End of Tenancy Cleaning for Shard End Houses

Much of the estate is social-rented, and when one of those houses turns over the clean is a void job, ordered by the housing provider against its own re-let standard and invoiced to the organisation. The tenant moving out is generally not the person paying. That is a different transaction from a deposit-driven move-out clean, and it is worked differently.

The rest comes from small private landlords holding one or two former council houses, bought under right to buy and since let out, and from owners cleaning a house before a sale completes. There is no summer peak here. Turnover is spread across the year, which suits a scheduled B34 day far better than an emergency call-out.

A re-let standard and a deposit check are different jobs

A void clean and a deposit clean are judged by different people against different documents, and treating them as one job is how this goes wrong. A housing provider works to a written re-let standard, a target date for the property being back in use, and often a repairs team working in the property at the same time, so the clean has to follow the trades. A private landlord or an outgoing tenant is judged against an inventory and photographs instead. The recurring problems in a Shard End property are the same either way: a kitchen never degreased behind the cooker, mould in the bathroom sealant, and hall and stair carpet holding years of mud off the park.

  • Void turnarounds ordered by a housing provider against a written re-let standard and invoiced to the organisation
  • Small landlords letting a right-to-buy house, judged against an inventory, not a re-let specification
  • Kitchens where the gap beside the cooker and the extractor above it have never once been touched
  • Hall, stairs and rear rooms carrying ground-in mud from the country park footpaths
  • Handover dates set by somebody else, with repairs trades in the property at the same time

A fixed order through an empty house, so nothing is walked twice

We clean an empty property in a fixed order so nothing is walked back over: kitchen stripped and degreased including behind and inside the appliances, bathroom taken back to the grout and sealant, then all rooms worked top down, then floors last on the way out of the door. Window glass is cleaned on the inside; the outside is a separate window clean if you want it. We photograph the finished property room by room and send the set through the same day, which settles most disagreements before they start. Where trades are still working, coming back on a later scheduled day beats cleaning around wet paint.

  • Appliances pulled out and cleaned behind, which is the first thing any re-let inspection looks at
  • Mould in bathroom sealant treated, never painted over, with anything beyond cleaning reported to you
  • Room-by-room photographs sent the same day, for a housing officer or landlord who was not there
  • Sequenced to follow the repairs trades, never run alongside them

Voids, right-to-buy lets and pre-sale cleans in B34

This work sits inside the estate itself, and it arrives evenly through the year. Two or three properties for the same client fit neatly onto one scheduled B34 day. Access is easy: park at the door, carry equipment straight in, no permit and no shared entry. If the provider or landlord gives us a key or code, nobody needs to wait in, and a property with trades still booked can be put on the following scheduled day.

Size and condition, and why an empty house is easy to quote

We price by property size and condition, not by the hour, and an empty house is far easier to quote accurately than an occupied one because all of it is visible. What shifts the number is the oven, the extractor, how many carpets are staying and how far the bathroom has been allowed to go. Carpet cleaning and window cleaning are quoted separately so they can be taken or left, which matters to a housing provider working inside a fixed void budget. We do not clear houses, so if the property still holds furniture and bagged rubbish, that has to be dealt with before we can start, and we flag it at the quote.

One-off for a landlord, regular for a housing provider

This is a one-off by nature, booked when a property changes hands. It becomes regular on the provider side, where an organisation with stock across the estate may need several voids cleaned in a year. A small landlord with a single house books it at each change of tenant, and a few days of flexibility around the handover date helps fit it to a scheduled Shard End day.

Frequently asked questions

Yes. Two or three properties on the same Shard End day is simpler to organise than separate trips. Send us the re-let standard you work to and we will quote against that document, not a generic checklist of our own.

No clean can promise that, but this one gives you the best case for it. We clean to what an inventory clerk looks for and send photographs of every room the same day, so you hold evidence as well as an assurance. What we cannot alter is damage, worn carpet or missing items, and those are the things deposit disputes turn on more often than cleanliness.

No. Clearance is a separate trade and we are not it. If a property holds furniture, bagged rubbish or an abandoned fridge, that needs removing before we can clean properly, and it is far better flagged at the quote than discovered on the day. Tell us what is in there and we will tell you whether it is a problem.

Behind them, always. Plaster dust, paint and fitting work will undo a finished clean within an hour, so the following morning is better than paying for a job that has to be done twice. Give us the day the trades are due out and we will slot in after them.

Not really. Move-outs on this estate fall evenly through the year, so you are unlikely to be competing for a slot. What to plan around is the schedule: we come out on set days, so booking a couple of weeks ahead gets you the date you want.
