Halesowen Conservatory Cleaning for Roofs That Face the Weather
A conservatory on the weather side of a Halesowen house takes everything the hill gives it. Driving rain hits the roof and the frames at an angle, the panels on that face green over while the sheltered side stays clear, and the seals dry out, harden and start to lift years before the same unit would elsewhere. Many conservatories here are twenty to thirty years old and were never designed for that much weather.
Which is exactly why nobody should be putting a pressure washer near one. On a unit with perished seals, high pressure finds every weak joint and pushes water through. We soft-wash: solution on, time to work, rinsed off with filtered water, frames and glazing bars by hand. The seals get looked at as we go and you are told what we found, including the parts that need a glazing firm.

Which way the room faces decides its condition
The condition here is predictable once you know which way the room faces. On the exposed elevation: algae holding on the roof panels, a chalky film on the uPVC, moss in the roof channels, and sealant gone hard and shrunk back from the glass. On the sheltered side of the same conservatory, half of that is missing. The other local factor is the gutter, which on these rooms is small, low and fed by whatever comes off the main roof slope above, so it silts up quickly and then discharges onto a path that is already sloping and already green.
- Roof panels green on the weather-facing pitch while the opposite pitch of the same roof is barely marked
- Seals hardened and shrunk back from the glass, which exposure brings on years early
- Conservatory guttering silted with what washes down off the main roof, discharging onto a sloping path
- Chalked, weathered uPVC frames and glazing bars, which take longer to bring back than the roof itself
- Rooms that stopped being used because the light went, with nothing actually failed
Soft-washing without forcing old seals
Low pressure throughout, and there is no version of this job where that changes. The solution goes onto the roof, is left to break the algae down chemically, and is then rinsed with filtered water, since Halesowen’s hard supply would otherwise dry as spotting. Frames, glazing bars, finials and the ridge are done by hand, with uPVC and aluminium handled differently. The conservatory gutter is cleared and flushed in the same visit, not quoted as an extra, because leaving it full simply moves the problem along. Every seal is looked at while we are working on it and reported to you as found.
- Low-pressure soft-wash on the roof, with no washer put anywhere near a twenty-year-old seal
- Frames, glazing bars and finials cleaned by hand, uPVC and aluminium treated differently
- The room gutter cleared and flushed within the price, including wherever it discharges on a slope
- Seals inspected as we work and reported to you, since exposure here shortens their life

Weathered on one pitch, fine on the other
Conservatories went up all over the Halesowen estates in the nineties and early two thousands, and what they are doing now depends almost entirely on aspect. A room on the sheltered side of a house may only need an hour. The same room facing the weather takes far longer and often needs the solution applying twice. Spring is the natural time to book, so the room is usable through the summer. Halesowen sits in Dudley borough, and a slot in B62 or B63 can usually be found within the week, though this work is rarely urgent.
Size, roof and the aspect sitting behind both
Size, roof material and how long it has been left are the three things that set the price, and aspect sits quietly behind all of them, because the weather-facing pitch is where the hours go. A lean-to done every spring is quick. A large unit green for the best part of a decade needs two applications and a slower pass on the frames. One thing belongs in every quote: a yellow roof panel has broken down in the plastic itself after years of ultraviolet, and no clean touches that. The green lifts completely and the yellow stays. On an exposed Halesowen roof it is frequently both at once.
Yearly, with the exposed side taking most of the work
Once a year keeps an exposed conservatory in reasonable order, booked in spring so you get the summer out of it. On the sheltered side of a house the roof greens far more slowly, so the yearly visit is a light one. Where a garden tree overhangs the roof, twice a year earns its money, because sap and tannin land on top of the algae. A unit left for years is a big first visit and a small one after that.
Excellent job, highly recommended.

Frequently asked questions
No, not the way we do it. Soft-washing puts a solution on and rinses it off at low pressure, so nothing is being forced through a joint. It is high pressure that finds a tired seal and drives water past it. If a seal has already gone we will show you and tell you it needs a glazing firm, because that is not a cleaning problem.
The green one faces the weather. On an exposed Halesowen plot the wind-driven rain lands mostly on one face, keeps it damp and feeds the algae, while the sheltered pitch dries out between showers. It is the same reason one wall of the house is green and the wall round the corner is not.
The green, completely, along with the chalky film the weather leaves on the uPVC. The yellow will not move: years of ultraviolet on an exposed elevation have degraded the polycarbonate itself, and there is nothing on the surface to remove. Once the algae is off, compare that pitch with the sheltered one and you will see how much of the colour is in the sheet. New panels are the only fix, and that is work for a glazier.
Yes, within the price. It sits low, catches everything shedding off the main roof above it, and blocks well before the house guttering does. On a sloping plot it often discharges onto the path beside the room, which is how you end up with a green strip exactly where you walk.
Almost always, and this is the job people are most surprised by. The light comes back through the roof and a room written off as somewhere to keep the bikes becomes usable again. The first visit is the long one. Keeping it that way afterwards is a short annual job.
