Tipton Patio and Driveway Cleaning on Settled Ground

In Tipton the ground under your feet changes the quote. The town was built and rebuilt on heavily reclaimed land with a genuine subsidence history, so settled slabs, a driveway corner that sits lower than it did, and a path that ponds after rain are ordinary here. That is not a cosmetic detail. Standing water is precisely what keeps a surface green, so the low corner goes back to green first no matter how well we clean it.

The second driver is the canal. Back paths, boundary walls and rear yards near the cut stay damp and grow algae faster than anything at the front. On a lot of DY4 properties the real reason for booking is that the path from the back door to the gate is slippery, not that it looks untidy. Making that safe to walk on is a smaller and cheaper job than doing the whole property, and we are happy to quote it that way.

Settled slabs, ponding water and a slippery back path

Two local conditions, and they compound. Reclaimed ground means paving that has settled unevenly, so water collects instead of running off, and a puddle that sits for two days after rain is a permanent algae culture. Canal proximity means the humidity to feed it. Put those together on a north-facing back path and you get a surface that is properly slippery from October to April, which is a footing problem more than an appearance one. Front drives on the newer estates behave more normally, with the familiar moss in block paving joints, tyre marks and general weathering, and they are a straightforward job.

  • Settled and tilted slabs on reclaimed ground, ponding water that feeds algae back within months
  • Damp back paths and rear yards near the cut, slippery through the winter half of the year
  • Boundary walls to the canal and between properties, green on the shaded face and rarely touched
  • Paths running tight against rendered and pebbledashed walls, where pressure would drive water behind the coating
  • Moss and weed in block paving joints on the newer estates built over the old colliery ground

Reading the levels and the surface before anything runs

We identify the surface and read the levels before anything is switched on. Sound concrete and block paving get rotary pressure cleaning at the right setting, with joints cleared and any re-sanding quoted separately before we start. Anything running tight against render or pebbledash gets soft washing instead, low pressure with the chemistry doing the work, because forcing water into the base of a rendered wall creates a far worse problem than the green did. Where a slab has settled and holds water, we clean it and then show you exactly where it ponds, so you know what will return and why.

  • Levels read first, with the ponding areas identified and pointed out before we quote
  • Soft washing wherever paving meets render or pebbledash, never pressure at that junction
  • Rotary cleaning at the correct pressure on sound concrete and block paving, with joints cleared
  • Re-sanding on block paving quoted separately when the joints need it

Settled ground and the walk to the back gate

In Tipton the work usually sits behind the house. Back paths, rear yards, boundary walls and the run from the door to the gate across Tibbington, Ocker Hill, Princes End, Toll End and the streets down towards Tipton Green. Properties with a wall or path to the canal are where the growth is heaviest and where we spend the most time. On the newer private estates over the former colliery ground it is more conventional block-paved drives. Spring is the natural season, once the winter growth is obvious, and neighbours on one street can share a visit.

What we clean on settled ground, and what we will not sell you

Area and condition set the price. We do not offer sealing: on settled ground that ponds, a sealant adds cost without dealing with the water. The ceiling is worth knowing before you book. On ground that has settled, cleaning gives you a clean surface, not a level one, and the low corner will green up first whatever you spend. Block paving can lose some kiln-dried sand when cleaned, and re-sanding is quoted separately when the joints need it. If the budget is limited, do the back path and the steps and leave the drive.

Yearly by the cut, as a safety interval on the back path

Annually for anything near the cut or on a shaded rear elevation, and treat that as a safety interval rather than a cosmetic one on a path people walk daily. A front drive on one of the newer estates, in the open and draining properly, is usually fine at every two years. Where a slab ponds, expect that section to come back sooner than the rest however well the job was done, because the water is the cause and cleaning does not change the levels.

Frequently asked questions

Only for the look of it: it will look far better, but it will not stop the water sitting there, and that ponding is why that corner goes green again first. We clean it, then show you where the water collects and explain that the fix for it is drainage or relaying, neither of which is a cleaning job.

No, and this is one we hold firm on. Pressure at the base of a rendered or pebbledashed wall drives water in behind the coating, and a damp problem inside costs far more than the green outside. We soft wash that junction, which lifts the algae chemically and rinses away.

With the canal running behind so many DY4 streets, rear paths and boundary walls stay damp long after rain. Damp plus shade grows algae; the sunny front path facing the street dries out and does not. It is the same reason your rear wall is greener than your front.

No. We do not offer sealing, and on this ground it would not help. Where paving has settled and ponds, a sealant does not stop the water sitting there, so the green returns in the same low spots. The money goes further on cleaning the problem areas again next year.

Yes. A back path and a couple of steps is a small piece of work, and on a damp canal-side property it is the part that affects daily life. You do not need the whole property done to get the benefit.
