Boldmere Driveway and Tiled Path Cleaning, Semi or Villa
The two waves split this service neatly down the middle. The 1930s semis were built when private cars were becoming normal, so they came with a drive from the outset, originally a pair of concrete strips and now more often block paving laid in the last thirty years. The post-railway villas and terraces predate all of that: what they have is a front path, frequently in original patterned tile or quarry, a set of steps, a rear entry and a yard.
Those two need opposite treatment, and using the wrong one damages the surface as well as wasting money. Rotary pressure cleaning suits sound block and concrete. An original tiled path wants soft washing, because pressure lifts the tile off its bedding and blows out lime jointing that nobody is going to replace. There is a third surface here too, the service yards and bin areas behind the Boldmere Road parade, which are a degreasing job first.

One shaded corner of the drive, and tiled paths at the front
Shade is the whole story on the domestic side, and in Boldmere it is remarkably predictable. On the streets nearest the tree line one corner of the drive never fully dries, so that corner greens first, greens worst and comes back first after cleaning, year after year, while the rest of the surface stays respectable. Steps up to a villa front door are the safety end of the same problem. Block drives lose their jointing sand steadily and weed settles into the open joints. Behind the parade it is different again: cooking fat tracked out of back doors and around bin stores, which no amount of ordinary washing shifts.
- One permanently shaded corner on the 1930s drives nearest the tree line, greening back first every single year
- Original tiled and quarry front paths on the villas, where pressure lifts tile and blows out old jointing
- Steps and rear entries on the Victorian terraces, where algae is a slip risk before it is an appearance issue
- Block paving laid over former concrete strip drives, losing jointing sand and taking weed into the open joints
- Service yards and bin areas behind the Boldmere Road parade, carrying cooking fat under the algae
Soft wash on tiles, rotary on blocks, degreasing behind the parade
Nothing is switched on until we know what the surface is, and in a suburb built in two distinct waves that is not a formality. Sound block paving and concrete take rotary cleaning at proper pressure with the joints cleared of moss and weed. Original tile, quarry, stone and anything running against render get soft washing instead, so the growth is killed chemically and rinsed away without disturbing bedding. Behind the parade we degrease first and clean second, since fat and algae are two different problems layered on each other. Displaced silt is collected and taken away, not heaped by your gate.
- Rotary cleaning on sound block and concrete, soft washing on original tile, quarry and anything against render
- Degreasing as a first stage on the commercial yards, before any general surface cleaning starts
- Joints cleared of moss and weed, with re-sanding quoted separately where the joints need it
- Silt collected off site instead of being flushed into borders, drains or the entry next door
More detail on the equipment and the order of work: our patio & driveway cleaning method.
Drives on the 1930s streets, paths on the older ones
If your house went up in the second wave you almost certainly have a drive, and it is the shaded corner of it that will have brought you here. If it went up after the railway you more likely have a tiled path, steps, an entry and a yard, and the path is the part worth doing first. Spring is when both make sense, after the winter has shown its hand, and a clean drive tends to get noticed along a street. Boldmere is covered on set days, so book a few weeks ahead.
The material sets the method and the method sets the hours
Area and condition set the figure, though it is the material that dictates the method, and the method that dictates the hours. Soft washing an original tiled path is not the cheap shortcut. The solution has to sit and work, and every step and every edge is done by hand. Two points before you commit. Where washing leaves block paving joints short of sand, re-sanding is quoted separately, and it goes into the figure at the start. And old oil that has soaked into porous concrete on a 1930s drive will lighten a great deal without vanishing altogether.
Yearly on the shaded streets near the tree line
Every year for the drives on the shaded streets near the tree line, because that damp corner is not going to change and cleaning buys you a clear season each time. Two years is comfortable for an open drive with nothing overhead, which describes a fair share of the streets towards Wylde Green station. Villa paths and steps are best kept annual, and that is a grip decision first. Commercial yards behind the parade generally want twice a year, timed away from the trade peaks.

Frequently asked questions
Shade, and it will not move to a different corner. Beneath the tree line that strip holds damp for hours after the rest of the drive has dried off, and algae asks for nothing more than that. Cleaning clears it completely for the year, but we will not promise you it stops coming back. Nothing sold in a bottle changes the amount of sun that corner gets.
Yes, by soft washing, never by pressure. High pressure lifts patterned tile off its bedding, blows out lime jointing and drives water into the wall where the path meets it. Soft washing takes longer, because the solution has to dwell and the steps and edges are all hand work.
Some of it comes out, and where the joints are left short it has to go back, because blocks with empty joints start to rock underfoot and take weed back sooner. Re-sanding is quoted separately and discussed when we price the work, so it is no surprise at the end. On a standard Boldmere semi drive it is a modest cost, but it is a real one.
Yes, and it is worth talking to whoever else uses it before you book. An entry is one continuous surface, so cleaning your half and leaving the rest looks worse than leaving all of it. Booked together by the households that use it, it is one visit, and it makes the most difference underfoot in winter.
Different job, yes. Fat tracked out of a back door and around a bin store does not respond to ordinary surface washing, and pressure alone just spreads it into a wider thin film. We degrease first, let it work, then clean the surface properly. It is worth doing before the algae season, because growth establishes on the greasy film very happily.
