Deep Cleaning Rednal Estate Houses and Lickey Road Semis

A deep clean in Rednal is shaped by the housing. It is mostly solid post-war semi-detached and short-terrace property, much of it built as a council estate and long since bought by the families living in it, plus the 1930s ribbon strung out along Lickey Road. Square rooms, small kitchens, one bathroom, and a back door that opens towards the hills.

Birmingham draws its supply from the Elan Valley and it arrives soft, so heavy scale is rare in a Rednal bathroom and a descaler has little work to do. What we break down instead is soap film on the bath and the screen, cooking grease that has travelled off a small hob onto every surface within reach of it, and mould rooted into grout and sealant. On the gable facing the hills there is usually black spotting where the ceiling meets the wall.

Sealed-up post-war rooms with nowhere for the steam to go

These houses were built to be warmed by one fire and aired by opening a window, and a great many are now sealed up with replacement glazing and no working extractor anywhere in them. Moisture off a bath or a pan of potatoes has nowhere to go, and grout, sealant and window reveals absorb the consequence. The kitchens are the second half of it. A small square room with the cooker hard against a wall throws grease onto the cupboard doors, the ceiling and the door architrave at once. Then there is the back of the house: gardens here run out onto green space, so the kitchen door is a working entrance all year and whatever comes off the hills comes in through it.

  • Bathrooms with no working extraction, where the sealant carries mould and scale is rarely the issue
  • Small square kitchens with the cooker tight to a wall, spreading grease onto doors, ceiling and architrave together
  • Black spotting on the gable facing the hills, where the wall stays cold and the air never moves
  • Kitchen doors doing the work of a front door, because the garden opens onto the Lickeys and people come and go that way
  • Open fires and multi fuel stoves still in use, leaving fine soot across hearths, mantels and the chimney breast

Soot lifted dry, then grease worked down from the ceiling

Everything dry and everything high goes first, so what we dislodge lands on a floor we have not yet touched. Hearths, stove glass and the wall above a fire are taken with a HEPA vacuum before any cloth goes near them, because soot smears the instant it meets water. The kitchen is degreased from the cupboard tops and ceiling downward, then the oven, the hob and the hood filter. Grout and sealant get a mould product and are left to work, with no scrubbing. The back door lobby, the mat well and the threshold are done last and done properly, since that is where the hills arrive.

  • Soot lifted dry from hearths, stove glass and chimney breasts with a HEPA vacuum before anything wet is used
  • Kitchen grease worked downward from cupboard tops and ceiling, ahead of the oven and the hood filter
  • Mould product given real dwell time in grout and sealant, with a plain answer where the silicone is stained right through
  • Back door threshold, mat well and lobby cleaned last, because that entrance carries the traffic here

Who books a deep clean in Rednal

Three situations cover most of it. A house that has been in one family since the estate was built is being sold or passed on, and sixty years of belongings have to come out of the cupboards first. A household that has coped alone for years wants the place put right before a birthday, a funeral or Christmas. Or somebody has just bought on the estate and wants it stripped back while it is still empty. Parking takes a moment of thought on the steeper streets, so we pull in below the house, clear of a falling drive, but getting about indoors is easy enough.

Soot, sealant and the oven: what shapes a Rednal price

Condition sets the figure far more than the bedroom count does, and two identical semis on the same Rednal street can be half a day apart. What moves it: how many bathrooms there are and how far mould has run through the sealant, whether a stove or an open fire has left soot across a chimney breast, how badly the oven and the hood filter have been let go, whether a conservatory is being treated as a room, and whether carpets are extracted on the same visit. We would sooner look at it once, or work from photographs sent over on WhatsApp, and hand you a fixed number.

A spring clean and a late autumn one, once the leaves stop

Twice a year suits most households here, and the timing repays a little thought. Spring, once the heating has gone off, is the obvious one. The second is better taken in late autumn than in December, once the leaf season has finished walking itself through the back door. Shorten the gap where a bathroom has no extraction at all, because mould returns quickly in a room that never fully dries out. A house being sold or moved into wants one clean at the changeover and nothing beyond that.

Frequently asked questions

No need. The supply here comes soft off the Elan Valley, so taps, screens and tiles mostly collect soap film and body oils, with little scale. That wants a degreaser and some patience. If a kettle or a shower head does show light scale, we deal with it on the day.

Most of it, provided we take it dry first. Soot is fine and greasy and a wet cloth turns it into a smear across the whole wall, so we vacuum it off with a HEPA machine and only then wash down. Where a stove has been used hard for years the paint above it may have discoloured, and at that point we stop scrubbing and show you.

Because that wall faces the hills, stays cold, and has furniture pushed against it so the air never moves there. What you are seeing is condensation mould. We can take it off and treat it, but it comes back unless something changes about how that room is heated and aired, and we would sooner tell you that than sell you a repeat visit.

Yes, where it is genuinely used as a room. Internal glass, glazing bars, sills, frames and the floor. The roof and the outside of it belong to a separate job with a soft wash and a pole, which we price on its own, apart from the interior figure.

Most of a working day for a typical three bedroom, and longer where an oven has been neglected or a stove has been soot marking a chimney breast for years. The 1930s houses on Lickey Road tend to run longer again because there is more of them. You get the time estimate alongside the fixed price.
