End of Tenancy Cleaning in Smethwick, Whole Houses and Let Rooms
End of tenancy work in B66 and B67 has no season. So much of the stock is landlord-owned or in multiple occupation that rooms come free in ones and twos right through the year, and the call usually comes from an agent or an owner with a handover date, not the person moving out.
The standard being applied is a clerk’s list, and on this stock the same items tend to be marked. Oven cavity and door glass. A filter nobody has taken out of the hood. Fridge seals, grease down the side of the cooker, mould in the shower sealant, the top edges of the doors. Send us the check-in inventory for the room and we clean to that instead.

Checking one let room while the house stays occupied
A room in a Smethwick multi-let is checked against an inventory taken when it was empty and freshly cleaned, and in most cases the shared kitchen and bathroom are checked with it while four other people are still using them. That gap is the whole job. Twelve months of several households cooking on one hob leaves grease on the wall, the hood and the gap beside the cooker, and a bathroom in constant use grows mould along the sealant. Deposits here are lost to grease, soap scum, mould and scale together, because the supply is hard South Staffs water, not the city’s soft Elan Valley. The pressure is real because the money and the handover date both belong to somebody else.
- Rooms coming free one at a time in houses that are never fully empty, with other tenancies running around the clean
- Shared kitchens where several households have used one cooker and one extractor for a year
- Inventories taken on an empty, freshly cleaned room and checked against one that has been lived in hard
- Handover dates fixed by an agent, often with the next tenant moving in the same week
- Grease, soap scum and grout mould, and scale with them, because the supply here is hard South Staffs water
Room inventory first, shared kitchen next
Where the agent can produce the check-in inventory for that room we clean to it line by line, and where nobody can find one we work to the clerk’s standard. The kitchen goes first, because that is where the money goes: oven cavity, racks and door glass, hob, hood, filter, the strip of wall and floor beside the cooker, cupboards front and back, and the fridge and freezer with the seals pulled open. Bathrooms are taken to the grout and the sealant. The room is then detailed down to skirtings, frames, switches, cills and the insides of wardrobes and drawers, and photographed as it is finished.
- Cleaned against the check-in inventory for that specific room wherever the agent can produce it
- Photographs on completion sent with the invoice, since the payer is rarely at the property to look
- The hood filter, the fridge seals and the strip beside the cooker are inside the price, not things we come back and add on
- Shared kitchen and bathroom done in one block, scheduled around the tenants who are still living there

Voids and single-room changeovers across B66 and B67
The work is spread across the terraces off Cape Hill and Windmill Lane, the landlord-held stock towards West Smethwick Park and the flats in the post-war blocks. It runs steadily through every month of the year with no summer spike. Keys usually come from an agent’s office, not a departing tenant. At roughly twenty minutes from our Selly Oak base, a void found on Monday can normally be turned round before the end of the week.
One room and a share, or a whole house handed back
Two things set the price: how much of the property we are cleaning and what state it has been left in. A single let room plus a share of the kitchen and bathroom is a very different quote from a whole house handed back at once, and we price them separately, since a room is not a small house. The oven is the largest single variable and always is. Beyond that: count the bathrooms, judge how deep into the sealant the mould has travelled, check whether the agreement calls for carpet extraction, and note whether furniture and belongings are still sitting in the room. Photographs of the kitchen and bathroom give you a fixed price.
Several times a year in a house let by the room
Once per tenancy, but in a Smethwick house let by the room that can mean several times a year in the same building. Book as soon as the handover date is confirmed. Because the work here is not compressed into a few weeks, two or three days will usually get you a slot, and a room that comes back unexpectedly can often be done within the week.

Frequently asked questions
No. We quote the room plus the shared kitchen and bathroom, which is what the check-out on a room let will actually look at, and we leave the other tenancies alone. If the landlord wants the hall and stairs adding while we are there we will price that separately so it is clear what was bought.
For the room, yes, and for the shared areas as far as their belongings allow. We cannot clean inside a cupboard full of somebody else’s food or behind a stack of another tenant’s things, and we will list what we could not reach so it does not turn up on a check-out report. Doing the shared kitchen in one uninterrupted block, while nobody is cooking, makes a real difference.
Yes, and in B66 and B67 that is the usual arrangement, because the clean is normally ordered by whoever owns or manages the property. We can work from an agent’s own checklist, send photographs of each finished room with the invoice. Tenants who book direct are quoted the same way.
Usually. Smethwick is about twenty minutes out, so a short-notice void here is realistic. Ring with the address and the handover time. If we cannot fit it we will tell you straight away so you can try somebody else while there is still a day in hand.
The oven interior and door glass first, comfortably. Then the extractor filter, fridge and freezer seals, the gap beside the cooker, and mould in shower grout and sealant. Limescale belongs on that list as well: this is hard South Staffs water, not the soft Elan Valley supply over the border, so the taps and the shower screen are worth ten minutes each.
