Kitts Green Patio and Driveway Cleaning Beside Render and Pebbledash

Walk any estate road in B33 and you will see the same house repeated with completely different ground in front of it. One has a dropped kerb and a concrete or block-paved apron laid where the lawn was, the next still has grass and the original path, and a third has slabs put down at some point in the 1990s. That variation is the whole job. There is no single surface to quote for on this housing, so every frontage is quoted on what is actually there.

The back is more consistent: a concrete path running down to a shed or outbuilding, usually a slab area outside the conservatory, and a boundary that shades one side of it for most of the year. Those shaded rear paths are where the moss is, and they are the ones people walk to the bin on in the dark. Doing the front and the back in the same visit makes sense, because setting up takes the same time either way.

Mixed aprons, shaded rear paths and walls that cannot take a blast

The areas here are small, and that shapes the job: aprons of poured concrete, pressed 1930s paving, later slabs and the occasional block layout, mostly under fifty square metres, sitting hard against rendered or pebbledashed walls. That last point drives the method more than anything. The growth is moss and algae more than ingrained traffic dirt, the risk is slipping on a shaded rear path, and the constant is that whatever we use has to work within a couple of feet of a wall finish that will not tolerate being blasted.

  • Front aprons laid privately after right to buy, so the surface differs house by house along one road
  • Original pressed 1930s paving that has gone porous and holds green down in the surface, not just on it
  • Shaded rear paths to the shed and the bins, which are a slip problem before they are an appearance one
  • Slab areas outside rear conservatories, where run-off from a green polycarbonate roof keeps the paving damp
  • Render and pebbledash at the base of every wall, which rules out working at high pressure close in

Identify the surface first, then keep the lance off the render

The surface gets identified before anything is switched on, because on one Kitts Green frontage you can meet poured concrete, pressed paving and block within a few metres. Sound concrete and block take rotary cleaning happily. Old pressed slabs, tarmac aprons and anything that has gone friable are treated at reduced pressure or soft-washed instead. Along every wall we drop the pressure right down and work away from the elevation, because rebound off a lance can knock pebbledash off a wall. Displaced silt is lifted and carried out, never pushed towards the nearest gully.

  • Surface identified first, since a single frontage here often carries three different materials from three different decades
  • Pressure dropped and the lance angled away from the wall wherever we are working near render or pebbledash
  • Moss taken out of the joints and off porous 1930s paving, which restores grip as well as colour
  • Block paving re-sanding quoted separately where the joints need it, since the kiln-dried sand comes out with the growth

Small areas, easy access, done together

The practical advantage of these estates is that everything happens off the van at the kerb. Wide roads and verges mean we can set up directly in front of the property, run a short hose and work, with no narrow entry to carry equipment through and no fight for a parking space. B33 is covered on set days, so book a week or two ahead, and spring is the natural time, once the winter growth on the shaded rear paths has become obvious.

Why a lone B33 front apron is better quoted with the rear path

Setup takes the same time whether the area is twenty square metres or two hundred, so a small front apron on its own is not cheap in proportion, and it is better to know that at the quote. The front, the rear path and the slab area outside the conservatory quoted as one visit is much better value. Two cost notes apply to this housing. Block paving loses its jointing sand in cleaning and has to be re-sanded afterwards, which is a separate line on the quote. And old oil soaked into porous concrete lightens considerably but rarely vanishes.

Every year or two out front, every winter for the shaded path

Every one to two years for a front apron that gets sun for part of the day. Annually for the shaded rear path down to the shed and bins, where the point is grip through the winter rather than how it looks, and annually for slab areas sitting under a conservatory roof that sheds algae-laden water onto them. Spring is the natural booking here, once the winter growth is visible, though autumn works if you want the walked routes clear before the clocks go back.

Frequently asked questions

Yes, at full pressure held square to it, which is why we reduce the pressure and work away from the wall. A lance held square to pebbledash at full pressure will take the aggregate off, and rebound from cleaning the paving right up against the base does the same thing more slowly. It is the most common way this job gets done badly on estate housing.

Yes, especially with the rear path added. On its own it costs more in proportion, because setting up takes as long as it would for a bigger area, so adding the rear path and the area outside the conservatory makes far better use of the visit, and a neighbour on the same road can book the same morning.

Yes, and on a route walked in the dark it is worth doing properly, since sweeping will not shift it. The green is algae growing on damp concrete, and taking it out of the surface restores the grip. It will come back, because that side of the garden stays shaded, so an annual clean before winter is the realistic approach.

Yes, if it is block. Cleaning inevitably washes the kiln-dried sand out of the joints, and without it the blocks start to move and weeds return faster. Where the joints need it, re-sanding is quoted separately, and it goes into the quote from the start.

Almost always here, yes. Most of these semis have a side gate and a passage down the side of the property, which is one of the easier layouts we work with. If your house is one of the short terrace types with shared rear access, tell us when you book and we will plan the hose run accordingly.
