South Yardley Commercial Cleaning for the Swan Island Units

South Yardley is a residential ward with a real commercial centre in the middle of it. The Swan Shopping Centre and the retail units around the island are managed premises with opening hours, footfall and a standard to hold, and behind the trading frontage there is a second building that customers never see: service corridors, stock rooms, staff rooms and washrooms taking as much wear as the shop floor and getting a fraction of the attention. The entrance of a busy retail unit takes heavy wear in a single Saturday.

The rest of the ward’s workplace stock is smaller and more familiar: units and takeaways along the Coventry Road, small offices above them, and consulting rooms on the roads between Church Road and Yardley Road. Those are quoted the way any single unit is. The island is different because the buyer is different. A managing agent or a centre manager is procuring against a document, and what they need is a scope naming every area with a frequency beside it, and an invoice that matches the scope line for line.

Footfall off the Swan car parks and what it does to an entrance

Footfall is the driver and it concentrates in a few square metres. The entrance mat, the threshold and the first stretch of floor absorb everything that comes off a car park and a pavement, and by mid morning on a Saturday they are carrying the whole day already. Glass doors are marked at hand height all day long, whatever the weather. Behind the frontage, service corridors and stock rooms take trolleys, cages and deliveries, which scuff and mark in a way that a sales floor never does, and they are the areas that quietly slip when a contractor is running short of time. Washrooms in a public building are the other pressure point, because consumables run out at the busiest moment and never at a convenient one.

  • Entrance matting and glass doors absorbing a Saturday of footfall in a single morning
  • Service corridors, stock rooms and staff areas behind the trading frontage, which wear hard and get looked at last
  • Washrooms in a public building, where consumables always seem to run out at the busiest moment
  • Hard floors needing a maintenance routine and, on their own separate cycle, machining
  • Hard surfaced parking and external entrance areas feeding grit straight onto the floor inside
  • A specification a managing agent can hold a contractor to, in place of an hourly promise nobody can check

A managed unit specification with keys and alarm codes recorded

The specification lists every area with a frequency against it, agreed before the first visit, so nothing afterwards is a matter of opinion. Where you give us keys or an alarm code, the setting and the engineer contact are recorded in writing on day one. Visits run within Mon to Fri 8am to 6pm and Sat 9am to 6pm, and an 8am start usually has entrances, glass and floors finished and dry before the first customer walks across them; cleaning an entrance mat while shoppers cross it wastes your money as much as ours. Consumables and waste handling are assigned to us or to you in writing before anybody starts. Periodic work such as hard floor machining and internal high level glass sits on its own cycle and its own line.

More detail on the equipment and the order of work: commercial cleaning across Birmingham.

The island and the roads around it

The island work comes first in the day, and the schedule is arranged around that. Parking is the easy part here: there is hard standing to work from and a service side to most of the units, so equipment goes to the door instead of being carried a few hundred metres. The Coventry Road frontage and the small offices and consulting rooms on the roads between Church Road and Yardley Road are picked up afterwards, which suits them, since many prefer a visit in a quieter part of their own day. South Yardley is about twenty-five minutes from Selly Oak and is covered on a set day, weekly or fortnightly, so booking ahead is the way to secure a slot.

Entrance width and footfall in a South Yardley unit quote

A managed premises is quoted against the specification, area by area with a frequency on each line, because that is the only version either side can check afterwards. Floor area matters, but entrance width and public footfall matter more: the same square metres behind a wide double door cost more to hold than the same area behind a recessed one. Consumables and waste handling move the figure noticeably and should be named, so it is clear who is buying the paper and who is moving the bags. Periodic work is quoted separately with its own frequency, because machining a hard floor has a drying time and a cost that have nothing to do with a routine visit. Smaller units on the Coventry Road are quoted the ordinary way, on area, washrooms, frontage and frequency.

Weekly or fortnightly on the South Yardley day, with periodic work planned in

South Yardley is covered on a set day, and commercial visits here are weekly or fortnightly on that day. For a retail unit around the island, our weekly visit takes the deeper work: matting lifted and cleaned underneath, floors scrubbed to the edges, washrooms descaled and restocked, door glass and the service corridor, while the unit’s own staff keep the floor tidy between visits. Service corridors and stock rooms can usually sit on fortnightly, and saying so is worth more to you than pretending every area needs the same. Hard floor machining and internal high level glass belong on a longer cycle, quarterly or half yearly depending on the finish and the traffic it takes. Small units and consulting rooms on the Coventry Road side of the ward mostly run on weekly, and a first floor office is comfortable on fortnightly.

Frequently asked questions

A list of every area in the building with a frequency against each one, written plainly enough that somebody who has never seen the site can check it. Entrance, matting, sales floor and washrooms on every weekly visit with consumables restocked, service corridor and stock room fortnightly, high level glass and floor machining quarterly, and so on. We walk the building with you before writing it, and we agree a date to review it so it is not assumed to be right a year later.

Yes. If you give us a key and the alarm code, you need not be in, and the work can start before the premises opens. The code and the setting procedure are recorded in writing on the first day and tested on the first visit. If the arrangement ends, keys are returned and codes should be changed, and we will remind you to do it.

Whichever you prefer, but it is decided in writing before the first visit. If we supply, we restock to an agreed level every visit and it appears as its own line so you can see what it costs. If you supply, we tell you when stock is running low so a dispenser does not run dry on a Saturday. The thing that goes wrong is nobody deciding, and then both sides assuming the other bought it.

Very often not. What usually looks like a worn floor is a finish that has been abraded by grit brought in from the car park and the pavement, and machining and resealing brings that back at a fraction of the cost of a new floor. It is worth doing the matting properly at the same time, because otherwise the new finish goes the same way. If the floor itself has failed we will tell you, since a machining job that will not hold is no use to anybody.

Yes, and it belongs with the inside. Grit and spillage on the external threshold is what ends up on the floor inside, so cleaning the entrance surface on its own cycle reduces how hard the internal floor has to work. Hard surfacing with this much footfall needs a different approach from a domestic patio, and we quote it by area and condition.
