Adefem Concepts Solutions

Cotteridge Window, Gutter and Home Cleaning for 1930s Semis

Cotteridge sits at the southern end of B30 where the Pershore Road meets Watford Road, and it is a settled, largely residential area of interwar housing. The work here is predictable in the best sense: regular domestic cleaning, annual gutter clears, window cleaning every six weeks and driveway work on houses that are mostly owner-occupied and well kept.

It is about ten minutes from our base, so a slot within the week is usually possible and the smaller jobs are easy to fit in.

We are based in Selly Oak, about 10 minutes from Cotteridge.

The 1930s semi, repeated street after street

Cotteridge is overwhelmingly 1930s semi-detached housing, with some interwar terraces and a small amount of later infill. It is architecturally very consistent, which makes the work predictable: bay windows front and often rear, pebbledash or render to the upper storey with brick below, hipped tile roofs, and a driveway to the side leading to a detached or attached garage. The bays are the defining feature and the defining job, large areas of glass in timber or replacement uPVC frames, with wide sills that collect grime. Driveways are usually block paved or concrete and green up in the joints. Rear gardens are long and often have a mature tree or two near the house, which is what fills the rear gutters. Original Crittall or leaded panes survive in some of the bays and need a gentle hand.

Bays, joints and rear gutters: the Cotteridge list

  • Large bay windows with wide sills that collect grime
  • Moss in the joints of block-paved and concrete drives
  • Rear gutters filled by mature garden trees
  • Original Crittall and leaded panes surviving in some bays
  • Algae on north-facing pebbledash and render

An annual pattern Cotteridge owners can leave to us

Continuity suits Cotteridge. The jobs here fall into an annual pattern: a gutter clear every October, windows every six weeks, the drive done each spring. People want to know it will happen without organising it each time. We book Cotteridge work on a regular cycle for exactly that reason. The other defining feature is the bay window: they are the biggest single expanse of glass on a 1930s semi, they are visible from the street, and they make the whole house look neglected when they are dirty. Cleaning the glass, the frames and those wide sills together is what makes the difference, and it is what we quote for as standard.

That takes in Cotteridge Park, Watford Road and the Pershore Road, and the streets between them.

Cotteridge questions

Frequently asked questions

Both, as standard. On a Cotteridge semi the wide sills and the frames hold most of the visible grime, so cleaning only the glass leaves the job half done.

Yes, gently. Older metal and leaded units need a careful pure-water clean rather than scrubbing, and the pole brushes the surrounding frame and sill.

We lift moss and weed growth from the joints as part of a driveway clean. Where the joints need re-sanding afterwards, we quote that separately.

Yes. October is the usual choice in Cotteridge, after the leaves have come down but before the winter rain. We will get in touch to arrange it.

Yes. Regular bookings are available, typically every six weeks, and each visit falls on the same weekday, so the timing is predictable.

Yes, the wider B30 area, including the streets around Kings Norton station and Cotteridge Park.
