Rednal Driveway and Patio Cleaning That Works With the Slope

Almost nothing in Rednal is level, and a drive that falls is a different job from a drive that does not. The fall decides which end greens up, where silt collects, and where the water goes when we start washing. Get that wrong and you push a season of moss and grit straight at a garage door, a back gate or the plot below. So the first thing we do here is stand at the bottom and look up, before plugging anything in.

The surfaces themselves are of their era and of the decades since. Original concrete with expansion joints, block paving laid over the top in the 1990s and 2000s, brick or concrete steps up to the front door, and paths that step rather than ramp. Add the leaf load from the woodland edge sitting on all of it every autumn and you get a very particular pattern of staining that a single pressure setting will not deal with.

Green low ends, leaf shadows and slippery steps

A Rednal frontage goes wrong from the bottom up. The low, shaded end holds water long after the top has dried, so moss and algae take hold there first and the difference between the two ends of the same drive can be startling. Leaf is the second thing. A mat of wet leaf left on concrete or block paving over winter leaches tannin into the surface and prints a dark shadow of itself that people mistake for permanent staining. And then there are the steps. Everybody worries about how the drive looks and almost nobody mentions the steps, which are where algae stops being an appearance problem and becomes the reason somebody falls.

  • Shaded low ends that stay wet after the top has dried, greening months ahead of the rest of the drive
  • Tannin shadows printed into concrete and block paving by leaf mats left over winter
  • Steps and stepped paths, where growth is a fall risk as much as a stain
  • Silt and growth carried downhill by run off and collecting against a garage threshold or a boundary
  • Kiln-dried sand washed out of block paving joints, faster on a slope than on the flat

Washing with the fall so the run off goes the right way

We read the fall of the ground first and work with it, so run off travels away from the house and clear of anything downhill of you. The surface is identified before a machine is started, because the wrong setting is permanent: sound concrete and block paving take rotary cleaning at working pressure, older tarmac is cut right back or it pits. Tannin shadows get a treatment and dwell time; more pressure only polishes the surface around them. Anywhere the surface meets pebbledash or render we drop to a soft wash. Displaced silt is collected at the low point instead of being flushed into the road.

  • The fall of the plot read first, so run off is directed away from the house and off your neighbour’s ground
  • Tannin shadows from leaf mats treated chemically with dwell time, not attacked with more pressure
  • Steps and stepped paths done by hand at the edges, since that is where a slip actually happens
  • Silt gathered at the low end and taken away, kept out of the gully and the road

Drives, steps and paths on a slope

The typical Rednal quote is a drive that falls towards the road or towards the garage, a flight of steps up to the door, a path along the side of the house, and often a patio at the back that steps down into a garden opening onto green space. Pricing the whole frontage in one go usually makes sense, because a bright drive next to a green flight of steps looks odd, and the setup is the same whether we do half of it or all of it. Most people look at it in spring, once the winter growth is visible from the pavement.

Steep falls, old growth and jointing sand in a Rednal quote

Area and condition set the number, but on this ground access matters too. A drive that falls steeply takes longer to work, because we manage the run off as we go. A block drive done two years ago is a quick morning. Concrete that has been green along the shaded end for five years wants a treatment as well as a wash. Two things worth hearing before you commit. Tannin shadows lighten a long way and sometimes go completely, but a leaf mat left on porous concrete for several winters can leave a mark that stays. And washing block paving lifts the jointing sand, which has to go back or the blocks start to move, and on a slope they move sooner, so re-sanding is quoted separately when the joints need it.

Yearly for the low end and the steps, spring for the rest

Every year or two for most drives here, but annually for the shaded low end, the north facing path and any flight of steps, because those green up faster on damp ground under tree cover than the open half of the same plot does. Steps sit on a safety interval and are worth doing on their own if nothing else. Spring is the natural slot, once the winter growth has shown itself, and pairing it with the gutters saves a separate trip out.

Frequently asked questions

Wherever the ground sends it, which is why we look at the fall before we start. Run off is directed down and away from the house, and we collect the silt at the low point so none of it washes onto a neighbour’s plot or into the road gully. If the low point is your garage threshold, we say so and work the drive in sections to keep water off it.

Shade and drainage together. The low end sits wet for hours after the top has dried, and under tree cover it may not properly dry at all between November and March. Algae only needs damp and time. It comes off completely, and if you want one part of the drive done annually and the rest less often, that is a sensible way to spend the money.

Usually most of the way and often entirely. That is tannin leached out of a wet leaf mat sitting on a porous surface, so it wants a treatment and time to work; more pressure just polishes the concrete around the mark. Where a mat has sat through several winters some shadow can remain, and we will show you a test patch before you decide.

Yes, and the steps are the part we would do first if you only did one. Algae on a tread is a genuine fall risk, especially on a stepped path that people come down carrying shopping. Edges and nosings are done by hand, with the rotary head kept off them, because that is where the growth sits.

Yes, and on a slope it matters more than it does on the flat. Cleaning block paving inevitably takes the kiln dried sand out of the joints, and without it blocks on a falling drive start to creep as well as rock. Re-sanding is quoted separately when the joints need it, so you can decide with the figure in front of you.
