Office, Shop and Small Hotel Cleaning Around Marston Green

The commercial stock in B37 comes in two layers. There is the village itself: a short parade near the station, a pharmacy, consulting rooms, a nursery, a couple of small offices over shops, and the halls attached to the church and the social clubs. Then there is the airport and NEC belt a few minutes east, which puts serviced office suites, small hotels and guest houses, transfer and parking operators, courier and freight offices and unit businesses within a short drive of the old village core.

There is a ceiling on that. The airport, the exhibition centre and the large business park buy facilities management on national frameworks, and no small Birmingham firm is cleaning a terminal. What is realistically bookable is the tenant businesses around them and the village premises themselves. Time also shapes the work here. Airport-adjacent trade has no tidy closing hour, so a clean in B37 often means finding the quiet gap around a shift handover. Visits run inside our published hours, weekdays 8am to 6pm and Saturday 9am to 6pm, and an 8am start usually clears a village shop or office before it trades.

The two layers also buy differently. Village premises are usually owner-run, the person signing the contract is the person unlocking the door, and the scope is short enough to fit on one page. The airport belt is tenanted, so the contact is an office or operations manager, the building has an alarm and a sign-in book, and somebody will want an insurance certificate on file before any code is handed over. Both are straightforward to run, but they want different paperwork and different timings, and that is best settled at the quoting stage so the first morning holds no surprises.

Road film on the glass, suitcase grit at the door

Two local conditions do most of the damage to a Marston Green workplace. The first is traffic. The airport roads carry a steady flow of cars, coaches and vans, and the film they leave settles on glazing, signage and rendered frontages, so for a business the entrance glass and the fascia above it can dull between visits. People assume the last clean was poor when the interval is simply too long for the location. The second is what arrives on feet and wheels. Premises near the airport take suitcase wheels, car park grit and hire car dust straight through the door, and the first stretch of floor inside a reception absorbs all of it, so the matting at a B37 entrance is doing heavy work from the day it is laid. Everything after that is ordinary and predictable: washrooms used by visitors as well as staff, shared kitchens in serviced suites that belong to every tenant and to none of them, and public areas in the small hotels and guest houses where in-house housekeeping covers the bedrooms and nobody in particular owns the stairs.

  • Entrance glazing, fascia signage and canopies picking up road film from the busy airport and Coventry Road traffic
  • Reception matting and the first few metres of hard floor taking suitcase wheels, car park grit and hire car dust
  • Shared kitchens and washrooms in serviced office suites, where no single tenant is responsible for either
  • Shift-based operations with no real closing time, so a slot has to be found around a handover inside our working day
  • Small hotel and guest house public areas, where housekeeping covers bedrooms but the lobby, stairs and breakfast room fall between roles
  • Trade waste arranged through Solihull, not Birmingham, with a different collection route and different transfer notes

Entrance zones first, matting lifted, consumables counted

Work starts from a written scope. Much of the village is still locked and empty at eight in the morning, and if you give us a key or code, you need not be in. Entrance zones are done first and properly: matting lifted, the floor underneath cleaned, then the mat itself, since a mat sitting on the grit it caught has stopped working and is just holding dirt at the door. External entrance glass is done at every visit here, even where the rest of the frontage could wait, because that is the glass a visitor sees first. Washroom consumables are counted every visit and restocked from stock held on your premises, so nothing runs out between deliveries and nobody is buying hand towels in a hurry. Visits are signed and dated, and anything that is a repair and not a cleaning matter gets reported to you, never quietly cleaned around.

  • If you give us a key or code for a locked B37 unit, you need not be in when we arrive
  • Matting lifted and the floor beneath it cleaned before the mat goes back down
  • Entrance glass done at every visit, because road film shows there first
  • Consumables counted at each visit and restocked from stock kept on site, so nothing has to be fetched afterwards
  • B37 premises grouped onto scheduled days, so each contract has a settled slot in the week

More detail on the equipment and the order of work: commercial cleaning across Birmingham.

