow roof pitch that holds settled grime where upright glass would shed it
  • Algae growing in the damp beneath that layer, worst on north-facing panels and under a garden tree
  • Sap and leaf tannin from the garden baking over the top through summer, so the film bonds instead of rinsing
  • Rear additions from the nineties and two thousands, a great many now standing a quarter of a century
  • A conservatory gutter filling with leaf and tipping its overflow down the frame

Dwell time to break a bonded film, then a pure water rinse

Low pressure only, on polycarbonate and glass alike. Solution is laid onto the panels and given the time it needs to weaken the bond between deposit, the algae beneath it and the sap above, then everything is carried away on a pure water rinse that leaves no spotting behind. Put a jet on the same roof and you scratch polycarbonate, push water past seals two decades old and split a tired glazing bar, none of which is worth the few minutes saved. Hand work follows on the frames, the bars and the finials, the gutter is emptied and run through, and a perished seal is reported to you, never quietly covered over.

  • Solution given genuine dwell time, since a bonded film wants chemistry more than force
  • A pure water rinse across roof and side glazing, so nothing needs towelling afterwards
  • Hand work on frames, glazing bars and finials, plus a photograph of any seal that has perished
  • That low gutter emptied and proved within the same price, never held over for a second trip

Why a B37 roof wants cleaning every year

In Marston Green an annual clean suits most conservatory roofs, because the larger gardens here carry mature trees and the roofs sit in their shade. Marston Green is booked ahead onto set days, covering the station through Land Lane and Alcott Lane towards Bickenhill, and the roof can go on the same day as a window clean, since the pole and the filtered water are already on site.

Roof area, glazing and years of neglect in a B37 quote

Price follows roof area, the glazing material and the length of neglect. A lean-to done last spring is a short visit. Half a morning and two applications is nearer the mark for a full-width conservatory on a detached house nobody has been near in five or six years, so send photographs instead of describing it. Grey film and green algae leave entirely; any yellowing in a nineties polycarbonate sheet is in the plastic itself and stays. Photographs of the roof from an upstairs window are enough for a first price.

Once a year here, twice under a tree that drops sap

Once a year suits most B37 conservatories, with the visit in spring once the winter algae is visible. A roof cleaned each year stays a light job, while one left three years usually needs two applications of solution. Twice a year earns its keep where a garden tree hangs directly over the glass and drops sap on top of everything else. The gutter underneath is happier on the tighter interval either way.

Frequently asked questions

Because of its angle. What settles on a shallow pitch stays put, while vertical glazing sheds much of it every time it rains. Add algae in the damp underneath and sap from the garden trees, and the roof goes grey while the side glass can still look reasonable.

Once a year for most, usually in spring. Under a tree that drops sap, twice a year keeps it a light job; in an open garden with no overhanging branches, every second year can be enough. Look at the roof and the side glazing the same afternoon, and if the roof is clearly greyer, it is due.

The grey is settled grime bonded with algae, and that comes away completely with dwell time and a pure water rinse; the roof will look far better for it. Yellowing is different. After twenty-odd years of ultraviolet some polycarbonate has changed colour right through the sheet, and nothing applied to the surface undoes that. Once the film is off we show you which panels, if any, have yellowed, and new sheets are the only remedy for those.

Yes, it comes with the roof. That gutter sits low and generally under a branch, so in these gardens it fills ahead of the main house run, and once it tips the water tracks down the frame and across panels we have only just finished. Doing one without the other makes very little sense.

On request, priced separately, because it calls for interior access equipment and somebody at home to open up. On a conservatory nobody has ever cleaned from inside it is worth asking about, since dust and cobweb gather up in the ridge well out of reach of a step ladder.
