Commercial Cleaning for Kings Heath Shops, Washrooms and Bins

Kings Heath has an unusual amount of commercial premises for what is otherwise a residential area, and the independent high street is what does it. Along the High Street between the Hare and Hounds and the park end, and down York Road, there are cafes and bakeries, salons and barbers, independent shops, charity shops, estate agents, a couple of practices, and offices and studios on the upper floors. Almost all of it is owner-run, with no facilities budget and no store cupboard worth the name.

That last detail decides what a cleaning contract here really is. Keeping a small unit presentable is less about mopping than about stock and timing: whether the hand towels last until Saturday, whether the sanitary bin gets serviced, whether the week’s cardboard is flattened before it fills the passage, and whether the trade waste goes out in the window the collection uses. Get those right and the cleaning is straightforward. Get them wrong and no amount of cleaning makes the place look run properly.

Washroom stock, cardboard and bins in units with no storage

A washroom in a small unit is the room your customers judge you on and the room with nowhere to keep anything. Soap, hand towels or a working dryer, toilet tissue, bin liners and a serviced sanitary bin are five separate small problems, and any one of them failing on a busy Saturday is the thing a customer remembers about you. Waste is the second pressure. Most of these buildings have no rear yard, so trade waste and recycling live in a shared entry or get presented on the pavement inside a set window, and cardboard from a week of deliveries fills that space faster than anything the business throws away. The third is continuity. When the one person who normally does the cleaning is off sick, an owner-run unit has nobody at all, and it shows within days, which is why a contract here should say in writing what happens to a missed visit.

  • Customer washrooms in units with a store cupboard too small to hold a week of hand towels and tissue
  • Sanitary waste, which needs a serviced bin and a collection rather than a black bag and hope
  • Delivery cardboard, which fills a shared entry faster than trade waste does and has to be flattened and separated
  • Trade waste presented on the pavement in a set window, because most High Street and York Road buildings have no rear yard
  • Owner-run businesses with nobody spare at opening time and no cover at all when the usual person is off
  • Entrance matting and hard floor taking pavement grit from early morning through to close

Consumables counted every visit, waste out at a named hour

Consumables are run as a checked item. Soap, towels, tissue and liners are counted every visit and topped up from stock held for your unit, with a note when something is running down so you find out on a Tuesday, not at eleven on a Saturday. Washroom equipment is colour-coded and kept away from any food or serving area, which matters more in a small unit than a large one because there is nowhere to put anything down. Waste and recycling are written into the scope with a named presentation time. Visits run Monday to Friday 8am to 6pm and Saturday 9am to 6pm, and an 8am start usually has a unit finished before it trades. How a missed visit is covered and made up is agreed in writing, in the specification, before the contract begins.

  • Consumables counted and topped up at every visit, with a note when stock is low, before it runs out
  • Colour-coded equipment kept strictly separate between the washroom and any food or serving area
  • Cardboard flattened, recycling separated and trade waste presented at the agreed hour, all named in the scope
  • What happens to a missed visit written into the specification before the first one, not left to a phone call on the day

Early starts along the High Street

The units along the High Street and York Road sit close together, so the van can park once and the kit is carried to the door, which keeps a short visit efficient. Loading, more than parking, is the constraint: the High Street builds up from mid-morning, so the van goes in early and comes back out before the traffic does. The offices, studios and practices on the upper floors take a later slot, since they are empty in the middle of the day anyway. We are about twelve minutes out, so a slot within the week is usually possible.

Visit length, consumables and waste handling in a small-unit quote

For a small unit the number comes from the length of the visit and how often we come, and a steady frequency keeps each visit short. After that: whether consumables are supplied by us or bought by you, whether sanitary waste servicing is included, whether waste presentation and cardboard are in scope, and how much matting and hard floor there is at the entrance. If the frequency you want cannot be done for the budget you have, you will hear it from us, and the visit will not be quietly thinned.

Every trading morning for cafes, two or three visits for shops

Cafes, bakeries and food premises want a visit every trading morning. Salons run daily or several times a week. Shops, charity shops and estate agents are usually right on two or three visits a week, with the frontage glass on a shorter interval than the interior. Offices and studios above the shops are generally fine weekly. Washroom stock gets checked on every visit whatever the frequency, because a fortnightly check on a daily-use washroom is not a check at all.

Frequently asked questions

Yes, or you can buy your own; it is worth deciding at the quote. If we supply, we hold stock for your unit and top up on every visit, which suits premises with nowhere to store a case of towels. If you would rather buy your own, we still count and fill the dispensers and tell you what is running low, so you are ordering in advance rather than in an emergency. What does not work is nobody being responsible for it, which is the usual arrangement in a small unit.

A sanitary waste service does, on a serviced bin and collection contract separate from the cleaning visit, and it is a legal duty on the premises, not an optional extra. We can include the bin and the collection in what we arrange for you, or work alongside a service you already have. What we will not do is empty a sanitary bin into your general waste.

Yes, and on this high street it is one of the more useful things in a contract. We flatten and separate the cardboard, keep the recycling apart from the general waste, and present the bins in whatever window your collection uses, whatever time we happen to finish. It goes in the scope with a named hour, because a shared entry full of somebody’s boxes is where most of the arguments on this street start.

We tell you as early as we can that day and agree a make-up visit with you, usually within the same week. The written specification sets that out before the contract starts, including what happens to the washroom stock in the meantime, which is the part a busy Saturday exposes first. If something outside the routine needs doing, we leave you a note and do not quietly rearrange how you run the unit.

Yes, and we write down exactly what fits in the time. On a short visit that is normally the washroom done properly, the floor and matting, the bins and the glass at eye level, with back areas on a longer cycle. An 8am start on the High Street usually leaves the unit done before the doors open. If your list will not fit the time, we will tell you which parts to drop.
