Concrete Driveway and Patio Cleaning Across West Bromwich
Twentieth century estate development gave a large share of this town something the Victorian terraces never had: a driveway. Most are poured concrete or a concrete strip, some were block paved later by owners who bought the house, and after thirty or forty winters facing north or sitting under a hedge they green over and turn slippery. That is the core of the residential work here, and it is quoted on the surface in front of us.
The commercial side is a different animal. Units and trade counters have forecourts, loading areas and small staff car parks that take oil drips, tyre marks and whatever comes off a delivery vehicle, and the surface people walk across between the van and the door is the one that becomes a liability when it ices over. Yards behind the terraces and the shared entries between them are the third category, small but well worth doing.

Porous old concrete, shaded yards and oil on the unit forecourt
What creates the work here is the age and the aspect of the surfaces more than anything ornamental. Concrete laid decades ago has weathered open and porous, so it takes algae readily and holds it, and a north-facing drive between two semis barely sees direct sun from October onwards. On the commercial side the problem is contamination more than growth: oil, diesel and rubber ground into a forecourt, which general washing will not shift and which needs treating separately. One thing links both sides: across this Sandwell town the surface that matters is the one turning slippery underfoot, which puts the sensible slot in autumn instead of spring.
- Ageing poured concrete drives on estate housing, open-textured enough to hold algae season after season
- Owner-laid block paving from the 1990s onwards, now with weed and moss growth through the jointing
- Oil, diesel and tyre marks on unit forecourts and loading areas, which need treating before any general wash
- Small rear yards and shared entries behind the terraces, permanently damp and used to reach the bins after dark
- Slip risk on the walked route between a vehicle and a door, which is the best reason to book at all
Surface first, then rotary, reduced pressure or a soft wash
Working out what we are standing on comes before any machine is started, and a single street here can offer four answers: poured concrete, block paving laid later, tarmac, and old engineering brick underfoot in an entry. Sound concrete and block take rotary cleaning happily. Tarmac gets noticeably reduced pressure because it loosens under a hard hit, and old brick and any period path is soft-washed instead. Oil and rubber marks are treated on their own before the general pass. Displaced silt is collected and taken away, never swept into your gully, and if the drive is block paved we will tell you about re-sanding before we start, not afterwards.
- Sound concrete and block paving cleaned rotary, tarmac at markedly reduced pressure, older brickwork soft-washed
- Oil, diesel and tyre marking treated as separate work, because a general wash does not lift contamination
- Weed and moss lifted from between the joints, since that growth is what turns a surface slippery as well as green
- Silt collected and removed instead of being flushed into a gully that then blocks a fortnight later
More detail on the equipment and the order of work: how we do patio & driveway cleaning, step by step.
Concrete drives, unit forecourts and terrace yards
The residential work spreads across the estate streets, particularly out towards Charlemont and Hill Top where the off-street parking is, while the terraces nearer the centre offer yards, paths and entries rather than drives. Commercial surfaces sit around the ring road with the units. Bookings here go on set days, so it is worth booking a week or two ahead. Visits run Monday to Friday 8am to 6pm and Saturday 9am to 6pm, so a trade counter forecourt is best booked for an 8am start or a Saturday when the yard stands empty of vehicles.
Area, condition and jointing sand: what sets a B70 drive quote
Area and condition set the figure. A drive that gets done every couple of years is quick work. Forty years of growth on open concrete, or a shaded strip that has never been touched, takes far longer and may need treating as well as washing. Two points before you commit. Oil that has soaked deep into porous concrete will lighten considerably without vanishing. And cleaning block paving takes the jointing sand out, so re-sanding is quoted separately when the joints need it, at the start, not as a surprise at the end.
Every year or two for drives, every autumn for walked routes
A one to two year cycle suits most drives here. Annually is the right call for anything north-facing, shaded by a hedge or fence, or on the path people actually walk. Commercial forecourts and loading areas are best done once a year before the wet months, since the point there is grip underfoot and a clear surface more than appearance. Yards and entries behind the terraces are the same annual job, and autumn is the moment for all of it if you want the benefit when it matters.

Frequently asked questions
Yes, and it often improves more dramatically than block paving does. Old concrete is porous and open-textured, so algae gets a grip across the whole slab and the surface darkens evenly, which makes people assume that is simply its colour. It is not. Rotary cleaning takes it back several shades and, more to the point, restores the grip you lost.
Only in part, so it is far better done when the yard is clear. Vehicles parked on a forecourt mean patches we cannot reach, and cleaning around a delivery in progress is neither quick nor safe. The best slot is an 8am weekday start before the first vehicle arrives, or a 9am Saturday start if the yard is closed, which is also when the finished result is not immediately driven over.
Rarely completely, no, and it is better said now than later. Fresh oil on a sealed surface lifts well. Old oil that has soaked into porous concrete has gone into the material itself, and treatment pulls a lot of it back out and lightens the rest without erasing it. What we can promise is a real improvement and a clear description of the ceiling before you pay for it.
Yes, precisely because people walk it every day. That brickwork stays damp all year because it never gets sun or air, so it grows a green film that is genuinely treacherous in winter. Soft-washing lifts it without the high pressure that old brick will not tolerate, and doing it once each year ahead of winter is the practical answer.
A week or two before you want it done. West Bromwich is covered on set days, and the Birmingham boundary makes no difference to the service. Autumn fills first, because that is when people want the grip back before the wet months, so book earlier if you want a slot then.
