End of Tenancy Cleaning in Blackheath, Market Terraces to Shop Flats

Blackheath’s rental stock is small and scattered: privately let ex-council semis on the estates, terraces behind the market held by landlords with one or two properties, flats and offices converted above the shops on Halesowen Street and the High Street, and a share of the 1990s town-centre houses on shorter professional lets. There is no student wave and no seasonal peak here. Tenancies end all year round, a few at a time, so a place on one of the set days is easy to find if you book ahead.

The standard we clean to is the one an inventory clerk writes down. That list runs to the same length whether the flat has one bedroom or the house has four, which is awkward arithmetic where deposits are modest. So we agree a fixed price against a room count before starting, and no hourly clock runs on a small property. The town sits in Sandwell, roughly twenty-five minutes up the road from our base in Selly Oak.

The oven, the mould and the carpet: where Blackheath deposits go

Three things account for most of the money lost at a Blackheath check-out. The oven is the first, as it is everywhere, and particularly the freestanding cookers in the older estate kitchens that have never once been pulled away from the wall. The second is mould in bathroom grout and silicone, which in these small, badly ventilated bathrooms is a ventilation failure rather than a cleaning one and gets charged to the tenant anyway. The third is the flats above the shops, where a kitchen and a living room share one space and a tenancy of cooking has gone onto every surface in it, ceiling included.

  • Freestanding cookers in older estate kitchens, moved for the first time in years on the day of the check-out
  • Small bathrooms on a single fan, where grout and silicone darken and the charge still lands on the tenant
  • Flats above the High Street shops with one combined kitchen and living space carrying a full tenancy of grease
  • Modest deposits, so a fixed price agreed beforehand matters far more here than an hourly rate does
  • Handovers landing a few at a time month by month with no seasonal bunching, so a place on a set day is easy to find when booked ahead

Down the inventory item by item, or the clerk’s list where none exists

Where a check-in inventory exists we work down it item by item, and where none was ever taken we use the checklist a clerk would arrive with. Kitchens come first, since that is the room a deduction normally comes out of: the oven inside and out, its racks and glass, the hob, the hood and its filter, the narrow gap the cooker slides into, and every cupboard. Bathrooms are worked down to the grout lines and the silicone bead, well past a wipe round. Each room is then detailed, with cills, reveals, skirtings and the tops of doors given real attention, because those are the surfaces a report photographs. Damage is recorded and never disguised.

  • Cleaned item by item down the check-in paperwork, if the tenant or the agent still has a copy to send over
  • Oven, hood and filter inside the quoted price, never sold on afterwards as an upgrade
  • Room-by-room photographs at completion, the evidence that settles most deposit disagreements
  • Where the mould was and how bad, recorded in writing with photographs, which gives a tenant something to lodge

Where B65 changeovers come from

Rented stock here spreads across the privately let ex-council semis, the small terraces behind the market, the flats above the shops and some of the 1990s houses. A good deal of it belongs to one and two-property landlords, with a few agents on the High Street, so a check-out might be booked by the tenant, the landlord or the agent. Blackheath is covered on set days, and a check-out booked ahead onto one of them is the easiest to fit.

Room count and condition, fixed before the start on a small B65 let

We price on room count and condition, fixed before we start. A one-bedroom flat above a shop is a short job, usually a few hours, and the figure reflects that. A three-bedroom semi whose cooker has not moved in five years is another proposition entirely, and the oven is the single biggest swing on any quote we write here. After that it is how many bathrooms there are, what state the grout is in, and whether anything carpeted has to go through the extractor. Photographs on WhatsApp get you a firm number the same day. We will also say when a property is close enough to finished that a half day would do, since on a modest deposit that difference matters.

One clean per tenancy, booked onto a set Blackheath day

Once per tenancy, and the booking window in Blackheath is relaxed. Handovers land in ones and twos month by month, so booking ahead onto a set day is straightforward, and a week or more of warning is ideal. The one predictable squeeze is the run into Christmas, when landlords want a property re-let before the quiet weeks. Tell us when the keys are due and we will slot it onto a scheduled day.

Frequently asked questions

Yes, there is a minimum, because setting up takes the same time for a small flat as for a large house. It is modest, and on a one-bedroom flat above a shop the total stays small. We do not run an hourly rate on a tiny property and let it drift, since that is how people end up paying more than the deposit is worth.

Not without pushing back, politely. In a small bathroom running on one fan, black growth in grout and silicone comes from condensation, and a tenant can clean every week and still get it. We will remove it, and we will record in writing where it was, how bad, and that the room runs on a single fan. For a disputed deduction that note often does more good than the cleaning did.

As soon as the handover date is fixed. Blackheath is covered on set days, so booking ahead puts you on the right one, and with changeovers spread through the year there is nearly always room. The run into Christmas is the one time to book earlier than usual.

Only if the clause requires it, so read it first, because plenty of agreements require it in writing and plenty do not. Where yours does, hot water extraction is quoted as its own line and you are given a receipt carrying the address and the date it was done, which is the document an agent will want. Where it does not, we will point that out and leave it off the quote.

Yes. With the small landlords who own much of the rented stock here, that is a sensible arrangement. We work from whatever checklist they use and bill them directly. It saves a tenant paying out and then chasing the money back through a deduction, which on a modest deposit is a real difference.
