Sutton Coldfield Conservatory Cleaning Under an Old Tree Canopy

Conservatories in Sutton Coldfield tend to be both large and badly affected, and both facts come from the same place. These are big rooms on big houses, added through the 1990s and 2000s at Four Oaks, Mere Green and Walmley, and over the boundary at Streetly, with substantial glass or polycarbonate roofs. Most sit under or alongside mature planting, so the roof stays shaded and damp and is fed continuously with leaf, sap and bird mess. Algae here builds into a thick layer on the panels.

Age is the other factor. A great many of these roofs are now twenty-five or thirty years old, and their seals, glazing bars and polycarbonate sit at exactly the point where careless cleaning causes a leak. That is why nothing we do involves a pressure washer. It also means we look at the structure while we are there and tell you what we can see, because a perished seal needs a glazier and you should know before it lets water in.

Tree cover, big roofs and twenty-five-year-old seals

The tree cover that fills Sutton gutters does the same to conservatory roofs, only far more visibly, because you sit underneath and look straight up at it. Shade keeps the panels damp, leaf litter rots in the valleys and the glazing bar rebates, sap and honeydew fall from limbs directly above, and the result on a neglected Little Aston or Four Oaks roof is heavy green growth with brown tannin staining underneath it. The roofs are large as well, so the work runs well past the hour a small lean-to would take. And the conservatory guttering, sitting low under everything shedding off the main roof, blocks even faster than the house run.

  • Large glass and polycarbonate roofs at Four Oaks, Streetly, Mere Green and Walmley, shaded by established planting
  • Heavy layered algae, far past a light film, with brown leaf tannin staining sitting beneath it
  • Sap, honeydew and bird mess falling continuously from limbs overhanging the roof
  • Seals and glazing bars twenty-five or thirty years old, which pressure washing would drive water straight past
  • Conservatory guttering that blocks faster than the house run, sitting low beneath a large tile roof slope

Low-pressure soft-wash under mature limbs

Soft-washing at low pressure, and nothing else. On a roof of this age high pressure forces water past seals, scratches polycarbonate permanently and can crack a tired glazing bar, and on a large Sutton conservatory there is a great deal of surface on which to get that wrong. Solution goes onto the panels and is given time to break the algae down chemically, then it is rinsed off with pure water, because Sutton is on hard South Staffs water and tap water would dry as spots on the glass. Where tannin staining sits under the growth it usually wants a second application, so we allow for it. Frames, glazing bars, finials and the ridge are done by hand, and the conservatory guttering is cleared and flushed as part of the job.

  • Low-pressure soft-wash throughout, with no pressure washer anywhere near a twenty-five-year-old seal
  • A second application allowed for where leaf tannin sits beneath the algae, which is normal on a shaded Sutton roof
  • Conservatory guttering cleared and flushed within the price, never billed as an extra
  • Seals, bars and slipped panels inspected and reported, since a roof this age is often close to needing work

More detail on the equipment and the order of work: our conservatory cleaning method.

Large, shaded roofs from Four Oaks to Walmley

The work concentrates in B74, B75 and B76, on the plots around Four Oaks, Streetly, Little Aston, Mere Green and out towards Walmley, where the gardens run long and the planting is well established. Around Boldmere, Wylde Green and the town centre the conservatories are smaller and the surroundings more open, so they need less doing and they need it less often. Access is the thing to check before the day: on a mature plot the conservatory is frequently at the far end of the house behind deep borders, and we need a route for hose and pole that does not go through your planting. Sutton roofs are booked onto set days, so ask a few weeks ahead.

Size, roof material and the years since the last clean

Size, roof material and how long it has been left, in that order, and in Sutton all three tend upward. A large Victorian-style conservatory or an orangery lantern at Four Oaks left untouched for eight years is a substantially bigger job than an annual visit to the same roof, and it may need two applications of solution on the day. Polycarbonate that has gone yellow has degraded under ultraviolet, and no cleaning reverses that, though on an orangery lantern or a glass Victorian-style roof the question does not arise. Where a roof of this age is polycarbonate it often shows green and yellow together, and the quote says which is which.

Once a year at least, twice under overhanging limbs

Once a year is the minimum here and twice is genuinely justified where limbs overhang the roof, which describes a great many plots in B74 and B75. Spring is the visit that matters most, so the room is light and usable through the summer, and an autumn one clears the leaf before it sits there staining all winter. On the more open Boldmere and Wylde Green plots, annually is plenty. If it has been left for years, the first clean is the big one and the visits after it are shorter.

Frequently asked questions

Almost always, and on a Sutton roof the difference is dramatic precisely because the growth is so heavy to begin with. Soft-washing lifts years of algae, the light comes back into the room, and a conservatory that had quietly become the place the garden furniture lives turns back into a usable room. The first clean is the expensive one, and the ones after it are not.

The planting. A shaded roof beneath mature limbs stays damp for most of the day and is fed continuously with leaf, sap and bird mess, which is exactly what algae needs to establish. It is the same reason gutters near Sutton Park fill so quickly. On a plot like that, annually is the minimum and twice a year is worth it.

Leaf tannin. Wet leaf sitting in the valleys and the glazing bar rebates leaches a brown stain into the surface, and it sits under the algae, so it only appears once the green has lifted. It usually wants a second application of solution and some dwell time. We would rather tell you it is there than leave you thinking we stopped halfway through.

Never, and that age is precisely the reason. High pressure forces water past seals that have already had three decades of weather, scratches polycarbonate permanently and can crack a brittle glazing bar. We soft-wash at low pressure and let the chemistry do the work instead. If a seal has already failed we will show you, but the cleaning will not have been what broke it.

Yes, included. In Sutton that matters, because the conservatory gutter sits low and directly beneath a large tile roof shedding moss and leaf all through the autumn, so it blocks well before the main house run does. Cleaning the panels and leaving that gutter full would simply move the problem to the next wet week.
