Commercial Cleaning for Aston Units and Yards off the Lichfield Road

B6 still earns its living from light industry and trade. Along the Lichfield Road, around Aston Cross and out towards the Expressway and the Nechells edge there are workshops, MOT and tyre bays, wholesalers and food distribution, small manufacturing and storage, with unit offices and mezzanine offices sitting over the working floor. That is a different cleaning job to an office suite: the floor is a machine surface, the washroom is a welfare facility, and the person signing the contract is a site or operations manager, not a practice manager.

The second stream is communal. The 1960s and 1970s council flats and maisonettes behind the terraces carry entrance lobbies, stairwells, deck access walkways, communal doors and bin areas, and they are bought by a housing provider or a managing agent because nobody living in the block is responsible for any of it. Both streams have the same defining feature: the customer is an organisation working to a budget line and a written specification, and the paperwork matters as much as the mop does.

There is also a smaller local retail strand along the main roads, with shops, takeaways and food businesses that trade long hours and want an early visit. It is real work and we are glad to do it, alongside the units and blocks that make up most of B6.

Oil in the floor, welfare rooms at shift breaks, yard paperwork

Industrial floors are the first thing to get wrong. Oil, swarf and tyre black sit in a sealed floor, not on it, and a mop spreads them into a grey film that no amount of extra mopping lifts, which is why so many units look tired despite being cleaned regularly. Welfare provision is the second. The Workplace (Health, Safety and Welfare) Regulations 1992 require sanitary conveniences and washing facilities to be kept clean, and a mess room and washroom on a trade site take heavy, concentrated use at shift breaks, not a steady trickle through the day. The third is access. An industrial landlord or a site manager will want an insurance certificate, a method statement and a risk assessment before anyone is let into the yard, plus an induction and the right protective equipment. On the residential side, deck access walkways are half open to the weather, so grit and leaf litter are tracked through an entire block all winter and the lobby below takes the consequences.

  • Workshop and warehouse floors carrying oil, swarf and tyre black, which a mop spreads and a scrubber lifts
  • Mess rooms and welfare washrooms, which the workplace welfare regulations require to be kept clean and which a thin contract drops first
  • Site managers and industrial landlords asking for an insurance certificate, a method statement and a risk assessment before yard access
  • Mezzanine and unit offices over a working floor, which take their dust from below
  • Deck access walkways half open to the weather, so grit and leaf litter travel through the whole block
  • Bin areas serving a full block, which decide whether residents believe the building is looked after at all

RAMS first, then a scrubber matched to oil

Documents go first: a method statement and risk assessment agreed before the first attendance, with the insurance certificate on request, with induction completed and protective equipment worn to your site rules. Unit floors are scrubbed with a degreaser matched to oil, not mopped with a general purpose cleaner, and the residue is recovered by the machine instead of being pushed towards a gully. One limit applies on every site: oily rags, solvents and any hazardous stream stay with your licensed disposal route, and we do not carry them off site. For blocks, the specification names cores, floors, doors, walkways and the bin area with a frequency against each, a dated sheet is left in the entrance for residents and inspectors to see, and rota days are set against the Villa Park fixture list at the outset so nothing has to be rearranged in the week of a clash.

  • Method statement and risk assessment agreed before a first visit, insurance certificate on request, site induction completed
  • Unit floors scrubbed with an oil-appropriate degreaser, with the residue lifted by the machine
  • Hazardous waste left in your own licensed route, since oily rags and solvents are not ours to remove
  • A written block specification naming cores, floors, walkways and the bin area, with a dated sheet left in the entrance
  • Rota days set against the Villa Park fixture list, so a matchday is planned around and never failed

More detail on the equipment and the order of work: commercial cleaning across Birmingham.

Units off the Lichfield Road, blocks behind them

The trade work runs along the Lichfield Road, around Aston Cross and out to the units and yards near the Expressway, where premises have their own gates and a vehicle can come inside the site, which makes larger equipment practical. The block contracts sit on the estates behind the terraces off Aston Lane and Witton Road and towards Nechells, where there is no off-street parking at all and equipment is carried in from wherever we can stop. Matchdays at Villa Park make the streets around the ground effectively unusable for loading, so those visits are moved in advance and never attempted and abandoned. Aston is covered on scheduled days, so it is worth booking ahead.

Area types and first recoveries set an Aston trade quote

Floor area is a weak guide on a trade site. A warehouse floor covers quickly per square metre and a welfare block does not, so the mix of area types drives the figure more than the total does, along with whether we are maintaining a floor or recovering one that has been mopped for years. That first recovery is quoted as its own job, since absorbing it into a weekly rate would make the rate look expensive for no visible reason. Blocks are priced per visit against the written specification, and the variables are the number of cores, the storeys in each, whether walkways are included and how often the bin area is attended. If you manage several blocks or run several units in B6, they can go on one schedule and one invoice.

Weekly or fortnightly on the Aston set day, bin areas every visit

Aston visits fall on its set day, weekly or fortnightly. Working units usually suit a weekly visit for the floor, the offices and the welfare washroom and mess room, since those are where a gap is noticed first, with your own staff keeping the mess room tidy between visits. A heavier floor scrub sits on its own longer cycle behind the regular visit. Unit and mezzanine offices manage on weekly or fortnightly. Block entrances and bin areas do best weekly at minimum, with upper landings on a longer interval. Spending more on the entrance and the bin area than on the top landing is a sensible way to use a limited budget, and the specification we draw up reflects that instead of spreading the hours evenly.

Frequently asked questions

Yes. We are insured and the certificate is available on request. Before the first visit we agree a method statement covering products, equipment and how we work around your operation, and a risk assessment for the areas we enter. We complete your induction and work to your protective equipment rules like any other contractor on site, because a cleaner is a contractor in a yard whatever the job title says.

Because mopping is the wrong tool for it. Oil and fine metal or rubber dust bind into a film that a mop redistributes, so every pass leaves a thin layer behind and the floor never comes back. A scrubber with a degreaser matched to oil lifts it and takes the residue away, and once the floor is genuinely clean a regular cycle holds it with far less effort than the mopping was taking.

On the Aston set day, inside our hours of weekdays 8am to 6pm and Saturday 9am to 6pm. We agree a window when specific areas are clear and rotate the rest so nothing is permanently skipped, while the welfare washrooms and the mess room stay on every visit because those are the areas a shift notices. It goes in the written schedule so your supervisors can see which areas fall on which visit without asking.

For anything near the ground we set the rota day away from home fixtures at the start. Access matters more than traffic here: with nowhere to leave a vehicle and equipment to carry in, a matchday visit is one we would fail to complete, so it gets planned out of the schedule in advance and the visit lands on a day that works.

Yes, and that is how it should be scoped. A written specification covers the entrance, stairs, landings, walkways and bin area with a frequency against each, we do not enter flats at all, and the invoice comes to you as the agent or provider, not to residents. A dated sheet in the entrance is what lets you answer a resident who says the block was missed, without either of you relying on memory.

No. Oily rags, solvents and similar streams are hazardous waste and have to leave a site through a licensed carrier with the right documentation. We keep the store area clean and organised, bag and present general and recycling waste, and leave the hazardous route to your existing contract where it belongs.
