Commercial Cleaning for the Boldmere Road Parade
Boldmere Road is a real high street of independent traders, few of them chains, and that shapes every commercial job here. The premises are small: a barber or a salon, a cafe, a dental practice, an estate agent branch, a couple of offices reached by their own street door and stair. In most of them the whole job is the frontage glass, the floor, one washroom and the back of house, and a firm that only sells large contracts will not quote for it.
The other half is the buildings themselves. Flats sit above and behind the shops, converted at various points, and their communal parts belong to everybody and therefore to nobody: a stair up from the street, entrance glazing, a hall full of letterboxes, a bin store round the back. That work is billed to a landlord or a managing agent, not a resident. Boldmere is about 28 minutes from Selly Oak, so it runs on scheduled days, and the commercial calls take the first slot, from 8am, before the parade opens.

Where salons and cafes on the Boldmere parade show dirt first
The parade fails in small, visible ways. A salon floor collects hair clippings that jam a domestic vacuum and colour splashes that set on a vinyl floor and around a basin surround if they are left for a day. A cafe front of house is judged on the floor, the seating and the customer toilet, all three before anybody has tasted anything. An estate agent or an office over a shop lives or dies on the window that faces the street. Above them, communal stairs take every resident and every delivery, entrance glass takes hands at one height all day, and a bin store with no owner turns into the one part of the building tenants complain about.
- Salon floors carrying hair clippings and colour splash, which set into vinyl and basin surrounds if they are left overnight
- Cafe front of house, seating and the customer washroom, judged before anything else in the premises is
- Frontage glass on a parade where the shop next door being clean makes yours look worse
- Communal stairs, entrance glazing and letterbox halls in the flat conversions, belonging to no individual resident
- Bin stores behind the parade, where a delivery crush at the rear leaves more than the residents put there
Planning a short early visit to a Boldmere Road unit
Small premises need a scope even more than large ones, because the difference between a good short visit and a rushed one is fifteen minutes either way. We write down where the time goes, which on the parade is normally the floor, the glass, the washroom and the counter or basin run. If you give us a key or a shutter key, nobody has to open up specially before eight, which would be asking a trader to work for free. Where one building gives us both the shop and the communal stair above it, we can take them on the same call, with each part itemised for whoever pays for it.
- A written scope naming where a short visit spends its time, agreed before the first clean, so nobody defends it afterwards
- With a shutter key or a door code from you, no trader has to open up early to let anybody in
- Shop and the communal stairwell above it taken on one call where the same building provides both
- Colour separated cloths kept away from any food preparation area, with the kitchen itself left to your own staff and records
More detail on the equipment and the order of work: our commercial cleaning method.
Why the parade gets the first slot
Boldmere Road is loaded and parked hard through the middle of the morning, with deliveries to the independents and traffic feeding down towards Wylde Green, so a commercial call at ten costs everybody time. We put the parade at the very front of the B73 day instead, before the shutters go up, and pick up the communal blocks mid morning once residents have gone out. Anything reached from a street door and a shared stair we confirm the access arrangement for in advance, because a stair between two shopfronts is easy to describe wrongly and easy to find yourself locked out of.
Frontage, floor and mornings: pricing a Boldmere unit
For a unit on the parade the price follows floor area, how much frontage glass there is, whether there is a washroom in scope, and how many mornings a week you want. Regularity matters more than length here: a short weekly visit holds a shopfront that one long monthly visit never will. Communal blocks are quoted per building on the number of floors, the amount of entrance glass and how many doors come off each landing, and not by the hour, since a landing serving four flats generates four times the traffic of one serving a single flat. Consumables can be carried and invoiced at cost or left with your own supplier.
Weekly on the scheduled day, with your own tidy in between
Boldmere is on a scheduled day, so parade units take a weekly or fortnightly visit on it, and daily cover is not something we offer at this distance. A cafe does best on weekly, with front of house, the seating and the customer washroom done properly before opening and your own staff wiping down between. Salons do well on weekly too, with their own sweep at close in between, because clippings and colour left for days are far harder to shift than recent ones. Offices and agency branches over the shops commonly run weekly or fortnightly. Communal stairs and entrance halls sit comfortably at weekly, moving to fortnightly in a small conversion with only a few doors on the landing.

Frequently asked questions
Yes. Our hours run from 8am on weekdays and 9am on Saturdays, finishing at 6pm, and an 8am start usually has a parade unit finished before it opens. If you give us a shutter key or a door code, nobody needs to come down early to unlock. It also avoids the loading and parking crush along Boldmere Road mid morning.
Not the daily kitchen clean, no, and that is deliberate. Your food safety records depend on your own staff cleaning as they go and signing for it, and handing that to a contractor who visits once a week weakens it. What we cover is front of house, the seating, the floors and the customer washroom, and we can do a periodic hard clean of back of house floors and wall tiling as a separate booked job.
It is the normal state of a salon floor, and it stays straightforward if your own sweep at close is followed by a proper clean on our early visit. Clippings are swept and vacuumed with equipment that can take them, not a machine that will bind, and colour is lifted off vinyl and the basin surround while it is still recent. Left for several days, the same job takes considerably longer.
Whoever holds the responsibility, which is usually the freeholder or the managing agent, seldom any individual leaseholder. We quote the building as a building: floors, entrance glass, the letterbox hall, the stair and the bin store, with the scope written down so that residents can see what is covered. Individual flats are a separate matter and we would quote those separately.
No, not off site. We move waste from the premises to the bin store and keep the store itself clean and tidy. Removing it from the site is a licensed activity and it belongs with your trade waste contractor, who also provides the transfer documentation you are required to hold. If the collection is not keeping up with what the parade is producing, we will tell you, because no amount of cleaning fixes an under sized collection.
