Kingstanding Window Cleaning for Render, Porches and Chalky Frames

Kingstanding houses repeat one design street after street: the same height, the same window layout, the same open frontage. That makes a house quick to quote and quick to clean, and when neighbours book together we can work along one street on the same visit day.

What is not uniform is the glazing itself. Almost all of it is uPVC now, but it arrived at different moments and for different reasons. Council replacement programmes did entire streets in one go, while bought houses were done privately whenever the owner decided. So you get frames five years old beside frames thirty years old and chalky with it. Add porches and rear conservatories on some houses and not others and the price varies by what is bolted on.

Render washdown, porch glazing and frames of mixed ages

Set well back behind an open frontage on a wide road, these windows pick up far less traffic film than an inner Birmingham elevation, so the dirt arrives from elsewhere. Render is the main source: on the elevations that get little sun it greens up, and every heavy shower carries a fine wash of it down onto the glass and sills below. The mature trees on the verges add pollen and sap in summer, though only to the houses standing under them. And an added porch with three glazed sides and a door holds more glass than any bedroom window on the house, while being the first thing anybody looks at.

  • Rendered elevations greening on the shaded side, then washing down onto the glass beneath in heavy rain
  • Mature verge trees dropping pollen and sap onto the houses directly under them and onto nobody else
  • Added front porches, three glazed sides and a door, carrying more glass than any window on the house
  • uPVC frames of wildly different ages, from recent replacements to chalky thirty year old units
  • Deep set-back frontages on wide roads, which keep traffic film lighter here than on a main road elevation

Frames before glass on chalky uPVC

We work from the ground throughout, on a water-fed pole carrying filtered and deionised water, which reaches the head of a two-storey elevation with room to spare. On older chalky frames we take the frame first, so whatever comes loose washes off the pane before it can dry onto it. Porch glazing is treated as a small elevation of its own, and conservatory side panes are included. Because the water is pure it dries clear, so no cloth ever goes near the glass or a weathered frame afterwards.

  • Frames taken before the glass on older chalky uPVC, so loosened residue rinses away instead of settling
  • Porch glazing worked as a small elevation in its own right, three sides and a door
  • Nothing leaned on a porch roof, a plastic fascia or a conservatory frame at any point in the job
  • The back of the house reached down the side path, so an outside clean needs nobody at home

More detail on the equipment and the order of work: our window cleaning method.

Working Kingstanding street by street

B44 window cleans are booked onto set days, and adjoining houses booked together can be done in one stop, from the roads around the Circle outwards. Each house is quoted on its own windows: a porch, a conservatory or a rear extension adds a few minutes, and that goes on the house that has it. Wide roads mean the van can usually stop close by.

A standard semi, plus porches, conservatories and extensions

Price follows the number and type of openings, and on a standard B44 semi that is quick to count, so a quote from photographs or from the pavement is straightforward. The additions are nearly always retrofits: an enclosed porch, a conservatory on the back with side panes of its own, an extension carrying a second set of windows. Neighbours can book the same day for convenience, and a regular interval keeps each visit short.

Six weekly for most, eight on the quiet roads

Six weekly is the standard interval here and suits most of B44. Eight weeks is fine on a quiet road away from the through routes and clear of the verge trees. Four weeks suits houses fronting Kingstanding Road or College Road, where traffic film builds faster than the estate average. Going annual is false economy on a house carrying a porch and a conservatory, since each visit then stops being a clean and turns into a recovery job.

Frequently asked questions

Yes. The houses are next door to each other and built to the same design, so one setup covers a whole run of them while pole, water and van stay put and we work along the row. It also lets a whole street sit on the same cycle.

Yes, frames and sills are included, and on this estate the frames are where the visible change is. Much of the uPVC here has been in place a quarter of a century or more and has gone chalky and grey, and it comes back a long way with the right cleaner. Some of it is oxidised past improving much, and if yours is we would sooner tell you than take your money and disappoint you.

Yes, a little, and the reason is the glass itself. An enclosed porch is three glazed sides and a glazed door, so it carries more glass than any single window on the house, plus its own frames and its own small roof edge. It genuinely adds time, so it adds a small amount to the quote.

The cleaning is, yes, and you are welcome to book us direct. Repairs belong to whoever owns the house. A blown sealed unit, a handle that has given up, a sill rotting under the frame: we photograph those and hand you the pictures to pass on, because that is work your landlord or your housing provider has to pay for, not you.

Yes. Somebody usually collects the addresses, and we work down the road in order on the same morning, which is convenient for everyone and leaves the whole stretch done at once.
