Window Cleaning for Kitts Green’s Rendered Estate Semis

Window cleaning suits the B33 housing well. Window layouts, sill heights and roof pitches repeat street by street, so one property on a road is a good guide to the next twelve. Estate roads are wide, verges give somewhere to stand, and most houses have off-street parking, so the van sits where it needs to and the pole goes up from the ground with nothing touching the building.

The complication is that identical no longer means identical. Right to buy meant windows were replaced privately, at different times, to different specifications, so one half of a mirrored pair may still be on slim early replacement units in the original openings while its twin has a wide bay, an enclosed porch and cladding above. Two neighbours can genuinely need different work and different prices, and averaging the street would only overcharge someone.

Green render, textured sills and the glazing right to buy added

The specific problem on this stock is that the walls are working against the glass. Render and pebbledash shed a fine grit and, once a gable has gone green, rain carries that discolouration straight down over the windows below it. Sills on these houses are wide and textured, not smooth, so dirt lodges in the band under the opening and stays there when only the glass is done. Add the porches, side glazing and rear conservatories that arrived with private improvement, and a house that looks like a simple six-window semi from the pavement often is not once you walk round it.

  • Run-off from green render and pebbledash streaking down over the glass below a gable
  • Wide textured sills and rendered reveals that hold grit, so cleaning only the glass leaves the job looking unfinished
  • Enclosed porches, side glazing and rear conservatories added privately, adding units that are not visible from the front
  • Mirrored pairs where one house has original-opening replacements and the other a wide bay, so the count differs door to door
  • Houses backing the Birmingham to Coventry line, which pick up embankment grit and seed debris the rest of the estate does not

Pure water from the ground, with nothing leaning on the pebbledash

Everything is done from ground level with filtered pure water on a pole. On rendered and pebbledashed elevations that is the only sensible approach: a ladder foot against pebbledash cracks the finish off, and leaning anything on a rendered reveal marks it. Frames, sills and the textured band beneath each opening are brushed with the pole, because that is where the visible dirt sits on this housing. Older aluminium and early uPVC units on the unimproved houses get a lighter touch than a modern sealed unit three doors along. Conservatory side glazing is included, roofs quoted separately.

  • Pure water on a pole from the ground, with nothing resting against render, pebbledash or a conservatory frame
  • Textured sills and rendered reveals brushed with the pole, which is where estate housing holds its dirt
  • Lighter handling on surviving early replacement units than on the newer bay next door
  • Porch glazing and conservatory side panels counted in at quoting stage, not added as a surprise on the day

Booking a whole road together

Kitts Green is covered on scheduled days, so book a week or two ahead. If several houses on your road join the same cycle, they can all be done on the same visit. Shopfronts on the Kitts Green Road parade can go on a weekly or fortnightly set day, done from an 8am start before trading gets going.

Counted opening by opening, never averaged along the road

Price follows the number and type of openings, and the footprint of the house matters little, which is why two houses that look identical from the pavement can differ. A wide replacement bay, an enclosed porch and conservatory side glazing between them add several units to a property that started life with six windows. Each house is quoted on its own count, with no single figure set for the road in the hope it evens out. A one-off after a year of nobody touching them costs more than a scheduled clean, because a year of render run-off needs a second pass.

Six to eight weeks on estate roads, sooner along the Meadway

Six to eight weeks suits most of the estate. Houses fronting the Meadway pick up traffic film faster than those on the quieter estate roads behind it and do better on four to six. Where a gable has gone green, the windows below it will look tired again quickly whatever we do, so a shorter interval on that elevation is the practical answer. Twice a year is defensible on a rear elevation nobody sees.

Frequently asked questions

Yes, comfortably, from the garden and never from anything structural. Nobody should stand on a polycarbonate conservatory roof, because those roofs are not designed to carry weight and the glazing bars on a twenty-year-old one are tired. The pole clears it from ground level.

No. Pebbledash breaks away where a ladder foot or a stile presses on it, and once a patch is off the wall it stays off. That is exactly why we work with a water-fed pole from the ground on this housing. It is also faster on a road of houses that all share the same sill height.

Because the windows are not the same any more. These were built as matched pairs and then improved separately after right to buy, so one might have four large units where the other has eight smaller ones, plus a porch. We count what is there. Averaging the road would mean somebody paying for their neighbour’s bay.

Yes, the whole of Kitts Green and Lea Village, either side of the line. B33 is covered on set days, so booking a week or two ahead is the way to get the day you want.

Look above the window, at the wall. If the render or pebbledash on that elevation has gone green, every shower carries some of it down the wall and over the glass, so the windows dirty faster than the interval suggests they should. A shorter interval on that side of the house keeps the glass looking right.
