Commercial Cleaning Along Erdington High Street and Its Blocks
This is the main trading centre of north-east Birmingham. Erdington High Street runs with independents, cafes and food premises, charity shops, banks and agencies, with Wilton Market through the middle of it and offices on the floors above the shops. Around Six Ways and out along the main roads there are neighbourhood parades, and over in B24 the Tyburn Road corridor carries units, small warehousing and the larger office and retail buildings near the motorway.
The second market here is communal in character. Erdington has a high share of purpose-built blocks and converted houses for a suburban area, and every one of them contains space that belongs to all the residents and therefore to none of them. That work is bought by a managing agent, a housing provider or, in the converted houses, by residents clubbing together with no agent at all. It runs on a rota and it is judged almost entirely on whether the rota holds.
The two markets can share a visit day for a practical reason. Town centre premises want the 8am slot before opening, block cores suit mid-morning when residents are out, and the B24 units suit a later start with easier parking. Erdington is about thirty minutes from Selly Oak and is covered on set days, so booking ahead is the way to get a place on one.

Footfall at the threshold and bin stores in the blocks
On the High Street the problem is footfall meeting a threshold. Pavement traffic, market trade and a road running close to the shop line put a film on glass and a grey on the first metres of floor within days, and matting inside the door is doing the work that stops the rest of the floor being ruined. Shutters and alarms mean nobody is there when the cleaning should happen, so if you give us a key or code, you need not be in. Customer washrooms in cafes and food premises take public use, a different volume entirely from staff use, and need more attention at each visit than a staff washroom would. In the blocks, entrances, stairs and bin stores degrade steadily under traffic that no resident feels responsible for, and the bin store is the item that decides whether people believe the building is being looked after at all.
- Shopfronts on the High Street, where glass and the threshold show pavement traffic within days
- Customer washrooms in cafes and food premises, taking public use and heavier wear than a staff washroom
- Entrance matting and vinyl inside the door, doing the work that keeps the rest of the floor serviceable
- Worn floor seal on older shop and office floors, where mopping moves water over dirt that now sits in the surface
- Shutters and alarms across the parades, where a key or code lets a pre-opening clean go ahead without you there
- Communal entrances, stairs and bin stores in blocks and converted houses, bought by an agent or by residents between themselves
Shopfronts before opening, stair cores by written schedule
Trading premises are finished before the shutters go up, with entrance glass and the threshold done last so they are not walked over before you open. Visits run inside our hours, weekdays 8am to 6pm and Saturday 9am to 6pm, and an 8am start usually clears a High Street shop before it trades. Hard floors get the treatment they actually need: a vinyl floor that has gone grey needs stripping and resealing as a separate booking, and mopping harder every week will not bring it back. We will tell you whether yours has reached that point, and sometimes the answer is that it does not need doing yet. For blocks, a written schedule lists every floor, door and store so a leaseholder reading a service charge can see exactly what was bought, and if the agent gives us a fob or code, nobody has to be there to let us in, which matters because these blocks have no caretaker on site.
- Trading premises finished before opening, with entrance glass and the threshold left until last
- Hard floors stripped and sealed as a separate booking when the seal has gone, not mopped harder and hoped over
- A written block schedule listing every floor, door and store, so residents can see what the service charge covers
- A fob or entry code from the agent, so nobody has to be on site to admit us
- Bin stores given their own frequency, because they turn unpleasant faster than anything else in a block
More detail on the equipment and the order of work: our commercial cleaning method.
High Street, parades and stair cores
A visit day here is planned in one order. Town centre premises come first, before opening, because loading on the High Street needs an early slot and becomes difficult once the street wakes up and the market sets out. Block cores follow mid-morning, spread along the main roads through the middle of Erdington and out towards Pype Hayes and Brookvale. The B24 units and the Tyburn Road corridor come later in the day, when parking is easier and there is room for a machine. Three Cross-City Line stations mean a lot of these buildings are empty during the day, which suits the work: if you give us a key, fob or code, you need not be in.
Frontage for shops, cores and doors for the blocks
Trading premises price on frontage, floor area, frequency, and whether washrooms and waste handling are in scope. Blocks price on a different basis entirely: cores, floors and doors instead of square metres, because the floor area of a stair core is small and the traffic through it is enormous, and a three-storey core with an entrance, four landings and a bin store can absorb as much time as a four-bedroom house. That divides well across the flats, and an agent looking after several buildings across B23 and B24 should ask for them to be priced as one schedule. Hard floor treatment is quoted separately from the regular visit, since it is a periodic job with its own equipment and drying time. Nothing carries a minimum term.
Weekly or fortnightly on the Erdington set day
Erdington visits fall on its set day, weekly or fortnightly. Food premises on the High Street keep their between-visit wipe-down in-house, with our visit taking floors, the customer washroom and the deeper kitchen surfaces. Non-food retail sits well on weekly, with the frontage glass done at every visit. Offices above the shops are comfortable on weekly or fortnightly. Block entrances, lobbies and stairs are usually weekly, with bin stores weekly regardless of what the landings are on, and converted houses with four or five flats often manage fortnightly. Hard floor stripping and resealing is an annual sort of job, not a rota item, and doing it once properly beats doing it half-heartedly twice.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.
Charles was great. He was very professional and did a great job.

Frequently asked questions
Yes, and that is how nearly all town centre work should run. The glass and the threshold on that stretch dull quickly from footfall and traffic at the pavement edge, so a short frequent visit holds appearance far better than an occasional long one. If you give us a key or code, you need not be in, so nobody has to come in early to unlock, and loading is easier at 8am before the street fills.
It probably needs stripping and resealing. Once the seal on a vinyl floor is worn through, dirt sits in the surface, and a mop simply moves water over the top of it. That is a separate booking with its own equipment and drying time, usually a Saturday for a shop so the seal can cure before Monday, and afterwards a normal cycle keeps it. If your floor is not there yet, the money is better spent elsewhere, and we tell you that.
Yes. One person becomes the contact, the schedule goes in writing so everybody can see what is covered, and we invoice that one contact, which keeps the arrangement simple even though several households share the building. The shared areas in a converted house are small, but the traffic through them is not.
Not for how we clean, but it does change how the street is judged. A BID looks at the trading frontage as a whole, so a clean threshold and clear glass matter to your neighbours as well as to you. Practically it makes grouping worthwhile: several premises on the same stretch share one early visit and one lot of setup.
Not the large multi-let buildings themselves, which run their own facilities management with their own contractors and inductions. What suits a business our size is the smaller tenants and the units around the Tyburn Road corridor, along with the offices, shops and premises through B23 and B24, and that is where our Erdington work is aimed.
It is in the schedule and it is named there on purpose. Bin stores are the first thing dropped when a block contract is priced too low and the first thing residents complain about. Floor washed, spillage dealt with, lids and the door handled, and where the collection frequency is the real problem, we report it to the agent instead of cleaning around an overflow every week.
