Window Cleaning Across Boldmere’s Canted Bays and Villa Sashes

Window cleaning in Boldmere means two entirely different sets of glass on one scheduled day. Boldmere is about 28 minutes from our base, so B73 window cleans are booked onto set days, and the houses sit close enough together that a regular six-week interval works well.

The two waves show up in the glazing more clearly than in anything else. The Victorian villas and terraces built after the railway arrived in 1862 carry tall sash windows, original putty lines and, on some, coloured margin panes flanking the main lights. The 1930s semis brought the canted bay with a leaded top light above each opening. Then there is the parade: shopfront glass and the entrance panels of the flat conversions, which is a third kind of pane again on the same morning.

Canted bays and villa sashes that take longer than they look

A canted bay is the local detail that costs the most time and gets underestimated the most. It is three planes with two returns, so one bay carries far more glass edge, more frame and more sill than the flat elevation it replaced, and the leaded top light above it is worse again: the lead cames hold dirt along every joint and cannot be scrubbed without pulling the panel out of true. On the villa side, tall sashes sit above putty that is now well over a century old, and nothing can be leaned or rested against them. Add north-facing elevations on the shaded park side, which grow a green film on frames long before the glass looks bad.

  • Canted 1930s bays: three planes and two returns, so one bay carries several times the edge of a flat window
  • Leaded top lights over the bays, where dirt sits in the came joints and force distorts the panel
  • Tall villa sashes with original putty that will take no weight at all from a ladder or a hook
  • Coloured margin panes on some of the Victorian villas, which need a gentler pass than plain float glass
  • Green film establishing on north-facing frames and sills on the shaded streets near the park boundary

Pure water on bays, leaded lights and old putty

Filtered, deionised water on a pole, everything worked from the ground to three storeys, so nothing touches a sash box, a putty line or a bay roof. Bays are cleaned plane by plane, both returns included, never swept across in one go, and the leaded top light is washed and rinsed at reduced pressure with the flow kept off the came joints. Frames and sills are brushed by the pole as the glass is rinsed, which on painted 1930s timber is where the visible grime sits, and where a frame needs a cleaner we note it on the quote. Pure water dries clear, so nothing is towelled across ageing putty afterwards.

  • Bays worked plane by plane with both returns done separately, not in one pass across the front
  • Reduced flow and pressure over leaded top lights and any coloured margin panes
  • Frames and sills brushed by the pole, since painted timber shows dirt long before the glass does
  • Ground-based poles throughout, with nothing resting on villa sash boxes or century-old putty

More detail on the equipment and the order of work: window cleaning across Birmingham.

Two waves of glass on the same B73 morning

A Boldmere window day can take in the villa frontages on the older roads, the 1930s streets running out towards the park boundary and down towards Wylde Green station, and the parade. Shopfronts and the entrance glazing of the converted flats go early or late so we are not working across the pavement at the busiest part of the day. Exterior work needs nobody at home, though we do ask for a side gate to be left unbolted, since the rear elevation of a semi pair has no other route. We leave a note to say we have called.

Opening count and shape, bay by bay

Two things set the price and neither is the postcode: how many openings there are and what shape they are in. A semi with a canted bay front and back prices above a flat-fronted terrace of the same size, because the bay is genuinely three windows pretending to be one. A villa with tall sashes and margin panes prices above both, on brushing and care, with height barely a factor. A regular interval is much the cheaper way to buy it here, since at six weeks each call is short. A single annual clean on a villa elevation becomes a restoration job and is priced like one.

Six weeks for most, shorter on the parade frontages

Six weekly suits most of Boldmere and fits the set days we book in B73. Four to six weeks is better for the frontages on the parade itself and the properties along the busier through roads, where traffic film returns quickly. Eight weeks is fine for a sheltered semi with modern units and no overhang. On the shaded north-facing elevations nearest the park boundary the frames green up faster than the glass dirties, so the frames, and not the view out, set the interval.

Frequently asked questions

Because a canted bay is three sheets of glass, two returns, three sills and a small roof, all of which we clean. Measured across the frontage it looks like one window. Measured in edges and frame, which is what takes the time, it is closer to three. We would rather set that out than quietly load it into a round-number quote.

Yes, with the flow turned down. Dirt collects along the lead cames more than on the face of the glass, and it lifts with pure water and a gentle pass. What it will not take is scrubbing or high pressure, both of which push a came out of line and start a rattle in the panel that was not there before we arrived.

Only in that it rules out ladders entirely. We work from poles at ground level so that no weight goes onto a sash box, a glazing bar or putty that has been weathering since well before the war. If we can see that putty has perished or a cill is going soft, we photograph it and tell you, because that is a job for a joiner.

Yes, on request, with someone in. Interiors on a villa sash are slower than the exterior, since each pane is hand worked with nothing to speed it along and the boxes and shutters have to be worked round. So we price interiors on their own instead of tucking them into the exterior visit and then running short of daylight.

Yes, usually, and it suits the parade frontages and the busier through roads, booked ahead onto the set days we give B73. Six weeks suits most other houses here.
