End of Tenancy Cleaning for Erdington Flats and Conversions

Erdington’s rental market has no single moving-out season. The rented stock here is mostly flats and converted houses, and it turns over steadily in ones and twos. The practical upshot is that no month here is harder to book than another, and booking a couple of weeks ahead secures a date on a scheduled B23 day.

What is being cleaned is usually a one or two-bedroom flat in a purpose-built block, or a flat carved out of a Victorian house near the station, and sometimes a let semi further out. The standard that decides your deposit is what the inventory clerk writes down, whatever the flat looks like to you. On this stock the flagged lines repeat: oven interior and door glass, the cooker hood filter, mould in the shower sealant, the bathroom extractor grille, and the insides of cupboards.

Converted-villa kitchens and the lines a B23 clerk flags

The properties themselves generate the problems. A flat converted out of an old villa often has its kitchen fitted into what was a bedroom, with a recirculating hood that vents back into the room, so a year of cooking settles on the walls, the ceiling and the cupboard doors. Bathrooms in the purpose-built blocks are frequently internal, ventilated by a single fan, which is why the sealant is black by the end of a tenancy. Add a landlord in B23 who owns one or two flats and is doing the turnaround personally, and the pressure is to get it right first time and avoid any argument afterwards.

  • Kitchens fitted into former bedrooms in converted villas, with a recirculating hood putting grease back into the room
  • Internal bathrooms in block flats where one fan is the only ventilation and the sealant has blackened
  • Private landlords in Erdington with one or two flats, turning a property round themselves between tenants
  • Communal landings and entrance doors that occasionally appear on the check-out for a converted house
  • Soft Elan Valley water in B23 and B24, so nobody here loses a deposit over scale: it goes on grease and black sealant

Inventory in hand, kitchen first

Where a landlord or agent can forward the check-in inventory, that document is what we work to, and where nobody can find one we use the list clerks work from as standard. The kitchen is done first because it is where deposits go. Inside the oven, its racks and both faces of the door glass, then the hob, the hood and the filter above it, the slot the cooker slides into, cupboards inside and out, and the seals on the fridge and freezer. Bathrooms go back to grout and sealant with the extractor grille taken off the wall. Every room is then detailed and photographed as it is signed off.

  • The check-in inventory used as the working document whenever somebody can dig it out for us
  • The bathroom extractor grille taken off and washed, never just wiped through the slots
  • Photographs of each completed room, which settles most check-out disagreements before they start
  • One confirmed day with keys arranged in advance, so the flat is finished in a single visit

Changeovers in B23 flats and conversions

This work is spread across the purpose-built blocks on the arterial roads, the conversions near the station and the old centre, and a scattering of let semis on the outer streets. There is no season to it, so no month is busier to book than another. If the agent gives us a key or a key safe code, nobody needs to be there. When you ask for a price, tell us which floor the flat is on and whether there is a lift, because carrying kit and waste water up three flights is real time.

What shapes the quote on an Erdington flat move-out

Size and condition set the number, and the oven is the biggest single item every time. After that it is how many bathrooms there are, how far mould has gone into the sealant, whether the tenancy demands hot water carpet extraction, and whether belongings are still in the property. Two things are particular to Erdington. A small flat is not proportionally cheap, because the kitchen and a windowless bathroom are effectively the entire job whatever the floor area says. And a top-floor flat with no lift adds carrying time, which belongs in the quote from the start. Photographs of the kitchen and bathroom get you a fixed price.

Once per tenancy, with changeovers spread through the year

Once per tenancy, booked ahead onto a scheduled B23 or B24 day. Because changeovers here are spread across the calendar, a couple of weeks of notice is normally enough in any month. A landlord with two or three flats does well to book the void week as soon as notice is served, which gets the property re-let faster. If your handover date moves, tell us early and we will move you to the next scheduled Erdington day at no charge.

Frequently asked questions

Yes. B23 changeovers land year round, and Erdington bookings are grouped on scheduled days, so booking a couple of weeks ahead normally secures a date even in July.

Sometimes, on a converted house more than a purpose-built block. If the check-in inventory covers the shared entrance, stair or a landing cupboard, tell us and we will include it and photograph it. In a managed block the communal areas are the freeholder’s responsibility and are not your deposit’s problem.

Yes, and a landlord managing the turnaround personally often prefers it. We can work to their checklist, bill them directly, and send them the completion photographs. Tenants then are not paying out and waiting to be reimbursed.

No, but it does change the job. A hood that recirculates without venting outside means grease has been landing on walls, ceiling and cupboard doors for the whole tenancy, not just around the hob. We clean the whole room as a kitchen, with the extra time allowed for when quoting.

Oven interior and door glass first, always. Then the cooker hood filter, mould in the shower sealant, the bathroom extractor grille and the insides of cupboards and drawers. Limescale rarely features, because B23 is on soft Elan Valley water, so it is grease and mould that cost people money in B23.
