Kingstanding Deep Cleaning for Estate Semis, Room by Room

The estate went up from 1928 to a single municipal plan, and that plan still decides most of what an interior reset involves: the same room count, the same stair, the same modest kitchen at the back. What varies is who has been at it since. Rented houses have generally been through council improvement programmes done street by street, so a whole road can share one generation of kitchen units.

Bought houses were refitted privately, one at a time, whenever somebody had the money, which is why bought houses now vary far more from one another than rented ones do. The water, at least, is constant. The supply here comes off the Elan Valley reservoirs in mid Wales and it is soft, so nothing in a B44 bathroom furs up. You get soap scum, black mould pushed into grout and sealant, and cooking grease.

What the original estate layout puts in every kitchen and bathroom

The plan of these houses produces a predictable list. The kitchen is a modest room at the rear with a back door straight out onto a long garden, so soil comes in on boots all winter and settles behind the cooker and along the skirting. Where a porch was added later it works as a grit trap between the front door and the hall floor. Where a conservatory was added, it has usually drifted into being a store room that nobody has cleaned properly since the year it went up. Upstairs, a shower fitted over the bath leaves mould in the sealant that wiping never actually removes.

  • A rear kitchen opening onto a long garden, so winter soil arrives behind the cooker and down the skirting
  • Added front porches working as a grit trap between the door and the hall floor
  • Rear conservatories that became store rooms and have not had a proper clean since the year they went up
  • Mould worked into grout and sealant, with no scale to speak of, because the supply here is soft mid-Wales water
  • Kitchens and bathrooms of different generations in identical houses, depending on whether a council programme or a private refit did them last

Dry work floor by floor, then kitchen and bathroom

The order is top down, with the dry work through a whole floor finished before anything wet begins, so what comes loose lands on floors that get done last. The kitchen takes the biggest share of the day: the oven cavity, its racks and the inner door glass, the hob, and the filter taken down out of the hood and degreased on its own. A mould treatment goes onto the sealant and the grout lines and is left alone to work, since scrubbing only makes it pale. Porch, conservatory and stair get their hand finish once everything else is done.

  • Dry work finished through a whole floor before a cloth is wrung out anywhere on it
  • The cooker drawn out of its gap, so the sides, the wall behind and the floor beneath are all done
  • A mould treatment left alone to work on sealant and grout lines, which is the residue soft water leaves
  • Porch and conservatory floors included by agreement, since neither belongs in a routine weekly visit

One-off resets on a B44 semi

A Kingstanding deep clean usually has one of three triggers. A family wanting the house straight before an occasion or the relatives arriving at Christmas. An owner preparing a property that has stayed in one family ever since it was bought from the council. Or a landlord resetting an ex-council semi that has been let for a decade. We are about 33 minutes from Selly Oak, so these are booked as a full day on a scheduled B44 date, never squeezed into an afternoon, and the wide roads mean the van stands at your gate with everything walked in.

One standard semi, priced from photographs on condition

The three-bedroom semi repeats street after street with the same rooms, the same stair and the same modest kitchen, so nothing needs measuring and the quote turns on condition: how bad the oven has got, whether anybody ever replaced the filter in the hood, how far mould has travelled into bathroom sealant, and what has been bolted on since, meaning an extension, a converted boxroom, a porch, or a conservatory you now count as a room. Photographs on WhatsApp get you one fixed number instead of an hourly rate.

Spring and pre-Christmas for most B44 households

Once a year, in spring or in the weeks running up to Christmas, suits most households here. Twice becomes the sensible interval where a shower sits over the bath, since that room grows mould back into its sealant long before anything else in the house looks dirty. If the property is being sold or relet, a single clean at handover covers it and there is no case for booking a second.

Frequently asked questions

Usually yes. With thousands of houses built to one plan, your rooms, your stair and your kitchen are already known, so condition is the only unknown left. Send pictures of the cooker, the extractor, the bathroom, and anything added since the house was built, meaning an extension, a porch or a conservatory, and you get a firm figure.

No, and descaler is the wrong bottle for what is there. The supply into Birmingham comes off the Elan Valley and it is soft, so taps and shower heads here simply do not fur up. What sits on a B44 bath is soap film, what sits in the grout lines is mould, and both want a treatment left to dwell, not an acid.

Only in the detail, not the time. Rented houses on the estate were refitted street by street, so a whole road can share one generation of units, hinges and worktop joints, and one look shows where the grease collects on them. What we will not do is charge you to clean around a repair. A dead extractor fan, perished sealant or damp in a corner should be reported, and we will tell you which one you have.

Close to it. Allow five to seven hours on a standard house, and most of a day where the cooker has gone untouched for years or an extension has added another reception room. We start at eight, so a standard house is usually finished by mid-afternoon.

Yes if you ask when you book, and it is worth asking, because on this estate the conservatory is usually where the boxes, the freezer and the drying rack live. It needs emptying before we arrive. That is interior work only. The roof panels are a soft-wash job with different kit and we quote those separately.
