Kingstanding Conservatory Cleaning on Open Back Gardens

Conservatories here sit on the back of houses built without them, and they went up in ones and twos, never as any kind of programme, so rear elevations along a street alternate between plain and glazed with no pattern at all. What they share is the setting. These are long, open, low-density gardens, so a conservatory stands in full daylight with flat standing all round it and space to set up properly.

That openness changes the job. With very little canopy over them, these roofs collect plain green algae and grit washed down off the tiles above, with little of the baked sap and leaf tannin found in the leafier suburbs. It also means more direct ultraviolet on the panels, and on a polycarbonate roof fitted in the 1990s that shows. B44 roofs go on planned days, so book a few weeks ahead.

Tile washdown off the house above the roof

Most of what lands on a Kingstanding conservatory roof has come off the house above it. Ageing tiles shed moss and grit continuously and it all washes down onto the glazing and into the channel running along the abutment with the wall. That channel silts up and spills onto the frame well before anybody looks at the panels and decides they need doing. The frames themselves have often aged to the same grey as the window frames and the fascia capping. And the shaded pitch greens far faster than the sunny one.

  • Moss and grit off the tiles above, washing down onto glazing that sits directly underneath it
  • The channel along the abutment with the house wall, silting up and spilling onto the frame first
  • Plain green algae with little baked sap, since there is very little canopy over these back gardens
  • A shaded pitch greening much faster than the sunny one, so the roof looks fine from one side only
  • Frames gone grey, often matching the window frames and fascia capping

Soft wash, with the abutment channel emptied

Everything is soft-washed at low pressure, with polycarbonate and glass treated the same way. Solution is applied, left long enough to break the growth down, then flushed away with pure water. Pressure is never introduced: it marks polycarbonate, pushes water past seals that are already tired, and can split a glazing bar on a structure thirty years old. Frames, bars and seals get hand cleaning, which is how the grey lifts at the same time as the green. The abutment channel is cleared and flushed inside the price, since here it is the part that silts first.

  • Low pressure and dwell time instead of force, on a structure that is now several decades old
  • The abutment channel cleared and flushed inside the price, never added on afterwards
  • Frames and bars taken by hand, which is how the grey comes away at the same time as the green
  • Anything perished or slipped photographed and pointed out, so you are not left to find it later

When to book a B44 conservatory roof

Conservatories here went up one house at a time, so there is no pattern along a street, but the open gardens make access easy: a side path, flat standing and space to set up. Spring is the usual time to book, so the room is bright for the months it gets used, and B44 roofs go on planned days, so ask a few weeks ahead.

Size, material and decades on an open garden

Price follows size, roof material and the years it has stood there, and on this estate that third one carries the most weight, because a great many of these roofs have never once been washed. A first clean on a twenty-five-year-old polycarbonate lean-to can want the solution putting on twice, and your photographs tell us that in advance, so nothing changes on the day. Worth knowing before you spend: a yellowed panel has been degraded by sunlight, and no method reverses that. The green lifts completely. The yellow stays.

Yearly, with the abutment channel emptied more often

Yearly suits most of these roofs, because what settles on them is algae and washdown off the tiles above with no autumn canopy emptying itself onto them. Go to twice where a mature tree stands in your garden or on the verge outside. The abutment channel needs emptying more often than the panels need washing, so emptying it again part way through the year is worth considering.

Frequently asked questions

Yes. B44 roofs go on planned days, so it is booked onto one of those, a few weeks ahead. If a neighbour has a conservatory too, you can book the same day for convenience.

Because one pitch gets sun and the other does not. Algae holds and spreads on the shaded slope while the sunny slope dries out and stays comparatively clear, which is why these roofs so often look acceptable from one end of the garden and dreadful from the other. It is not a sign the last clean was done badly, and both pitches get the same treatment from us.

Partly. The tile washdown, the grit and the algae all lift, and the frames recover most of their white. The amber will not: sunlight has degraded the polycarbonate and the colour sits inside the sheet, so washing changes nothing there, and a roof standing in full daylight on these open gardens has had plenty of sun. New panels are the only answer, and that is work for a glazier.

Yes, in the price, and on this estate it is arguably the half that matters more. Everything coming off the main roof above ends up in the channel where the conservatory abuts the wall, so it silts up and then tips over onto the frame and whatever stands beneath it. Washing the panels and leaving that would only be part of the work.

An hour or two on a roof kept on a yearly cycle, and longer on a first clean after many years, when the solution may need applying twice. Photographs beforehand let us tell you which.
