Regular Cleaning for Sparkhill Terraces and Converted Villa Flats

A great deal of Sparkhill housing has been divided, and a flat inside a converted villa is its own shape of job. The ceilings are high and the cornice and picture rail sit well above the height most cleaning ever reaches. The kitchen has usually been fitted into what was a back bedroom, so it vents into the room and not out of it. There is one bathroom, and a chimney breast eats the usable wall in at least one room. None of that is like cleaning a purpose-built flat of the same floor area, and pricing it as though it were is how visits run short.

The boundary needs to be exact, because in a divided building it matters. This is your own front door inwards. Shared stairs, landings, shared kitchens and bin stores in a house of several lets belong to whoever owns the building and are arranged for the whole property on a separate footing, so nothing on this page depends on that. If you are a landlord letting one self-contained flat, the arrangement is the same as it is for an occupier: a written scope, the same weekday each time, a figure that holds.

Tall ceilings and back-bedroom kitchens in Sparkhill conversions

The demand here follows the way the buildings have been altered. Height is the first thing: cornices, picture rails and the tops of tall doors are above the working line and simply never get done unless somebody plans for them. Ventilation is the second. A kitchen in a former bedroom with a recirculating hood keeps its grease inside, on the wall behind the hob, so that wall wants wiping every visit or it turns into a strip-back job. Then there is the street. Stratford Road dust reaches a front room through a sash or a letterbox as readily as through an open door, and the terraces sit close to it.

  • High ceilings, picture rails and cornices in the subdivided villas behind the Stratford Road, sitting above the height most cleaning ever reaches
  • Kitchens fitted into what was a back bedroom, where extraction is poor and grease settles on the wall behind the hob
  • One bathroom serving a whole flat or a whole family, with grout and sealant that never get a dry stretch
  • Street dust off the Stratford Road, reaching a front room through a sash or a letterbox as readily as through an open door
  • Landlords letting a single self-contained flat who want condition held through the tenancy, not restored at the end

Named rooms, extending tools and a rota for the cornices

The scope names every room we enter, which in a divided building is not a formality: it is what stops any question later about a door that was never ours to open. Cornices, picture rails and the tops of doors go on a rota with extending tools, so each visit covers the routine plus one high-level item, and the whole set comes round over a few visits. The wall and splashback behind the hob are done every visit in a converted kitchen, because that is where the grease actually lands. Everything is carried up the shared stair by hand and nothing is left standing on a landing other people have to pass.

  • Cornices, picture rails and the tops of doors covered on a rota with extending tools, whether or not anyone has noticed them
  • The wall and splashback behind the hob wiped down every visit, because a kitchen in a converted bedroom vents into the room and not out of it
  • A scope that names every room we enter, so nothing behind anybody else’s door is ever in question
  • Kit carried up the shared stair with nothing left standing on a landing that other households have to use

Homes behind the high street

Visits run on the roads behind the Stratford Road and out towards Sparkhill Park, where the villas were divided and the terraces run close together. There is no off-street parking to speak of, and indoors the height is manageable but the walk from the van is not, so we park once and carry everything the last stretch on foot. Sparkhill is about twenty minutes from Selly Oak, which makes an 8am slot realistic, and a slot within the week is usually possible. Properties along the park edge take more leaf litter and grit onto the front path, and it walks straight in.

Ceiling height and the carry upstairs in a subdivided B11 villa

The visit is priced on the time the property genuinely takes, and in a subdivided villa the ceiling height and the carry up the stair matter more than the floor area does. A tall room with a cornice is a bigger job than a low modern one of the same size, and pricing it as smaller just produces a rushed visit. What else moves the figure is the number of rooms in scope, pets, and how often we come. If a neighbour on the same few streets wants the same morning, that is easy to arrange. There is no minimum term on any of it.

Fortnightly in a converted flat, weekly in a family terrace

Fortnightly suits a one or two bedroom flat in a conversion. Weekly is the better fit for a full terrace with a family in it, particularly where the kitchen has poor extraction, because grease on a wall is much easier to keep off than to take off. Monthly only works if you are keeping on top of the day to day yourself and want the kitchen, bathroom and floors done properly. High-level work sits on a rota inside whichever frequency you choose.

Frequently asked questions

No, not as part of a flat visit. Shared areas belong to the whole building and are arranged with whoever owns or manages it, on a separate schedule and a separate invoice. Your visit starts at your own front door. If you are the owner and want the shared parts covered too, ask for that as a building arrangement, kept apart from a tenant’s clean.

Yes: it changes where the grease goes. A recirculating hood filters and returns the air to the room, so the wall behind the hob, the units either side and the ceiling above take the residue. That wall goes into the scope as work at every visit, which keeps it wipeable. Left for months it becomes a strip-back job with a different price.

Yes, with extending tools from the floor, and they sit on a rota instead of being claimed every visit. In a converted villa those are the surfaces nobody has touched in years, so the first pass takes longer than the ones after it. That extra time is set out when we scope the flat.

Yes. We agree a written scope with you, invoice you or your agent directly, and the tenant agrees the access arrangement so nobody is surprised by a key turning. It is a different thing from a changeover clean: this one holds condition through the tenancy.

Wherever the street allows, which on these roads is rarely outside the door. Everything is carried in, and where several addresses sit within a few hundred metres we park once and walk between them. It is the only workable method on these streets.
