End of Tenancy Cleaning on the Perry Barr Residential Scheme

Handovers in B42 arrive through the calendar at their own pace. The former City North campus site is now the Residential Scheme, a mixed-tenure new-build neighbourhood, and around it sit the interwar semis off the A34. Perry Barr is covered on set days, so booking ahead is the way.

The work comes from two places. The rented homes within the mixed-tenure new build, where a flat handed back after two years is in a very different state from a long-let house, and the rented interwar semis off the A34, which are conventional family lets. Whichever it is, the standard is the same: we clean to the checklist an inventory clerk actually works from, not to a general impression of tidiness.

New flats and interwar semis fail a check-out in opposite ways

The two stocks fail a check-out in opposite directions. A three-year-old flat has almost nothing worn about it, so the clerk marks what is left instead: adhesive and marks on brand-new paintwork, an oven that was pristine at handover and is now the only thing in the property showing use, silicone in a shower that has never been dried down properly, and film on glazing that nobody has cleaned since completion. A long-let semi is the familiar picture of accumulated grease, tired carpets and mould in grout. Mixed tenure means the person instructing us differs too, so who receives the invoice and the evidence needs settling before we start.

  • Rented homes inside the mixed-tenure new build, turning over on their own cycle
  • New-build interiors where marks on young paintwork and a used oven are the only things left to flag
  • Rented interwar semis off the A34 with the conventional grease, carpet and grout problems
  • Managing agents and housing providers instructing the work, each wanting a different paper trail
  • No seasonal wave of check-outs, so handovers spread across the year

Inventory first, and the kitchen before anything else

We clean against the check-in inventory wherever you can send it, and against the standard clerk checklist where you cannot. Kitchen first, because that is where deposits are lost: oven interior, racks, door glass, hob, extractor and filter, then every cupboard inside and out. In a newer property we spend the time differently, on adhesive and scuffs on young paintwork, silicone in the shower, and glazing that still carries film, since those are the lines a clerk writes down in a flat with no wear to comment on. Floors and carpets last, with hot water extraction where the agreement calls for it.

  • Cleaned against your own check-in inventory whenever it can be sent over in advance
  • Oven, hob, extractor and filter included as standard, never quoted as a chargeable extra
  • Extra time on paintwork marks, silicone and residual glazing film in the newer properties
  • Invoiced to the agent or housing provider directly, with confirmation of the work for their file

Where the changeovers are in B42

Perry Barr check-outs come mainly from the rented homes on the Residential Scheme streets near Alexander Stadium, and from rented semis on the roads off the A34 towards Perry Hall Park and the One Stop. Because there is no academic cycle here, they arrive steadily, and August is no harder to book than any other month if you give us notice. Agents and providers letting several units can book a batch on one date, handled as a single visit.

Size, condition and length of let on a B42 property

Size and condition set the price, and in B42 condition varies more than usual. A two-bedroom flat handed back after eighteen months is a straightforward job with a light oven. A four-bedroom semi off the A34 let for a decade is a different proposition, and pricing the two from one table would be meaningless. The oven remains the biggest single variable anywhere, followed by the number of bathrooms and how far mould has gone into grout and sealant. Where an agent has several flats turning over on the same day, they can go on the same visit.

Booking ahead for B42, especially at month end

Once per tenancy, and the timing here is steady. Because B42 turnover is spread through the year there is rarely a crush of dates, but B42 is covered on set days, so book as soon as the handover date is known. The one genuine pinch is the end of a calendar month, when several tenancies in the same block end together and the agent wants them all done before the same inspection round.

Frequently asked questions

No. The rented homes on the scheme turn over on their own cycle, and so do the let semis off the A34. Turnover is spread across the year, so July and August are no harder to plan than any other month, provided you book ahead.

Yes, and with mixed tenure on the new build it is often the simplest way to run it. Tell us at booking who is instructing and who is paying, and we will invoice them directly and send confirmation of the work for their file alongside it.

No, it still needs one, and assuming otherwise costs people deposits. In a property with no wear, the clerk marks what little there is: scuffs and adhesive on young paintwork, silicone in the shower, an oven that has been used, and glazing still carrying film. Those take time even though the flat looks fine at a glance.

Only if the agreement asks for it, and many specify professional cleaning regardless of condition. In a three-year-old flat the carpet is usually sound and extraction is quick. In a long-let semi off the A34 it generally needs doing whether the agreement insists or not. We quote extraction separately either way.

As far ahead as you can. We are around 28 minutes away and B42 bookings go on set days, so the thing that helps most is telling us the handover date early, particularly at the end of a month when several tenancies in a block finish together.
