Kingstanding Driveway and Path Cleaning Across the Verge

The 1928 layout gave every house a front garden and a path up to the door. None of them got a drive. Every driveway you see was cut in afterwards by an owner: front garden lifted, a crossover put through the grass verge, then block, concrete or tarmac put down over what had been lawn. Rented houses commonly still have the original front path, the step and the side entry, and that is smaller work, but well worth doing.

The other thing this layout produces is a great deal of hard surface for one modest house. Frontages are deep, so a drive here runs longer than one on a tight street. Behind the house the gardens are long, with a path down to a shed or an old outhouse and often a patio laid outside the back door. Add the side path joining the two and a Kingstanding semi can carry more paving than a much larger property in a denser part of the city.

Unedged crossovers and shaded original paths

Two problems dominate. The first sits where the crossover meets the verge: a drive laid across grass without a proper edging restraint lets soil and grass creep back along the sides, and mower blades and van wheels push it further in, so the growth here starts at the verge end and works inwards. The second is render. Almost every house on the estate has render at the base of the wall, and paving that runs straight up against it is precisely where high pressure drives water into the brickwork. Out the back, the shaded side path and the rear step are a fall risk first and an eyesore second.

  • Crossovers cut through a grass verge, where soil and grass creep back along the drive edges each season
  • Render at the base of the wall wherever paving meets it, which rules out high pressure at that junction
  • Deep frontages, so a drive here is a longer run than one on a tight terraced street
  • Shaded side paths and rear steps, where algae is above all a slip hazard
  • Long back gardens with a path down to a shed or old outhouse, usually the most neglected surface on the plot

Soft wash against render, rotary on open concrete

Nothing gets switched on until we know what the surface actually is. Sound concrete and properly laid block take rotary cleaning, joints raked out, with the effort going to the verge end and both edges, because that is where growth starts on this estate. Tarmac is worked at lower pressure, since a hard lance tears the top off it. Anything meeting render is soft-washed instead, a low pressure application that kills the growth chemically and rinses off without forcing water into the wall. Silt that comes off is loaded up and taken away.

  • Soft-wash wherever paving meets render, so no water is driven into the base of the wall
  • Rotary work on sound concrete and block, a gentler setting on tarmac, softer treatment again on original paths
  • The verge end and both edges worked hardest, since that is where the encroachment begins
  • Silt carted off site, never heaped on the grass verge for somebody else to deal with

More detail on the equipment and the order of work: how we do patio & driveway cleaning, step by step.

Drives, side paths and the verge edge

Spring is the natural time to book, and neighbours on one road can share a planned B44 day. Cleaning has limits, though. A drive cut over a verge with no edging restraint will let the grass back in whatever we do, and that needs an edging job. We do not lay drives. On rented houses we are more often cleaning the original front path, the step and the entry down the side.

Priced by area and by the total run of paths

This one is priced by area and condition, and each drive is quoted on its own. Neighbours can book the same morning if that is convenient. What moves the price is the total run. The drive is only part of it, and the front path, the side path and the path down the back garden often add up to more than the drive itself. A first clean takes considerably longer than a repeat, and re-sanding block paving joints is quoted separately where they need it.

Yearly where the verge creeps in, otherwise every year or two

A drive that drains and has a decent edge to it holds up for a year or two. Make it yearly where the crossover has no edging and the verge is quietly reclaiming the sides. The side path and the rear step deserve doing annually whatever the drive needs, because they sit in shade most of the day and that is the route you walk with your hands full. Book in spring, when what the winter has grown is finally visible.

Frequently asked questions

Yes, and the step is the part that genuinely counts. That original path is narrow, shaded for much of the day and crossed several times daily, so it greens over and turns slippery through the winter. It is quick work, and the difference it makes is between a safe approach to your own door and going over on it carrying shopping.

Not close at all. Render sits at the base of the wall on nearly every house here, and a lance held against that junction pushes water straight through into the wall behind, so we stop short and soft-wash the last stretch instead, which kills the growth chemically at low pressure and rinses off. Turning a cleaning job into a damp problem is not a trade worth making.

Yes, if that suits you both, and on a shared B44 day it is easy to arrange. Each drive is quoted on its own area and condition.

Because it is a levels and edging problem, not a dirt one. Where a crossover was cut through a verge with no restraint along the sides, turf simply migrates back in and cleaning buys you a season. A proper edge fixes it for good, and since we do not lay drives, there is nothing in it for us whichever way you go.

Some of it, yes. Washing carries jointing sand out along with the dirt, and empty joints let blocks shift about and give weeds a firmer grip come the spring. Re-sanding is quoted separately where the joints need it, so it goes into the conversation at quoting stage, never sprung on you later.
