End of Tenancy Cleaning for Kitts Green Family Houses and Voids
The rented share of Kitts Green is a mixture of private landlords who bought former council houses and properties still in social ownership, and both produce a regular trickle of turnarounds. There is no season to it. A family house on these estates comes empty in February as readily as August, and B33 is covered on scheduled days, so booking a week or two ahead is the way to secure the date you need.
The check-out is judged against the inventory, however tidy the house looks from the doorway, and on this stock the flagged lines are consistent: the oven inside and its door glass, the hood filter, fridge seals, the sealant round the bath, and every cupboard interior. Send us the check-in document and we work to that; where none exists we use the list clerks work from anyway.

Long family tenancies, one small kitchen and a garage to scope
An estate house handed back after a long family tenancy is a different job from a flat someone lived in for eleven months. Kitchens here are small, so all the grease concentrates on one wall and one hood instead of spreading across a large room. The bathroom is single, upstairs, and its sealant has taken years of daily use. Then there is everything the property has that a flat does not: a rear conservatory that has been used as a store, an outbuilding or coal store off the back, a garage on some plots, and a garden. Deciding what falls inside the clean is half the quoting conversation.
- Long family tenancies, so accumulation is deeper than a twelve-month let even when the household kept the place tidy
- One small kitchen wall and one cooker hood carrying all of the grease in a room too small to spread it
- Rear conservatories used as storage, which have to be emptied before anyone can clean them
- Outbuildings, coal stores and garages on these plots, which need to be scoped in or out in writing
- Private and social voids arriving right through the year, with no single changeover season
Worked to the check-in inventory, kitchen first, every room photographed
We work from the check-in inventory wherever you can supply one. The kitchen decides the outcome so it goes first: inside the oven, its racks and its door glass, the hob, the hood and its filter, the slot the cooker sits in, every cupboard front and interior, and the seals on the fridge and freezer. The bathroom goes back to the sealant and grout, and is not just wiped over. Then each room in detail: skirtings, frames, switches, sills and the insides of wardrobes. Every room is photographed once finished, which settles disputes later. Where the property has an empty conservatory or garage in scope, those are done last.
- Worked to the property’s own check-in document wherever you can supply it
- The hood filter and the slot the cooker sits in handled as standard, never as chargeable extras
- A photographic record of every room on completion, sent to whoever settles the bill
- Conservatory, garage and outbuilding included or excluded in writing before the day, since they are common here and often disputed

Void turnarounds across the B33 estates
Rented houses in B33 are often owned by landlords with two or three former council houses scattered across Kitts Green and Lea Village, not a single portfolio on one street. B33 is covered on set days, so booking a week or two ahead secures the date. The practical advantage of these estates is that a van can sit outside the door on a wide road, usually with a drive to pull onto, so machines and materials go straight in. An empty house with easy parking is among the quickest end of tenancy cleans to run.
The oven, the outbuildings and what else moves a B33 check-out quote
Size sets the starting point and condition moves it, and on this stock the oven moves it further than anything else. After that it is the hood, whether the sealant round the bath and shower has mould through it or only on it, whether carpets are being extracted, and how much of the outside your tenancy makes you responsible for. A three-bedroom estate semi with a conservatory full of belongings is not the same quote as its twin next door standing empty, and pretending otherwise only produces an argument on the day. Send pictures of the kitchen, the bathroom and any outbuildings, and we will fix a price from those.
Once a tenancy, with voids arriving across the whole year
Once per tenancy, and because Kitts Green turnarounds are spread across the calendar and not bunched, booking is rarely fraught. A week or two of notice puts it on one of our scheduled B33 days. Landlords with several houses across the estates can send each handover date as soon as notice is served, so a void gets cleaned in the gap between tenants and does not sit empty waiting for a slot.
First time customer. Excellent service and great job. Will definitely be using them again in the future.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.

Frequently asked questions
On the next set day with space, usually within a week or two. B33 is covered on scheduled days, so the best move is to book as soon as you know the handover date, and turnarounds here arrive steadily through the year, so those days rarely fill in a rush.
It depends on the tenancy, and it is worth checking first. If it is listed on the inventory it will be checked, and on these estates conservatories are very often full of items nobody has cleared. We can only clean an empty one, so we agree in writing beforehand whether it is in and who is emptying it.
The oven first, every time, then the cooker hood filter and the fridge seals. After that it is mould in the bath and shower sealant. It is not limescale: Birmingham draws soft water off the Elan Valley, so deposits are lost here to grease and to mould, rarely to scale.
Yes. The invoice can go straight to the landlord, so outgoing tenants never pay out and then wait to be reimbursed. We can also work from an agent’s own checklist, and the photographs of each finished room go to whoever settles the bill.
We do what is reachable and photograph whatever was not. Clearing a garage of somebody else’s belongings is a removals job, not a cleaning one, and it is not something we take on. Sorting it before we arrive is cheaper than having the space flagged on the check-out.
