End of Tenancy Cleaning for Sutton Coldfield Flats and Family Lets
Sutton Coldfield has no July wave of changeovers. Tenancies end steadily through the year, and the rented stock clusters in a few places: apartments and conversions around the town centre and the Gracechurch Centre, flats and smaller houses in Boldmere and Wylde Green, and executive lets at Four Oaks and Mere Green taken by families who have relocated for work.
A Sutton let is often a big one. An executive let with four bathrooms, a range cooker and three storeys takes longer than a six-bed shared house, whatever the bedroom count suggests. The standard is the same wherever the property sits: what an inventory clerk writes down. Send us the check-in inventory and we will clean against it line by line, with no generic list.

Large deposits, long inventories and owners who live elsewhere
A Sutton move-out carries its own pressures. The deposit on a B74 executive let is large, the inventory was taken on a professionally presented house, and the property is usually handed back to an agent acting for an owner who lives somewhere else entirely. The flagged items are the familiar ones, oven interior and door glass, extractor filters, fridge seals, mould in shower sealant, but here there are simply more of them: four or five bathrooms, two or three oven cavities, often a utility with a second sink. The other Sutton version of this job involves no tenancy at all: an empty house cleaned for probate or before it goes to market.
- Executive lets at Four Oaks and Mere Green, where four or five bathrooms and a range cooker outweigh the bedroom count entirely
- Town centre and Gracechurch apartments and Wylde Green conversions, turning over steadily through the year
- Large deposits judged against an inventory taken on a professionally presented house
- Owners living elsewhere, with an agent running the check-out and nobody on site to explain anything
- Probate and pre-sale cleans on empty Sutton houses, which are the same work under a different name
The agent’s checklist, room by room and oven by oven
Where a check-in inventory survives we work to it directly, and where none does we clean to the checklist a clerk in this part of the city will actually be carrying. Kitchen first, and on a Sutton let that means every oven cavity separately, the canopy and its filters, the gap behind the range, all cupboard interiors, fridge and freezer including the seals. Every bathroom and en suite goes back to grout and sealant. Then each room is detailed, skirtings, frames, switches, sills, wardrobe and drawer interiors, on however many storeys the house runs to. We photograph each room on completion, which matters when the person receiving the property has never met you.
- Cleaned line by line against the property’s actual check-in inventory whenever you can send it over
- Each cavity of a range cooker done individually, with the canopy filters taken down and soaked
- Every en suite treated as a full bathroom, since a rarely used shower room is where the sealant mould will be
- Room-by-room photographs on completion, for a check-out run by an agent on behalf of an absent owner
More detail on the equipment and the order of work: our end of tenancy cleaning method.
Where the rented stock in Sutton is
Most of the rented stock is in B72 and B73: apartments around the Gracechurch Centre and the town centre, flats above and behind the Boldmere Road shops, and converted houses out through Wylde Green. B74 and B75 contribute a smaller number of much larger lets around Four Oaks and Mere Green, often corporate tenancies running twelve or twenty-four months. There is no single busy season here, so the constraint is our diary. We are thirty minutes out on scheduled days, so a fixed handover date wants a few weeks of notice.
Ovens, en suites and fittings move a Sutton quote
Bedroom count is a poor guide in Sutton, and condition plus fittings tell you far more. The oven is still the biggest single variable, and a range cooker with two or three cavities is several times the work of one built-in oven. After that it is the number of bathrooms and en suites, how deep the mould has gone into the sealant, whether the agreement requires hot-water carpet extraction, and whether the property is empty. A three-storey house takes longer for the stairs alone. Photographs of the kitchen and every bathroom on WhatsApp are enough for a fixed price, and on a large Four Oaks let we would much rather quote from photographs than guess.
Giving a scheduled day a few weeks of notice
Once per tenancy, and in Sutton the timing question is about our scheduled days, since there is no local rush. Handovers here do not bunch into one fortnight. What you are competing with is the scheduled day: we come out to B72 to B76 on set days, so give us a few weeks once your handover date is confirmed and avoid ringing the afternoon before the clerk arrives.

Frequently asked questions
Mostly in town centre apartments, Boldmere flats and a smaller number of very large lets out at Four Oaks. Handovers spread across the year, with no single rush to plan around.
Yes, considerably, and far more than the bedroom count does. Bathrooms are slow when they are done properly, back to the grout and the sealant, and en suites are usually the worst of them because a shower room used twice a week never dries out. Five bathrooms in a Four Oaks let is a bigger job than six bedrooms in a terrace.
Yes. Once the contents have gone it is the same work as a move-out clean on an empty property, usually done before valuation or photography. Clearing belongings is not something we offer, so the house needs emptying first. We work to whatever deadline the sale sets and keep the day as straightforward and unintrusive as we can for you.
It can be here. Sutton Coldfield is on hard South Staffs water, unlike Birmingham’s soft Elan Valley supply, so a clerk can write down scale on the taps as well as mould in the sealant and soap scum on the screen. The kitchen items, oven door glass, extractor filters and fridge seals, are still the ones genuinely worth worrying about.
Yes, and with the corporate lets in B74 that is usually how it works anyway. We can clean from the agent’s own checklist, invoice them or the relocation company instead of the tenant, and send the completion photographs straight to whoever is carrying out the check-out inspection.
