Weoley Castle Gutter Cleaning, Semi by Semi Along the Estate
Gutters on the Weoley Castle estate are about as straightforward as this job gets. Every house is two storeys under a simple pitched roof, the runs are the same length street after street, and there are no parapets, no three-storey elevations and no awkward returns to argue about. We clear the lot with a pole-mounted vacuum from ground level. Because a semi shares one continuous run over the party wall, booking both halves at once is the sensible way to do it.
The filler is different here from the leafy parts of the city. This is not a canopy estate, so you get relatively few leaves and a great deal of moss and roof grit shed off ageing tiles, which settles as a wet silt bed in the bottom of the run. That matters: a gutter full of silt does not dry out and clear itself over a mild winter the way loose leaf litter does. Houses on the Woodgate Valley side collect more genuine leaf fall.

Tile moss, wet silt and a run shared over the party wall
Silt is the main problem on this estate. The 1930s tiles shed moss and grit continuously, and once a couple of centimetres has settled the run holds water permanently, which is what rots a fascia from behind while everything still looks fine from the pavement. Right to buy added a second issue. Bought houses commonly had white uPVC fascias and soffits capped over the original timber, and that plastic weathers grey and green just as the window frames have, so it is worth washing down while we are up there. Council houses more often still have painted timber, which we photograph instead of cleaning over when it is failing.
- Moss and grit off ageing 1930s tiles, settling as a wet silt bed, not as loose leaf litter
- Continuous runs shared across the party wall of a semi or short terrace, so clearing half is half a job
- uPVC fascias and soffits added after right to buy, now grey and green and worth washing at the same visit
- Original painted timber fascia on council houses, where failure is a repair to report, not a clean
- Houses on the Woodgate Valley edge of the estate, which do collect a real autumn leaf load
Vacuumed from the ground, silt bed and all, then downpipes flushed
A pole-mounted vacuum takes everything out from ground level, so nothing rests on your gutter, your fascia or the bay roof underneath it. We lift the silt and moss bed as well as the loose material sitting on top, because on a run like this taking the top layer means it blocks again by February. Downpipes are then flushed to prove the whole thing actually flows. A camera on the pole records the condition of the run, and we hand you those photographs whether the house is yours or the council’s.
- Silt and moss lifted out, not merely the loose material sitting on top of it
- Downpipes flushed after clearing, since the run and the pipe block independently of each other
- Both halves of a semi cleared together where the neighbour agrees, because the run is continuous
- Photographs of cracked, sagging or rotten sections handed over, to report or to act on as you prefer
More detail on the equipment and the order of work: our gutter cleaning method.
Doing a run of houses at once
The best way to buy gutter clearing on this estate is with the people either side of you. A semi shares one gutter run, so clearing your half and leaving the neighbour’s to overflow into it is money half spent, and a short terrace is that argument extended down the row. Several adjoining houses can be done in one stop. Access is easy: wide verges to set up on, generous gardens, and a side entry so we reach the back without coming through your house.
What moves the quote on a standard estate semi
Because the runs are so alike, a standard semi is quick to quote, often from a photograph. What lifts it is neglect and additions: a run untouched for five years with seedlings rooted in the silt takes real time, and a conservatory or rear extension added after right to buy brings its own low-level guttering that fills faster than the house run does. Each house is quoted on its own run, and two or three adjoining houses can be booked for the same visit.
Once a year, and twice on the Woodgate Valley side
Once a year for most houses here, best booked for late autumn. Twice yearly is worth it on the Woodgate Valley side of the estate and for anything with a mature tree in the garden or on the verge outside. Because the filler here is moss and silt more than leaf, the timing matters less than it does in the leafier parts of the city: a run that is holding water wants clearing whenever you notice it, not next October.

Frequently asked questions
No. We clear the whole run with a pole-mounted vacuum from the ground, which on a two-storey house of this type reaches everything comfortably. It keeps ladder feet off your bay roof and out of the front garden, and it means nobody needs to be home or the side gate unlocked for us to get on with the front elevation.
Yes, though it helps to know what you are buying. A semi has one continuous gutter over the party wall, so a blockage on their side will still back up and overflow at the join. We will clear your half and show you if the water is coming from next door, which is usually the moment the neighbour changes their mind and joins in.
Only if you choose to. Clearing is something you can arrange yourself if you want it done promptly. Repairs are not yours: if we find a cracked section, a sagging run or a rotten timber fascia, we will photograph it and tell you to report it instead of quoting you for work the council is responsible for.
Yes, and on a bought house it makes the biggest visible change of anything on the outside. The uPVC fascias and soffits capped over the original timber after right to buy have gone grey and green with weathering, and they come back close to white. It is the same visit and the same setup from the ground, so it is easily added.
After heavy rain, look at the join between the two halves of the semi and at the downpipe. Overflow on this house type usually shows at that join or as a wet stripe down the render below the bay. Green staining on the fascia is the slower sign. If the run is holding water it is quietly rotting the fascia behind it long before anything shows indoors.
