Shard End Path and Driveway Cleaning for Winter Grip
The estate was laid out with generous plots, concrete paths and, for most houses, somewhere to put a car, so there is plenty of hard standing here to clean. What exists tends to be original concrete, later tarmac, and block paving added by owners after right to buy. All of it raises the same first question, which is what the surface runs up against, because almost every path and drive on this estate meets a rendered wall somewhere.
The Cole Valley then splits the job in two. Paths, drives and patios on the shaded valley side hold moss and algae from October right through to March and get properly slippery, particularly the run from a back door to a gate that opens towards the park. On the sunnier side of the same street the identical slab dries out and stays reasonable. We quote them differently, because they are not the same amount of work.

Algae you cannot see that turns lethal after a frost
Grip is the problem here, more than staining. A north-facing concrete path sitting in damp valley air grows a film of algae that is almost invisible in daylight and lethal after a frost, and it is on the route people use every day with bins and dogs. The second issue is what surrounds it. Render comes down close to path level on a lot of these houses, and a rotary machine throwing water and grit at a rendered plinth marks it permanently. So the method is decided by the wall as much as by the slab.
- Shaded valley-side paths and drives that stay slippery from October through to March
- Back door to back gate runs, used every day for bins and for getting out into the country park
- Rendered walls coming down to path level, which rule out high pressure anywhere near the house
- Original concrete, later tarmac and owner-added block paving, often all on the same street
- Households who want the walked route done properly, even if the rest of the plot waits
Checking what the surface meets, because it is usually render
We work out the surface and what it abuts before a machine is started. Sound concrete and tarmac clear of the house take rotary pressure cleaning happily. Anything within reach of a rendered wall is worked at low pressure with the render shielded, or soft-washed instead. Then the part that actually matters on a shaded surface: a moss and algae treatment goes on afterwards, which kills what the cleaning did not reach and holds the growth off for a good deal longer than a hard blast on its own ever manages. Block paving may need re-sanding afterwards, which is quoted separately when the joints need it.
- Method chosen by what the surface abuts, because render and high pressure do not mix
- Treatment applied after cleaning on shaded surfaces, which is what buys the extra months
- Joints cleared of moss and weed, because growth down in the joint is what makes a path treacherous and not only green
- Block paving re-sanded where the joints need it, quoted separately
More detail on the equipment and the order of work: how we do patio & driveway cleaning, step by step.
The walked route on a shaded plot
A typical Shard End job is a path, a bin run and a drive, far more often than an ornamental patio, and the greatest need is on the roads backing onto the country park. Autumn suits a shaded path, ahead of the icy months, and spring suits a drive once the winter growth has shown itself. Access is easy: the van parks on the drive or the verge, hoses run straight out, and nothing is carried through a house or an entry. Nothing has to be moved out of the house first.
Why a second surface on the same visit makes sense
We price by area and surface. Setup costs the same amount of time whether the surface is a path or a full drive. That is why doing the drive and the back path in one visit is much better value than either alone. Block paving can cost more where the joints need re-sanding, which is quoted separately. We are happy to scope down to the surfaces that are a hazard and leave the rest, and we will tell you which those are. A single small strip is best booked onto a scheduled B34 day alongside other work.
An autumn treatment ahead of the icy months
A shaded valley-side path wants doing annually, and autumn is the right slot, since the aim is a winter in which nobody slips on their way out to the bins. A drive on the drier side of the estate goes two years comfortably. Where a treatment has been put down afterwards you can usually stretch either interval, and that is the whole argument for treating a surface after the clean.
Charles was great. He was very professional and did a great job.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.
Excellent job, highly recommended.

Frequently asked questions
No, not against render. High pressure marks render and drives water into it, and this estate is rendered almost throughout. We shield the base of the wall and work at low pressure near it, or soft-wash that last stretch entirely. It takes a little longer, and it is what separates a clean path from a plinth left looking patched.
Longer, yes, than a clean on its own, which is exactly why we treat afterwards. The path is shaded by the valley and will never dry properly, so nothing keeps it clear forever. A clean plus a treatment in autumn usually carries a household through to spring with grip underfoot, and that is the realistic promise.
Yes, considerably. Setting up is most of the fixed cost, so a second surface on the same visit is far cheaper than a separate booking. If the budget only stretches to one of them, do the back path, because that is the route walked every day in the dark and it is the one that is dangerous in January.
Probably not, and there is no point turning it into an annual visit. Surfaces that get sun and airflow dry between showers and stay reasonable for a couple of years. The heavy annual need is on the shaded valley side. Look at whether your path carries a green film in February and that will tell you more than a quote will.
Yes, and we will not push the full job. Doing the path and the bin run and leaving the rest is a sensible way to spend the money. A small job like that is best booked onto a Shard End set day, and a neighbour can book the same day.