Where the work actually sits in B37

The village end runs around Station Road, Land Lane and the parade near the railway station, with the church, the halls and the older core behind it. The larger commercial belt sits out towards Bickenhill and the Coventry Road, where the offices, hotels and units are, and B37 also takes in the parades and community buildings over at Chelmsley Wood and Kingshurst, which are grouped onto the same days. Access is the easy part of working here: off-street parking almost everywhere, service doors opening onto a yard, not a pavement, and roads that are quiet before the morning airport traffic builds. It is about thirty-two minutes from our Selly Oak base, so Marston Green is covered on scheduled days and premises are grouped onto them. That makes it worth booking ahead, and it is also why a request for a random extra visit on a Thursday afternoon is the one thing we cannot promise.

Shift working and a busy-road frontage change the specification

Price follows floor area, how often we attend, and how much washroom and kitchen work is in scope, which is nearly always more than a first estimate assumes. Two things move it locally. One is whether the building is empty when we come or still working, because cleaning around a shift takes longer and covers less ground. The other is the entrance: a glazed frontage facing a busy road wants attention at every visit, and that belongs in the specification from the start, not added later as an extra. Consumables can be supplied with the contract or bought by you, and we will tell you which works out better at the volume you use, because on a small office the difference is negligible and on a busy visitor washroom it is not. Periodic work such as a hard floor strip and reseal or a full kitchen degrease is quoted separately from the regular visit, never smuggled into a weekly rate. Nothing runs on a minimum term.

Weekly or fortnightly on the Marston Green set day

Marston Green visits fall on its set day, weekly or fortnightly, so the specification is built around that rhythm. Village shops, consulting rooms and small offices sit comfortably on a weekly visit, with washrooms, kitchens and the entrance done on every one. Serviced office suites usually take the weekly visit for kitchens, washrooms and floors, with desks and partitions alternating between weeks. Small hotel and guest house public areas suit a weekly deeper clean of the entrance, breakfast room and stairs, alongside the housekeeping staff who already look after the bedrooms. Food premises keep their between-visit wipe-down in-house, with our set-day visit taking floors, washrooms and the deeper kitchen surfaces. Halls are cleaned after hires on the next set day.

Frequently asked questions

No, and it would be misleading to suggest otherwise. Sites that size buy facilities management on national contracts with their own frameworks, inductions and airside clearances. What we can clean is the businesses around them: serviced offices, small hotels and guest houses, units, transfer and freight offices, and the village premises in B37 itself. If you are a tenant on the airport fringe and not the operator, that is exactly the work we do in B37.

It works differently to an empty building. We agree a window around a handover inside our working hours, take the areas that are clear at that point, and rotate the rest so nothing is permanently skipped. That rotation goes in the written schedule, so you can see which areas fall on which visit without hoping they come round. Washrooms and the kitchen stay on every visit regardless, because those are the two that cannot wait for a rotation.

Yes. If you give us a key or code, you need not be in, and the code is recorded against a reference, never an address. Having a key is not alarm response: if the alarm goes off out of hours, that sits with your monitoring contract, and we are not a keyholding or alarm-response service. Where a landlord or a serviced building controls access instead, we work to their system and lodge whatever they need on file.

On the next Marston Green set day, or another date we agree with you, and you are told before the holiday, not after it. The written specification lists the tasks, the frequency and the access arrangements area by area, so a moved visit covers exactly what the missed one would have, and nothing drops off the list.

Yes, either supplied with the contract or restocked from stock you buy yourself, whichever suits your accounts. What matters more than the arrangement is that somebody counts the stock at every visit, so an empty dispenser is spotted by us and not by a customer. We keep a small reserve on site so a busy week does not empty you out, and we tell you if the dispensers themselves are the wrong type for your traffic.

Yes, and it catches people out. Marston Green is Solihull Metropolitan Borough Council, not Birmingham, so the trade waste contract, the collection arrangements and the transfer notes come through a different route. We work with whatever collection you hold, bag and present waste properly and keep the bin area in order, but the waste contract itself stays yours, and it is worth checking your paperwork names the right authority.
