Erdington Window Cleaning from Villa Sashes to Stairwell Glass

Erdington asks for a lot of range in a single morning. The town grew outwards along the railway, so the older centre carries tall Victorian and Edwardian stock with bays and sashes, the streets beyond it are conventional interwar and post-war semis with wide bay sills, and running through the middle are the flat blocks, whose glazing includes the one window nobody in the building can get to. A water-fed pole and filtered water covers all three from the pavement.

The commercial side matters here too. The High Street is a business improvement district with real footfall, and shopfront glass along it films over within days from pavement traffic. That work starts at 8am, before most shops open. Everything in B23 and B24 sits on scheduled days, so a block, the houses either side of it and a run of shopfronts can share one visit.

Villa sashes, semi bays and a landing window nobody can reach

Who is responsible for a window sets the glazing problems here as much as the dirt does. On a block, the half-landing window is the clearest case: no resident can reach it from inside, nobody reaches it from outside, and no single flat owner feels it is theirs to pay for, so it goes years. On the villas near the station the sashes above the bay sit well above anything a household owns. On the semis the wide 1930s bay sill holds more visible grime than the glass does, so cleaning the pane alone leaves the job looking half finished. Replacement units sit beside surviving painted sashes on many roads, so one street needs two approaches.

  • Half-landing and stairwell windows in blocks, out of reach from inside and outside alike, and owned by everybody at once
  • Tall sashes above the bays on the villas near Erdington station and the old centre
  • Wide 1930s bay sills on the semis, where the frame and ledge hold more dirt than the glass
  • Shopfronts on the High Street dulling within days from footfall and traffic at the pavement edge
  • uPVC replacements and original timber sashes side by side on the same road

Pure water from the ground, up to three storeys

Filtered pure water on a pole, worked from ground level, reaching to three storeys. That covers the villa elevations, the semis and most of the stair cores here without a ladder resting on old cast iron guttering, a bay roof or a conservatory frame. The pole brushes the frames, sills and the ledge across a bay as it rinses, which is the part people mean when they say a clean looked unfinished. Surviving painted timber sashes get a gentler pass than the sealed unit next door. Inside a block, internal stairwell glass is cleaned by hand where it can be reached safely from the landing floor, and we tell you when it cannot.

  • Communal stairwell glazing done from outside on the pole, with internal faces only where a landing gives safe footing
  • Sills, frames and the ledge over a bay brushed by the pole, never just rinsed and left
  • Lower pressure on surviving painted sashes than on the replacement glazing three doors along
  • A whole block and the houses around it booked onto the same Erdington set day

More detail on the equipment and the order of work: window cleaning across Birmingham.

Sashes, bays and stairwell glass on one street

Work starts in the older streets near the station and the High Street, where the villas are tall and the frames are timber, then moves outwards into the semis towards Pype Hayes, Brookvale and Kingstanding, where the properties are quick and the access is easy. The blocks are dotted along the main roads between the two. The semis suit a regular exterior clean on a set cycle. Exterior work needs nobody at home, which is exactly why agents like it for their buildings.

Why a sash villa and the semi round the corner price apart

Price follows the number and type of windows, not the size of the property, and the three Erdington housing types diverge sharply on that. A villa with multi-pane sashes and a bay on two floors takes noticeably longer than a semi round the corner with four modern units, so a single street average would be misleading. Blocks are quoted per elevation and per stair core, which is then shared through the service charge. Shopfronts are priced on frontage and frequency. A one-off after a neglected year costs more, because the first pass rarely clears it.

Shorter gaps on the High Street, longer out towards the parks

Four to six weeks for anything fronting the High Street or the main roads through Erdington, where pavement traffic film returns quickly, and weekly or fortnightly for trading frontages themselves. Six to eight weeks is comfortable on the residential streets out towards the parks. Communal stairwell glazing is different again: the outside is sheltered, so twice a year alongside the block clean often suffices, with the inside faces done more often where residents handle them.

Frequently asked questions

From the outside, yes, comfortably, with a water-fed pole from the ground. The inside face depends on the landing: where the glass can be reached safely from the landing floor we do it, and where there is not we will tell you it needs specialist access instead of improvising on a stairwell.

Usually the managing agent, sometimes a residents’ group, occasionally one leaseholder who has got tired of looking at it. It is bought for the whole building through the service charge, so one booking covers every flat.

Because it stands at the pavement edge on a busy town centre street. Footfall throws up grit, traffic leaves a fine oily film, and both land on glass at head height all day. Frequent short cleans keep a frontage looking cared for far more cheaply than an occasional big clean does.

Gently. Pure water on the glass, a soft brush on the frames and nothing forced into old putty or loose beading. Where a sash is too far gone to take a brush, we leave it and show you.

Yes. Pure water cleaning is not spoiled by rain, since rain is not what makes glass dirty and there is no residue to be marked. High wind is the one thing that stops us, because working a pole at three storeys in a gust is not safe. If wind stops us, we rebook you onto the next Erdington set day.
