Lozells Gutter Cleaning for Shared Terrace Runs and Estate Blocks
The terraces here were built in long unbroken runs in the late Victorian period, and the guttering was built the same way: one length of it crossing several properties in different ownership. A blockage four doors down still overflows onto your wall. That is why clearing a run of houses in one visit works better than doing one address well and leaving the cause in place, and why a landlord who holds three or four on the same street should book them together.
The second thing shaping the job is that there is nowhere to stand. The front gutter is above a narrow pavement with pedestrians on it, and a good number of these houses have no side entry, so reaching the rear means going through the house. We clear everything from ground level with a pole-mounted vacuum, which keeps ladders off conservation area brickwork and keeps us out of the road.

Moss, grit and street litter in continuous terrace gutters
Lozells gutters fill mainly from the roof and the street, with less leaf than a suburban run takes. Moss shed off old roof slopes, roof grit, soot and windblown rubbish from a dense street make up most of it, so the problem builds slowly all year instead of arriving in November. Ownership is the second driver: on a continuous terrace run nobody owns the blockage, and where the properties either side are let, a gurgling downpipe can go unnoticed for months. So it surfaces as a damp patch on a bedroom wall, found by a landlord or flagged at an inspection.
- Continuous gutter runs crossing several terraced properties in separate ownership, where one blockage floods the neighbours
- Moss off old roof slopes, roof grit and soot, with far less of the leaf fall that fills suburban gutters
- Rented houses where nobody is watching the roofline, so an overflow emerges as damp at an inspection
- Front gutters sitting directly above a narrow public pavement, with no garden to work from
- Long runs and low-rise blocks on the estates, booked by a housing provider instead of a resident
A ground-level vacuum, with no ladder on a public footway
Everything is cleared from the ground with a pole-mounted vacuum, the sensible approach where the elevation is inside a conservation area and the only place to put a ladder is a public footway. We take out silt and moss as well as the obvious debris, because silt is what holds standing water in an old run. Downpipes are then flushed to confirm the whole length drains, including the one discharging to a gully at the back. Anything cracked, sagging, or pulling away from the fascia is photographed and shown to you, since on a let property the owner is not there to see it.
- Pole-mounted vacuum from ground level, with nothing resting on conservation area brickwork or original detail
- Silt, moss and roof grit removed along with the loose debris on top
- Downpipes and rear gullies flushed, so we know the run genuinely flows and does not just look clear
- Photographs of any damage found, because on a Lozells rental the person paying has usually never seen the roofline

Shared runs and the pavement problem in B19
The terraced streets around Lozells Road, Villa Road and the roads dropping towards Soho Hill make up the core of this, with longer runs on the low-rise estate blocks booked by managing agents. The practical constraint is where we can put the van and the vacuum, because the front of the house is a narrow pavement and the back of many of them has no side entry at all. Where there is no rear access we need a key, a code or someone in to let us through. At about twenty-four minutes from Selly Oak, a slot within the week is usually possible. We prefer early slots on the busier roads, before the pavements fill and while there is still somewhere to stop.
Compacted silt and shared runs change a Lozells gutter job
A two-storey Lozells terrace on its own is a modest job at a modest height. Two things change that. A run holding years of compacted silt takes longer than one with a single season of debris, and the downpipe may need rodding as well as flushing. And if we are clearing one house out of a continuous terrace run, the result is compromised before we start, so we would sooner quote three or four addresses together. For a landlord with a cluster on one street, or an agent with several blocks, the whole set can be cleared on one visit.
Late autumn each year, more often under old moss
Once a year for a standard terrace here, ideally late autumn once whatever is going to come down has come down but before sustained winter rain. Where a run has old moss growth on the roof slope above it, twice a year is the right interval, because moss keeps arriving regardless of season. Estate blocks with long runs and flat sections usually want a twice-yearly schedule, booked by the managing agent.

Frequently asked questions
Ideally yes, even though that is the harder thing to arrange. These terraces carry one continuous run across several properties, so a blockage two doors along still overflows onto your section. Clearing the whole run at once works better, and we are glad to quote it that way if you can get the neighbours or the landlords to agree.
From the pavement, with a pole-mounted vacuum that reaches the roofline from ground level and no ladder at all, the workable method on a frontage that opens straight onto a narrow footway. It also keeps everything off original brickwork, which matters inside the Lozells and Soho Hill conservation area.
Usually not, unless you give us a key or code, in which case you need not be in. A lot of these terraces have no side entry, so the only way to the rear is through the house. The front we can do without anyone at home at all.
Often, because an overflowing run soaks the wall directly beneath it. Not always. If the cause is a cracked section, a failed joint or a length that has sagged off the fascia, cleaning will not solve it, and we will photograph it and say so. We do not carry out gutter repairs, so there is nothing in it for us to overstate what we find.
Yes, the low-rise estate blocks, where the runs are long and straightforward and the customer is the managing agent or housing provider. These can be booked alongside a communal cleaning contract, so there is one invoice and one visit to arrange.
