End of Tenancy Cleaning in Bordesley Green for Agents and Landlords
Bordesley Green has plenty of rented terraces and maisonettes, and they do not turn over in one season: handover dates land in February and October as readily as in July. That makes the date, not the time of year, the thing that governs this job. Tell us the morning the keys are due back and everything else is arranged backwards from it.
Three quite different properties come up under the same heading. A late-Victorian or Edwardian terrace, an ex-municipal maisonette reached through a communal entrance, and a post-2000 infill flat with a small modern kitchen. They take different amounts of time, they cost different amounts and they need different access arrangements, so we ask which one it is before quoting, instead of pricing by bedroom count and hoping.

Family lets in B9 fail check-out in the same places
Check-out reports in B9 repeat themselves, because these are family lets rather than lightly used flats. Real cooking has gone on, which puts grease across the tiling, the cupboard fronts and the extractor housing instead of confining it to the oven. A bathroom used at all hours leaves its mark in the grout. The document it is all being compared against, though, describes the property in the state it was handed over in, and the deposit lives in the distance between those two things. Owners carry a separate pressure, because an empty week is rent lost on a property that would re-let quickly.
- Handover dates spread right across the calendar, driven by job and rota moves, with no season to it
- Family lets where the grease has reached the tiling and the extractor and not just the oven cavity
- Short voids, with owners wanting the property cleaned and back in front of applicants within days
- Maisonettes and flats needing a fob or door code before anyone can even reach the front door
- Tenancy agreements that specify professional carpet cleaning, which a check-out clerk will ask to see evidence of
Working to the check-in paperwork, kitchen first
If check-in paperwork exists for the address, that is what we clean against, and if it does not, we use the schedule a clerk would bring with them. Kitchens lead, because kitchens are where deposits go: inside the oven, the racks, the door glass, the hob, the canopy and its filter, tiling and grout by the cooker, cupboard carcasses, and the seals on the fridge and the freezer. Bathrooms come down to grout and sealant. Flooring waits until the end so nothing gets walked over, and every finished room is photographed with a date on it.
- Worked against whatever check-in paperwork exists for that address, if anybody can dig it out for us
- Keys collected from and returned to the agent office, so nobody has to be at the property at all
- Floors and carpets held back to the end of the visit, which matters most in a maisonette with one route in
- A dated room-by-room photographic set attached to the invoice, whoever is settling it
More detail on the equipment and the order of work: our end of tenancy cleaning method.
Handover dates, agents and block access in B9
This work is spread across the terraced streets around the hospital, the maisonette blocks between them and the newer flats towards Adderley Park. Owners and letting agents can be billed direct where that saves anybody chasing money. Two access details are worth sorting when you book. Whether we need a fob or a door code for a communal entrance, and where we can realistically stop, because a full turnaround means several trips in from the van on streets where the kerb near the hospital fills early. From Selly Oak we are about 28 minutes away and cover B9 on scheduled days, so booking ahead is the way to hold a date.
Terrace, maisonette or infill flat: the starting point for a quote
The property type sets the starting point and the condition moves it from there. A two-bedroom infill flat with a small modern kitchen is a different job from a three-bedroom Edwardian terrace where a family has cooked properly for four years. From there the figure turns on bathroom count, how deep the sealant mould has gone, whether the agreement calls for carpet extraction, whether the place is genuinely empty, and whether kit has to travel up two communal flights. A few photographs and you have a fixed number.
Ring when notice is served on a Bordesley Green let
Once per tenancy. The one piece of timing advice worth giving is to ring when notice is served, not in the week the keys go back. Handovers here fall in every month of the year, and B9 is covered on scheduled days, so booking ahead is what secures the date. Owners and agents with several B9 properties can send each handover date as soon as notice is served, so it is booked early.

Frequently asked questions
Yes. We collect from your office, clean to your own checklist, return the keys and send you the invoice with dated photographs of each room attached. Nobody needs to meet us at the property, which is the practical part on streets where waiting around for access costs everybody time.
A fob or the door code, and a note of whether there is a lift. Equipment for a full turnaround is heavy and two flights of communal stairs adds real time to the job, so we would rather know when we quote than find out on the morning. We will not prop a communal door open and leave it unattended, so if the entrance needs someone to release it, tell us at booking.
Usually, yes: a full inventory-standard clean on an empty three-bedroom terrace is usually a full day, sometimes longer where the kitchen has years of cooking behind it. If the handover is at a fixed time we work back from that and start early. Where the timescale will not work you hear that when you call, before any booking is accepted.
Usually, yes, more often than to anything else. Oven cavity and door glass lead, then the hood filter, then the tiling and grout around the cooker, followed by bathroom sealant. Scale rarely features on a check-out report here, because the supply is soft Elan Valley water, so the arguments are about grease and mould, not hard water deposits.
We clean everything reachable and record in writing, with photographs, whatever we were blocked from, so there is no argument afterwards about the floor beneath a wardrobe. Clearing items out is a different trade and not something we take on. Where the landlord can get the property emptied before our slot it costs far less than the deduction a clerk would otherwise write up.
