Sutton Coldfield Driveway Cleaning, From Gravel to Block Paving

Driveway cleaning in Sutton Coldfield is mostly a question of size. Drives at Four Oaks and Mere Green, and over the boundary at Streetly and Little Aston, run twenty or thirty metres up to the house, often block paved, often gravel, and almost always shaded for part of the day by the mature planting that makes these plots attractive in the first place. Shade plus leaf fall is the whole story: algae greens the surface, and by December a long sloping drive to a side door is slippery underfoot.

The terraces and patios are on the same scale and usually sit under something. Sandstone and riven slabs beneath a canopy pick up brown leaf tannin as well as green algae, and those are two separate marks wanting two separate approaches. Around Boldmere and the town centre the work is a more ordinary size: a semi’s drive, a back patio, a front path. On a scheduled Sutton day this is usually the longest exterior job on the plot.

Algae, tannin and loose joints on a shaded plot

Shade and leaf drive the work here far more than traffic or wear. An established Sutton plot keeps the sun off large parts of the drive for most of the day, and a surface that never dries out grows algae reliably, year after year, however new the paving is. Fallen leaf left lying on stone through a wet autumn does something else again, leaching a brown tannin stain that survives after the algae has gone, which catches people out. Long block-paved runs lose jointing sand steadily and weeds settle into the open joints. Gravel drives green and weed from within the stone, which is a different problem needing a different answer.

  • Twenty and thirty metre drives at Four Oaks, Streetly and Little Aston, shaded for most of the day by mature planting
  • Brown leaf tannin staining on sandstone and riven terraces, which stays behind once the algae has lifted
  • Long block-paved runs losing jointing sand, with weed growth settling into the open joints
  • Gravel drives greening and weeding through the stone, where pressure washing is not an option at all
  • Slip risk on a sloping Sutton drive or a shaded side path used every day through the winter

Matching pressure to block, sandstone and tarmac

The surface decides the method, and one Sutton plot often carries three: block paving on the drive, sandstone on the terrace, gravel at the entrance. Sound block paving and concrete take rotary cleaning happily. Sandstone, riven slabs and anything porous get lower pressure, and tannin staining is treated chemically, because blasting simply etches the stone and leaves the mark. Gravel we do not pressure wash at all: it gets weed and moss treatment and raking, and we tell you where the stone has thinned. Displaced silt is collected up, never flushed into your borders, which off a long drive is a great deal of material.

  • Rotary cleaning on sound block paving and concrete, lower pressure on sandstone and riven terraces
  • Leaf tannin treated as a stain in its own right, separately from the algae growing over the top of it
  • Gravel treated and raked, never washed, because pressure just moves the stone and tears the membrane
  • Silt collected off a long drive instead of being washed into planted borders and lawns

Where the big drives are, and getting water to them

The largest drives are in B74 and B75: Four Oaks and Mere Green, with Streetly and Little Aston just over the Walsall and Lichfield boundaries, where the drive is a long surface in its own right and the terrace is often larger than the whole garden of a house nearer our base. Boldmere, Wylde Green and the town centre are ordinary suburban drives and paths by comparison. Water and access are worth raising early, because on a big plot the outside tap can be a long way from the far end of the drive and we plan the run before anything starts. Spring is the natural booking, though autumn suits people who want grip before the ice.

Large surfaces priced by area and condition

This is priced by area and condition, and Sutton surfaces are simply large, so it is the one exterior service where the number surprises people who have moved here from a smaller postcode. Two points before you book. Where cleaning leaves block paving joints short of sand, re-sanding is quoted separately, and on a thirty metre drive that is a real amount of material and time, so it is in the quote from the start. And old oil soaked into porous block will lighten substantially but will not vanish. Gravel is quoted for treatment and raking, with no washing at all; topping up the stone is a job for you or a landscaper.

Every year under mature planting

Every year for anything shaded by mature planting, which describes most drives and terraces in B74 and B75. More open surfaces around Boldmere and Wylde Green go two years comfortably. Spring is the usual slot, once the winter has shown you what actually grew. Where a sloping drive or a side path is the daily route in and out through winter, treat it as a grip job first and an appearance one second and keep it annual regardless of how respectable it looks in July.

Frequently asked questions

No. Pressure blows the gravel about, tears the membrane underneath and drives stone into your borders and lawn. What genuinely works on a gravel drive is weed and moss treatment, raking to redistribute the stone, and topping up where it has thinned, which is a job for you or a landscaper. We will tell you that when we quote.

Leaf tannin, almost certainly. Leaves left lying on porous stone through a wet autumn leach a brown stain into it, and it sits under the green, so it appears once the algae lifts. Tannin needs treating chemically and given dwell time, not more pressure, and on a shaded Sutton terrace under mature planting it is very common indeed.

Yes, as its own line where the joints need it. Cleaning takes kiln-dried sand out of the joints, and without it the blocks work loose and weeds return faster. On a twenty or thirty metre drive that is a large quantity of sand and a real amount of time, so re-sanding is quoted separately from the start, with nothing added later.

No, it is the plot. Mature planting keeps the surface damp for most of the day, and algae grows on damp shaded stone whatever you do about it. That is precisely why we suggest an annual clean here, where a fully open drive can go two years. There is nothing you can buy that stops it permanently on a shaded Sutton plot.

Yes, usually. We run hose from your outside tap and plan the route before anything starts, and on a very long drive we ask where the tap is when you book, so we bring enough hose for the far end.
