End of Tenancy Cleaning for Kings Heath Terraces and Flats
Many of the terraces in B14 are rented, some to families and some to sharers, and the tenancies do not expire together. Changeovers land in February and October just as readily as in July, which shapes how this service works here. There is no season to book around and no queue to join. What there usually is instead is a very short gap between one tenancy ending and the next one starting.
The properties vary a good deal, too. In one week we might clean a three-bedroom family terrace off the High Street, a one-bedroom flat above a shop on York Road reached by its own stair, and a small interwar semi towards the south of B14. We price by the size of the property, so the flat costs a good deal less than the house, but all three are cleaned to the same inventory standard.

The lines a clerk flags in a Kings Heath terrace
A deposit is decided by what goes into the clerk’s report, whatever the property looks like to the people leaving it, and in a Kings Heath terrace the same lines come up again and again. The oven and its door glass lead by a distance. Behind them sit the filter in the extractor hood, the seals on the fridge and freezer, mould in the shower sealant, and the tops of doors and skirtings in a hall nobody thinks to look at. Family lets bring their own additions: marks at child height on door frames and the stair wall, and hall carpet. Flats above the shops bring the private stair, which is part of the let and gets checked with everything else.
- Fixed handover dates arriving all year in B14, with no single changeover season
- Very short gaps between one tenancy ending and the next starting, sometimes a single day
- Family lets carrying marks at child height on door frames, stair walls and hall carpet
- One-bedroom flats above the High Street and York Road shops, where the private stair is part of the let
- Soft Elan Valley water, so what gets flagged in B14 is grease and grout mould, not scale
Down the check-in inventory, kitchen first
Where a check-in inventory exists we work down it. Where it does not, we use the list clerks work from. The kitchen comes first and takes the longest, because it is the room that costs people money: oven cavity, racks and glass, hob, hood and filter, cupboards inside and out, and the seals on both appliances. Bathrooms are worked right down to grout and sealant. After that the hall, stairs and landing, which in a terrace absorb everything the household has done for two years, then each room in turn, photographed as it is finished.
- Cleaned to the property’s check-in inventory whenever the tenant, landlord or agent can send it over
- Hall, stairs and landing treated as a major item, because a terrace funnels the whole household through them
- The private stair up to a flat above a shop included, since the inventory covers it
- A photograph of every room as it is signed off, dated and with you the same day
More detail on the equipment and the order of work: our end of tenancy cleaning method.
Changeovers that never all land at once
The work is spread across the terraces on both sides of the High Street, the roads around Kings Heath Park, and the interwar streets running south, with a steady thread of flats above the York Road and High Street units. Because nothing here is seasonal a slot within a few days is normally possible, Monday to Saturday, which matters when a check-out is on Monday and the tenants moved out on Friday. An agent managing several B14 addresses can hand over the whole changeover list, with each property cleaned to that agent’s own checklist.
A flat above a shop and a four-bed terrace, each priced as it is
We price on the size and condition of the property, which is why a one-bedroom flat above a shop costs a fraction of a four-bedroom terrace; nobody pays house money for a flat. The oven decides more of the figure than anything else in the building. Then come the number of bathrooms, the depth the mould has reached in the sealant, whether the agreement calls for professional carpet cleaning, and whether furniture and belongings are still there. Landlords and agents are invoiced directly where they prefer it, and an agent with several B14 properties can send each one over as photographs and have it priced the same way.
Booking around month ends and bank holidays in B14
Once per tenancy. No single fortnight sells out here, so a week’s notice is usually plenty and a couple of days is often workable. The two exceptions are the ends of months, when a run of tenancies expire together, and the days either side of a bank holiday. If your handover date is already fixed, tell us early and we will hold the slot for you.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.
Charles was great. He was very professional and did a great job.

Frequently asked questions
Usually, yes. B14 changeovers are spread through the year, so a week of notice is normal and a couple of days is often workable, with Saturday available as well as weekdays. The tight points are the last few days of a month and the run either side of a bank holiday, so book as soon as the dates are fixed.
Yes, if it is yours alone it will be on the inventory and it will be checked, so we clean it: treads, risers, handrail, walls and the light fitting. It also costs you very little, because the whole flat is priced as a small property, which is the point most people are unsure about before they call.
No, it is quoted separately, because not every B14 tenancy requires it and there is no sense charging people who do not need it. Where yours does, we hot water extract and give you an invoice naming the property, the rooms and the date, which is the document an agent asks to see.
We clean everything we can reach and we tell you, in writing and in photographs, what we could not. Areas hidden behind furniture or bin bags are exactly what a clerk flags, so it is worth getting the room emptied before we arrive. If it cannot be, we note it clearly so it never looks as if the room was skipped.
Yes. A letting agent with a run of B14 terraces can pass us each changeover as it comes up; we work from their own checklist and invoice them directly, so nobody is paying up front and then chasing a reimbursement out of the deposit.
