Marston Green Deep Cleaning for Settled B37 Family Houses

A deep clean in Marston Green is a full day inside a twentieth-century semi or detached house, working through the kitchen, the bathrooms and every room between. Inside a B37 home the picture is ordinary and domestic: it is driven by cooking, bathing and how long the household has lived there, which around here is often a long time.

That length of tenure is what shapes the job. Marston Green is settled owner-occupier stock, so we are rarely resetting a property after a year of hard use. We are more often working through twenty or thirty years of careful, gradual accumulation in a house that has never stood empty: cupboard interiors, extractor filters, and the grout in a bathroom fitted in the nineties and used every day since.

Recirculating hoods, weak bathroom fans and long ownership

Two things do most of the damage in these houses. The first is the kitchen. A gas hob under a recirculating hood in a room with the door shut leaves a fine grease film on every wall cabinet within reach of it. The second is the bathroom, where the deposit on the enclosure is mostly soap scum and the black speckling along the grout lines is mould fed by a fan too weak for a family shower. Neither responds to a routine wipe round, because both need chemistry and time more than effort.

  • Kitchens where a recirculating hood moves grease around the room instead of out of it, so the film lands on wall units and ceiling
  • Grout and sealant holding mould from a bathroom fan too weak for a family shower
  • Long-tenure houses where cupboard carcasses, loft hatches and the backs of appliances have never been part of anyone’s weekly routine
  • Garages and utility rooms running as second kitchens or laundries, which a normal visit rarely includes
  • Rear conservatories used as everyday rooms, so their internal glass and frames need doing with the house

Dust off the wide flat tops, then the kitchen, then the grout

We work dry and downward before anything wet is opened, because the horizontal surfaces in a post-war semi are wide and flat: picture rails are rare on this stock, but the tops of wall units, wardrobes and the boxing over pipework carry years of dust. The kitchen degrease follows: oven, hob, hood and filter, then every cupboard carcass inside and out. Grout and sealant are given dwell time with a mould treatment and are not scrubbed, since scrubbing spreads spores and polishes the surface without killing what is under it. Floors go last.

  • Dry work first over wall unit tops, wardrobes and pipe boxing, so dislodged dust lands on floors we have not cleaned yet
  • Extractor hood and filter degreased as standard, which on a recirculating hood is the most neglected item in the house
  • Mould treatment left to dwell in grout and sealant instead of being scrubbed, with any scale on taps and screens treated separately
  • Internal conservatory glass, frames and floor included wherever that room is in daily use

When a B37 house needs a full reset

Three situations call for it in a village like this. A house near the station or off Land Lane is changing hands after decades with one family, and either the sellers or the buyers want it reset. A parent is moving out and the family is preparing the property. Or a settled household wants everything done properly before a wedding, a christening or Christmas. A deep clean takes most of a day, so it needs a clear date, and Marston Green is about thirty-two minutes from Selly Oak, with bookings here grouped on set days.

Years since the last proper clean, and what is in the cupboards

Condition and contents set the price more than bedroom count does. The B37 stock is straightforward geometrically, square rooms, standard ceiling heights and no awkward period joinery, so what moves the number is how long it has been since the last proper clean and how much is still in the cupboards. A house being cleared after a long tenure takes considerably longer than the same house cleaned every spring. Nothing swings an estimate like the oven, and this village is no exception. Then it is how many bathrooms there are, how far mould has crept into ageing sealant, whether a converted garage or a conservatory joins the list, and whether carpets are being extracted that day.

A spring reset, or twice a year with a lived-in conservatory

Once a year suits most Marston Green households, usually in spring, with a regular fortnightly visit carrying the property between times. Twice a year makes sense where a conservatory is lived in year round or a converted garage doubles as a laundry, because both add rooms a weekly routine tends to lose to. Where a property is being sold or emptied after a long ownership, a single reset covers it and no interval applies.

Frequently asked questions

On every wall cabinet within reach, the tops of the units and the ceiling above the hob. The hood catches some of it and the rest settles as a fine film, so the deep clean degreases the cabinet fronts and handles, the hood and its filter, and the tiles and ceiling around the cooker.

Mostly soap scum, with the darkening along the grout lines being mould. Both want the right product and time to work on it, not abrasives. Water supply varies across Solihull and your bill names the supplier, so if the taps also carry white scale we treat that on the same visit with a descaler.

Yes, and please mention it when you ask for a price. Plenty of houses here run the garage as a laundry or second fridge-freezer space, and it is genuinely part of the property, so leaving it out of the brief makes the quote wrong without making it cheaper.

A couple of weeks is comfortable. A deep clean takes most of a day, so it needs a clear date in the diary, and we cover Marston Green on set days. If the clean is for a sale completion or a family occasion, give us the deadline when you ask for a price.

Yes, if it is a room you actually live in: internal glass, frames, sills and floor are all in. The roof outside is a separate conservatory clean, done from the ground with a pole, and it can be quoted alongside if you want both.
