Blackheath Driveway and Patio Cleaning, Paths and Yards Included
Blackheath’s drives are mostly on the 1990s redevelopment through the town centre, built with proper parking and block paving. Homes on the older streets open close to the pavement, so the work there is front paths, steps, bin standings and rear yards: the late-Victorian and Edwardian terraces around the market and Halesowen Street were built without off-street parking, and the council semis have a path, a rear yard and sometimes a hardstanding added later.
The other Blackheath specific is render. A great many of the estate semis are rendered or pebbledashed right down to the ground, so the wall beside a path, the bin standing and the step all sit against that finish. A pressure washer pointed at render drives water into it, and the damage turns up as damp inside months later, long after anyone would connect it to the wash. So the lance is kept off the wall, and paving right against it is soft washed. Blackheath is covered on set days, roughly twenty-five minutes up from Selly Oak.

Front paths, steps and rear yards that turn slippery from October
The surfaces that need attention here are small and specific. The front path and the step on a terrace or a semi get walked every day and go slippery from October, which makes them a safety job rather than a cosmetic one. The rear yards behind the terraces are enclosed, shaded and paved, and they green up reliably every winter. On the 1990s houses the block-paved drive collects the ordinary things: algae in the joints, oil under the car, and jointing sand that has washed out. And because the town sits on a shelf, a yard on the sheltered valley side stays damp far longer than one higher up, so identical paving greens at different rates across a mile.
- Front paths, steps and bin standings going slippery from October, a grip problem as much as a looks one
- Enclosed, shaded rear yards behind the terraces, paved and reliably green by the middle of winter
- Block-paved drives on the 1990s town-centre houses, with algae in the joints and jointing sand washed out
- Render and pebbledash running down to path level, which pressure washing damages in a way that only shows later
- Nowhere to park on the older streets, so hoses are often run in from wherever the van can legally stand
Surface first, pressure second, nothing blasted at render
Surface first, pressure second. Sound concrete, flags and block paving take rotary cleaning at a controlled pressure, which cleans evenly and does not leave stripes. Where paving runs up to render, pebbledash or painted brick, that edge is soft washed at low pressure so nothing is driven into the wall. In an enclosed rear yard there is normally one gully and nowhere else for the water to go, so we work in sections and lift the silt out by hand so it never reaches a drain that would then block. Where the block paving joints need it, re-sanding is quoted separately.
- Rotary cleaning on sound flags, concrete and block paving, soft washing along the base of render and pebbledash
- Enclosed yards worked in sections, because there is a single gully and it silts up fast
- Kiln-dried sand for block paving joints quoted separately where needed, and raised at the quote, never at the end
- Silt collected and carried away, kept off a pavement that people are using

Drives in the town centre, paths and yards behind the market
The drive work clusters in the 1990s houses through the town centre, which have the space, the block paving and usually somewhere to stand the van on the job itself. Behind the market it is a different picture: a front path, a step, a bin standing and a small rear yard reached down an entry, with everything carried in by hand from wherever we managed to park. Those are small jobs and they are best booked together. Spring is the natural season, once the winter growth has shown itself properly.
Access, more than area, moves a Blackheath quote
Area sets the base price and access adjusts it, and in Blackheath access is the variable that matters most, well ahead of gradient or complexity. A block-paved drive on a 1990s house we can park beside is straightforward and priced by the square metre. A rear yard behind a terrace, with hoses run in from the nearest legal parking space and the silt carried back out the same way, costs more per square metre than the drive does, and we explain that at the quote so it never looks like padding on an invoice. Re-sanding, where the joints need it, is quoted separately. A path, a step and a yard quoted together beat any one of them alone.
Shaded yards and dark paths yearly, open block drives every two years
Once a year for a shaded rear yard or a path people walk on in the dark, and treat that as a grip interval more than a tidiness one. Block-paved drives on the town-centre houses can usually go two years where they get sun and drain properly. On the valley side of the town, where paving stays wet longer after rain, the shorter interval is the right one.
Nice man great at what he does
Excellent job, highly recommended.

Frequently asked questions
Yes, usually the path, the step and the back yard. On a terrace behind the market that is the whole job, and the step is the part that matters, because it is what people slip on between October and March. If we look and there is nothing needing done yet, we tell you and leave it.
No. Pressure drives water into render and pebbledash and takes the surface off with it, and the result is a damp wall you notice next winter. Along the base of the wall we switch to a low-pressure soft wash and keep the lance pointed at the paving.
We run hoses in from wherever the van can legally stand and work back towards it, collecting the silt as we go so none of it is flushed out to the road. It takes longer than a drive we can park beside, which shows in the price, but it is the only way to do a yard behind a terrace properly.
Usually, yes, and it is quoted separately from the start. Cleaning takes kiln-dried sand out of the joints, and blocks with empty joints start to move and let weeds back in within a season.
About a year on anything shaded, longer on a drive that gets sun and drains well. Where you are in the town counts for more than the surface, because the valley side stays damp much longer after rain than the higher streets do. You will get a realistic interval from us, and no hint that one clean lasts three years.
