Window Cleaning Along Shard End Streets, Front and Valley Side
The estate is built for this job. Street after street of houses with one window arrangement, one two-storey height and wide roads makes the work simple: the van parks at the kerb and the pole reaches everything from the ground.
The rear elevation is where the difference shows. Houses backing the Cole Valley sit in shade and damp air with very little drying wind, so rear frames and the glass in them green up and stay filmed over long after the front has dried clear. We do both sides, frames and sills included, and on the valley side of a street the frames are often the bigger part of the work.

Damp film on the valley side, chalky wash off rendered sills
Two things drive the demand. The first is that a great many of these houses face green space at the back, and damp shaded air keeps a film on rear glass and grows algae in the frame corners and along the rubbers. None of that is dirt in any normal sense, and doing the pane alone leaves a window looking half finished. The second is render. Most of the estate is rendered, and rendered reveals and sills shed a chalky wash down the glass in heavy rain, so a house can look grubby a week after it was cleaned if only the pane was touched. Soft water helps: what settles on the glass here is film, not scale.
- Rear elevations facing the Cole Valley, where algae grows in the frame corners and along the seals more than on the pane
- Rendered reveals and sills washing a chalky residue down the glass in heavy rain
- Uniform window arrangements across the estate, which makes quoting from a description straightforward
- Wide roads, verges and off-street parking, so the van sits at the kerb and setup costs no time
- Streets where several neighbours can book onto the same day
Pure water from the ground on a two-storey estate
Pure water through a pole from ground level, which suits this estate well: two storeys throughout, no dormers to argue about and nothing that needs a ladder resting against a rendered wall. Frames, sills and rubbers are brushed by the pole and inside the figure quoted, never offered as an extra, because on a valley-side rear elevation the frame is where the growth actually sits. Glass is left to dry without a squeegee mark, and we put no pressure on the render at any point in the visit.
- Deionised water through a pole, so nothing is leaned against a rendered elevation
- Frames, sills and seals washed every visit, whether or not they look bad yet
- Rear elevations given more time than fronts on the valley side of a street
- Visits booked onto set days, so you know the date in advance

Booking Shard End windows, front and back
We cover the estate from Shard End Crescent down towards the river and up to the Chester Road, booked onto set days. A single house is welcome, and neighbours can book onto the same day. The wide roads let the van sit at the kerb outside most houses, and nobody needs to be home as long as the side gate is left open.
One house type, one fixed price, and the exceptions
Because the stock repeats, a standard estate house can usually be quoted before anyone visits the property. What changes it is the small number of extended and altered houses, a porch or conservatory adding glass, or a rear elevation that has not been touched in years and needs a first visit taking twice as long. That first clean can cost more, and you will know at the quote.
Six-weekly as standard, four-weekly on the valley side
Six weekly is the standard interval here. Houses on the valley side often do better on four weekly, because the damp air puts a film back on the rear faster than the front picks up dust. Twelve weekly is workable for a front-facing house on an inner street, though by the end of that gap the frames want real work, more than a rinse. Winter visits continue, since rain does not undo a proper clean.

Frequently asked questions
Because it faces the Cole Valley. Shade, damp air and no drying wind is exactly what algae wants, and it settles in the frame corners and along the seals, not on the glass. The front of the same house dries within hours of rain. It is why we spend longer on rear elevations and why the valley side often goes on a shorter interval.
Yes, at every visit and inside the price. On this estate that matters more than it sounds, because growth on a shaded rear window sits in the frame and the rubbers, so glass-only cleaning leaves the window looking wrong. Where frames have been left for years the first visit takes longer, and we will tell you that when quoting.
No. Render is the one finish a pressure washer visibly ruins, and this estate is covered in it. A window visit covers the glass, the frames and the sills, and the wall itself is left alone.
Yes, on one of the scheduled Shard End days. Ask which scheduled Shard End day is next and we will book you onto it, and neighbours are welcome to join the same day.
No. The van carries its own water, already filtered, and the pole runs off it, so we can clean a house with nobody home and nothing switched on. All we need is a way through to the back garden. On this estate that is a side gate, and it helps a great deal if it is unlocked before we arrive.
