Aston House Cleaning for B6 Terraces and Maisonettes
Much of B6 is late-Victorian and Edwardian terracing, a lot of it rented and much of it modernised in later decades, with 1960s and 1970s flats and maisonettes filling the gaps. A standing fortnightly visit here suits a specific group: long-standing owner-occupiers on the terraces, older residents who want the heavy rooms kept on top of, tenants paying for their own clean, and landlords of a single let buying a scheduled visit to protect a property mid-tenancy.
The practical constraints are the same for all of them. No driveway, on-street parking only, and a rear yard reached through the house on most of these terraces. Villa Park is the other fixed feature: on a matchday the streets around the ground are effectively unusable for a working vehicle, so a slot near the ground is set against the fixture list at the start, with no panicked rescheduling mid-week.

Grease, soap film and a hall carpet in a busy terrace
What builds up in an Aston house is specific. The B6 supply comes soft from the Elan Valley, so taps and screens seldom scale; the trouble is grease on the hob and the extractor, a film of soap on the bath, and dark growth along the silicone and between the tiles. All of it gathers faster when a full household shares a single kitchen and bathroom than it does in a lightly used family home. In a busy house the gap between visits counts for more and the hours need spending where the use is. The hall and stair carpet wears first in a narrow terraced plan with a lot of coming and going.
- Kitchen grease and soap film, not limescale, because the supply here is soft Elan Valley water
- Black mould in bathroom grout and sealant, arriving within months where one bathroom serves a full house
- Busy, well-used houses where a fortnight leaves more behind than it would in a quieter property
- Hall and stair carpets taking the wear first in a narrow terraced plan
- No off-street parking and rear yards reached through the house, so the visit is planned in advance
Days near Villa Park chosen from the fixture list
Before the first visit we list, room by room, what each visit covers, and in a shared property the list marks the boundary clearly so no occupant is left wondering whether their room was meant to be done. Most of the time goes to the kitchen, the bathroom and the stairs, and taking the grease off the cooker hood and the wall behind the hob is part of every visit. A key or an entry code is agreed at the outset. The kit is packed so it comes in on one trip, since the van is usually parked along the street. Near the ground, visit days are chosen with the Villa Park fixtures in front of us, so a slot is never lost to a match that was announced months ahead.
- Every room listed as in or out before the first visit, so a shared house has no grey areas
- The cooker hood and the wall behind the hob degreased on every visit as a matter of course
- A key or entry code agreed at the outset, so nobody has to wait in for us
- Days near the ground picked from the Villa Park fixture list at the start of the season
- Kit packed to come in on one trip from wherever the van is parked

Who books a regular clean in B6
Visits here are spread across the terraced streets off Aston Lane and Witton Road and through the maisonettes behind them. Aston is about twenty-five minutes from the Selly Oak base, so B6 sits on named days with addresses grouped together. Parking dictates the running order of a day here more than anything else does. Streets near Villa Park are avoided entirely on fixture days, because a visit with nowhere to put a vehicle and kit to carry in would fail.
Floors, shared rooms and a kitchen backlog in a B6 figure
Each visit carries the same price once it is set, and that price comes from the time your house takes. On the B6 terraces the time depends on how many floors there are, how many people share the kitchen and bathroom, and how much grease has to come off first. If the kitchen has years of build-up behind it, a one-off reset should come before the regular slot, since a fortnightly visit cannot clear that backlog and keep the rest of the house in order in the same time. Both are quoted, each with its own reason. A landlord with one let can have a scheduled visit during the tenancy, which is a different job from the clean at the end of it, and the two are quoted apart.
Fortnightly for most homes, weekly for a full house
For most B6 households a visit every two weeks is enough. A full house sharing one kitchen and one bathroom does better weekly, since two weeks of that use takes too long to put right. Once a month can work where you keep the surfaces wiped yourself and only want the heavy rooms done. A landlord wanting to protect a single let might write a monthly or quarterly visit into the tenancy, which usually costs less than a big reset at the end, depending on what the tenancy allows.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.

Frequently asked questions
Yes. Much of B6 is rented and changes hands often, but owner-occupiers, older residents and tenants paying for their own clean can all hold a regular slot. We keep a day for you on a grouped B6 day, set against the Villa Park fixtures if you live near the ground.
Not if we plan it. For streets near the ground the visit day is set against the fixture list at the start of the season and not moved around in the week. Access matters more than traffic here: with nowhere to put a vehicle and equipment to carry in, a matchday visit near the ground simply fails.
Because the water here is soft, the bathroom builds soap film and mould in place of scale, and with one room serving a busy household it seldom gets the chance to dry. We treat the grout and silicone and give the product time to work. Where mould has gone right through the sealant, cleaning will not bring it back and we will tell you it needs replacing instead of charging you to scrub at it.
Yes, and we invoice you directly. The inside of your own home is your arrangement and it is priced the same either way; any communal parts of a building are a separate matter for the landlord. If something in the property needs repairing, we will point it out so you can report it instead of building it into every visit.
Try extraction first. Hall and stair carpets in a busy terraced house take the wear first and look worse than they are, and hot-water extraction lifts considerably more than people expect. That is a separate booking from a regular visit, and we point out if yours is past saving.
It does not stop the visit, it just shapes what a visit can do. We clean around what is in use and we do not move anyone’s belongings, so if a room is full then what gets covered is the floor that can be reached, the surfaces that are clear and the fixtures. That is worth agreeing at the first visit, including which parts of a room we cannot get to; no time is charged for shifting things about. If a particular room needs clearing before it can be done properly, we point that out once and leave the decision to you.
