Shirley Window Cleaning, A34 Frontages and Side Avenues

Window cleaning in Shirley has one local difference, and it is easy to state. This is a ribbon-developed town, so a large share of the housing faces directly onto the A34. Traffic film is not dust. It is an oily deposit of rubber, brake material and exhaust residue, it bonds to glass and to white plastic, and rain does not shift it. It greys a frontage within weeks of the last clean.

A house on a side avenue two streets back has none of that. Same age, same glazing, and it will still look acceptable at eight or ten weeks when the main road property has looked tired since week five. We would rather price those two jobs differently than pretend one interval covers both. One practical note as well: B90 sits in Solihull borough, not the city, twenty-five minutes from our base, and it runs on set days.

Traffic film on the A34 side, pollen on the garden side

That contrast is the whole job here. On the A34 frontages the film lands on the glass, the white uPVC frames, the sills and the brickwork or render below, and because it is greasy it holds grit and does not rinse away in the next shower. Rear elevations on those same houses face deep, well-treed gardens instead, where the problem is sap, pollen and bird mess: seasonal, and far slower to build. Then there are the conservatories, which many Shirley houses have, adding a large area of low-level glass that a front-only clean often walks past. Parkgate is different again, with higher-level modern glazing on the blocks.

  • Oily A34 traffic film bonding onto glass, white uPVC and sills, which rain will not rinse away
  • The rear elevation of the very same property soiling far more slowly, facing gardens instead of carriageway
  • White plastic frames greying first, so glass-only cleaning leaves a main road frontage looking half done
  • Conservatory side glazing, common on B90 houses and easy to miss on a front-only clean
  • Higher-level glazing on the Parkgate blocks, reached from the ground, with no ladders

Pure water from the ground across a B90 house and conservatory

Every pane is reached from the ground on a water-fed pole carrying filtered, deionised water, three storeys if needed, which keeps all weight off conservatory frames, rendered walls and gutter runs. Where an elevation faces the carriageway, the glass gets extra passes of the brush with pure water to work the film loose before the rinse, and frames greyed by it get a uPVC cleaner, which we mention at the quote. Frames, sills and rubbers are washed inside the quoted price and never as an upgrade, which counts for most on white plastic. Deionised water carries nothing to leave behind, so the glass is never towelled.

  • Extra brush passes with pure water on A34 frontages, and a uPVC cleaner on frames the film has greyed
  • Frames, sills and rubbers washed as standard, because white uPVC is where the greying shows first
  • A pole worked from the ground, three storeys if needed, with nothing bearing on frames or gutters
  • Front and rear scheduled and priced separately where the two soil at different rates

More detail on the equipment and the order of work: our window cleaning method.

Front and back on different intervals

For a main road house, the front elevation every four to six weeks with the whole property done less often is the interval at which a Stratford Road frontage still looks clean, and it is no upsell. On the avenues behind, and around Shirley Park, eight weeks is comfortable. Parkgate is quoted per block, with communal and higher-level glazing included and all of it reached from the ground. Exterior work needs nobody at home, and off-street parking is close to universal here, so we come and go without blocking anyone in.

Glass area and A34 exposure in a Shirley window price

Two things set the price: how much glass there is, and how much of it faces the A34. A large detached house with a conservatory carries far more glazed area than its bedroom count suggests, and the conservatory side panels are part of that total. Frontage exposure is the other half, because a road-facing elevation left on a long interval turns into a restoration job rather than a clean and takes proportionally longer each time. Frequency is what holds the cost down: come round at four to six weeks and the film has never had the chance to bond hard. Front-only and whole-property go on the quote separately, so the difference is visible to you.

Four to six weeks at the front, eight at the back

Four to six weeks suits anything fronting the Stratford Road. Eight weeks is fine on the side avenues and for rear elevations generally. Twelve-weekly or annual cleaning on an A34 frontage is poor value, because each visit then starts by breaking down months of bonded film before any actual cleaning happens. Conservatory glazing usually pairs neatly with the window visit.

Frequently asked questions

You are on a ribbon development along a busy A road, and the difference is real. Traffic film is oily, it bonds to glass and plastic, and it lands on whichever elevation faces the carriageway. Your rear windows face a garden and pick up sap and pollen instead, which is slower to build and easier to remove.

Yes, and along the Stratford Road it is often the arrangement that makes sense: frontage every four to six weeks, the rest of the house at a longer interval. It works out below the cost of putting everything on the short cycle, and it keeps the elevation people actually look at in decent order.

Yes, frames, sills and rubbers alike, inside the price. Facing the A34, plastic greys ahead of the glass, so panes alone leave the elevation looking exactly as it did from the pavement, and that view is generally the reason somebody rings in the first place. Where the frames need a uPVC cleaner to shift the film, we tell you at the quote.

Never. It is all poled from ground level, up to three storeys, which is in any case the only sane way to get over a conservatory roof. Ladders resting on a conservatory frame or a gutter distort what they lean on, and putting that right runs to considerably more than a window clean.

Yes, from the ground with the pole system, and communal blocks are quoted to the managing agent, not individual flats. The newer development is a different proposition from the older houses: more height, modern render, and shared glazing that no single flat owner is responsible for alone.
